Forest At Briarcliff Homes for Sale

Forest at Briarcliff (also listed as Forest at Briarcliffe or The Forest at Briarcliffe) is an established single-family neighborhood in Myrtle Beach ZIP 29572, on the north end of the Grand Strand. It sits west of Highway 17 Bypass, across from the Town of Briarcliffe Acres, with many streets running toward the Intracoastal Waterway.

This is not a new-build amenity campus and it is not the incorporated Town of Briarcliffe Acres. The Forest is a 1970s wooded subdivision of custom and semi-custom houses on larger lots, mature trees, and—on some streets—private ICW frontage. Inventory is thin. When a home hits the market, buyers are usually choosing between an updated ranch or split-level on a half-acre interior lot and a true waterway house that can approach $1 million.

Spellings vary in MLS (Briarcliff vs. Briarcliffe). Search both. Also separate this neighborhood from nearby Briarcliffe West, Briarcliffe Commons, Skimmer Bay, and the Town of Briarcliffe Acres. Only town residents use the Briarcliffe Acres beach cabana. Forest at Briarcliff has its own HOA.

Location and Why Buyers Want It

The Forest sits between Myrtle Beach and North Myrtle Beach:

  • West of 17 Bypass / across from Briarcliffe Acres
  • North of the Myrtle Beach Mall area
  • South of Barefoot Landing
  • Short drive (often described as about 1–2 miles or a golf-cart ride) to the ocean
  • Minutes to Restaurant Row, Tanger Outlets, medical offices, and the waterway

You get a quiet, tree-covered residential street without living on the tourist strip. You do not get a private ocean cabana unless you also belong to a different association.

Neighborhood Character

What the streets feel like

Shaded, established, low-turnover. Homes were largely built from the mid-1970s into the 1980s. Architecture is mixed: brick ranches, split-levels with atriums, Southern two-story houses, and a handful of contemporary waterway designs. Lots commonly run from about a tenth of an acre in tighter pockets to a third or half acre—and some waterfront parcels with 100-plus feet on the ICW.

Related sections

Listings sometimes pull in The Forest II (at Briarcliff) on Waterway Lane and nearby streets. Confirm the exact subdivision name, HOA, and whether the lot is waterfront, second-row, or wooded interior.

Home Types You Will See

Interior wooded lots

Updated 3- and 4-bedroom homes, often 1,500–2,500+ square feet, on quiet streets such as Old Bridge Road and Little Creek Road. These are the “live near the waterway and the beach without paying waterfront money” purchases.

Larger or multi-level homes

4- and 5-bedroom houses with lofts, offices, bonus rooms, and sometimes in-law or apartment space. HOA rules can limit who may occupy a separate apartment—read the documents.

Intracoastal waterfront

The premium product. Private frontage, boardwalks, views of passing boats, and outdoor living aimed at the water. Recent asks have reached the mid-to-high $900,000s. Waterfront is a different market than a renovated 1976 house two streets in.

Homes that need work

Estate sales and original-condition 1970s split-levels still appear. They can be the value play if the roof, HVAC, electrical, and windows are priced honestly.

Amenities and Rules (Not a Resort Package)

Forest at Briarcliff is about lots, trees, and location—not a clubhouse campus.

Typical listing notes:

  • Low mandatory HOA (commonly about $100 per month)
  • HOA often includes basic cable and internet plus common-area / association management
  • Golf carts and motorcycles allowed for owners (and often tenants)
  • Pets with restrictions
  • Long-term rentals allowed in many files
  • Community described as an ICW neighborhood with boat access nearby—not a private marina in every backyard

There is no Grande Dunes-style ocean club inside this subdivision. Golf, tennis, dining, and the beach are a short drive or golf-cart trip away.

HOA, Taxes, and Monthly Cost

Budget:

  • Mortgage
  • HOA (~$100/month on recent listings; confirm the current coupon and what cable/internet package it covers)
  • Homeowners insurance and wind
  • Flood insurance if the parcel is in a high-risk zone (some interior listings advertise “not in a flood zone”—verify the exact address)
  • Horry County taxes (many homes are listed as outside city limits)

The low HOA is a real advantage compared with oceanfront condos. It does not replace a reserve study for your roof, HVAC, and pool.

