Flood exposure changes from street to street, lot to lot, and sometimes even between two homes in the same community.
That does not mean coastal living is off the table. It means buyers should evaluate flood risk as carefully as they evaluate condition, location, rental potential, and long-term enjoyment. Along the Grand Strand, water can come from the ocean, tidal creeks, rivers, ditches, storm drains, and rainfall that has nowhere to go quickly. Understanding the source of the risk is the first step toward making a smart property decision.

Which Myrtle Beach areas flood most often?
The areas with the highest potential for flooding are generally low-lying coastal locations, properties near tidal creeks and marshes, communities beside rivers or canals, and inland neighborhoods with limited drainage. That broad pattern includes portions of Myrtle Beach, North Myrtle Beach, Cherry Grove, Garden City, Surfside Beach, Socastee, Conway, Little River, Murrells Inlet, and Pawleys Island.
Still, broad geography is only a starting point. A home near the beach may sit at a higher elevation with excellent drainage, while an inland property can have recurring ponding after intense rain. The key question is not simply whether a town floods. It is how this specific property handles water during coastal storms, king tides, and ordinary summer cloudbursts.
Oceanfront and near-ocean areas
Oceanfront, second-row, and nearby properties have obvious lifestyle appeal, but they can face storm surge, wave action, wind-driven rain, and tidal flooding during major coastal events. Low-elevation streets behind the beachfront can also see water collect when rainfall arrives faster than drainage systems can move it away.