Market Snapshot

This is a low-inventory neighborhood. Recent public MLS snapshots have shown only a handful of actives at a time.

Working ranges from 2026 listing and sold activity:

  • Interior updated homes often asking or selling in the high $300,000s to the $500,000s
  • Larger or more renovated houses in the $500,000s–$600,000s
  • ICW waterfront listings can approach $1 million
  • Price per square foot on actives has often landed in the mid-$200s to high $200s; solds can print lower when a house needs work
  • Days on market vary: updated, well-priced interiors can move; estate and waterfront listings can sit and take reductions

Do not use a 10-year-old “homes from the mid-$100s to mid-$400s” brochure as today’s pricing. Waterfront and fully renovated houses have left that band.

Recent sold examples (for context, not appraisals): original-condition or estate homes in the mid-$300,000s; updated larger homes in the mid-$500,000s to mid-$600,000s. Always pull current comps on the same street type (waterfront vs. wooded).

Schools and Daily Life

Confirm zoning for the exact parcel. The area is Horry County Schools on the north Myrtle Beach / Briarcliffe corridor. Lifestyle is residential: cook at home, golf-cart to the beach, drive to Barefoot Landing or Restaurant Row, keep a boat if you have water access.

Who This Neighborhood Fits

Good fit

  • Buyers who want trees, a real yard, and 1970s–80s character instead of a new production subdivision
  • People who want to be near the ICW and the north-end beaches without buying in the Town of Briarcliffe Acres
  • Primary-home and second-home owners who like low HOA fees and golf-cart rules
  • Renovators who can underwrite an older roof, HVAC, and windows

Poor fit

  • Buyers who need a new-construction warranty and a community pool
  • Anyone who assumes Forest at Briarcliff includes the Briarcliffe Acres beach cabana
  • Investors counting on short-term rentals without reading the HOA (long-term is the more commonly cited allowance)
  • Shoppers who only want oceanfront condos

Pros and Drawbacks

Pros

  • Mature canopy and larger lots than most new Grand Strand subdivisions
  • True ICW waterfront opportunities
  • Low HOA that often bundles cable/internet
  • Between Myrtle Beach and North Myrtle Beach
  • Golf-cart-friendly, established residential feel
  • County-tax listing on many homes

Drawbacks

  • 1970s–80s building systems; budget for updates
  • Very few listings; you may wait
  • Waterfront and interior prices are not comparable
  • No private town beach club
  • Flood and bulkhead/dock issues on waterway lots
  • Mixed architecture and mixed condition on the same street

Questions to Ask Before You Offer

  1. Is this Forest at Briarcliff, Forest II, or a nearby Briarcliffe subdivision?
  2. What does the $100-class HOA include today, and when did it last increase?
  3. Is the lot waterfront, view, or wooded interior?
  4. What is the FEMA flood zone, and is there an elevation certificate?
  5. Age of roof, HVAC, electrical panel, and windows?
  6. Any bulkhead, dock, or boardwalk responsibility on waterfront lots?
  7. Are short-term rentals allowed, or only long-term?
  8. Does a separate apartment or in-law suite have occupancy limits?
  9. Are there pending special assessments or common-area projects?
  10. Will this home compare to solds on the same side of the waterway?

How to Shop Forest at Briarcliff

  1. Search MLS under Forest At Briarcliff and Forest at Briarcliffe.
  2. Split your saved search: interior lots vs. ICW frontage.
  3. Walk the lot for drainage, trees near the foundation, and (on the water) bulkhead condition.
  4. Price updates honestly—1976 charm is not 2026 mechanicals.
  5. Compare solds within the Forest, not Barefoot Resort or Grande Dunes.
  6. Use an agent who works the Briarcliffe / north-end waterway corridor and will pull HOA docs early.

Forest at Briarcliff is one of the Grand Strand’s older, quieter waterway neighborhoods: trees, yards, low dues, and a short run to the beach. Buy the lot type and the condition of the house. The name gets you into 29572 near the ICW. The address on Old Bridge, Little Creek, or the water is what you actually live with.
