Top Real Estate Agents in Myrtle Beach SC

It's no secret that the Myrtle Beach, SC real estate market is booming! People are flocking and relocating here from across the country to live a lifestyle that many only dream of. And can you blame them? Not only does Myrtle Beach, SC offer some of the most stunning beaches you can find, but the temperate weather, affordable living, and endless entertainment make the area hard to resist. And while many people would love to live here year round, there are many people that make their way to Myrtle Beach, SC throughout the year to enjoy all that this beautiful area has to offer. It really is a tourist’s paradise and a hard destination to resist when planning a vacation!

Whether you are looking to sell your current home, buy your forever home, or looking for a second vacation home in Myrtle Beach, SC, one of the most important things you can do is to find a real estate agent that is knowledgeable, hardworking and has a proven track record of success. Who you trust to help you purchase a home or condo can make all the difference in your experience and ultimately your success in the process. Myrtle Beach real estate agents are everywhere, but how do you know that you have the right real estate professional that is going to answer all of your questions, negotiate the best deal, help you purchase or sell your home and be working in your best interest every step of the way? Well, as you may have guessed, that is exactly what we are going to be talking about in today’s blog post. If you or someone you know is looking to buy or sell in Myrtle Beach, SC, today’s topic is one you do not want to miss!

Why should I be picky about which real estate agent I choose to work with?

This is a great question and one that once you understand the answer, it can make all the difference in how you purchase and/or sell your homes now and in the future. Your real estate agent is someone that represents you and your best interests during the buying/selling process. And since many people do not fully understand all the ins and outs of the real estate world, they look to their agent to help answer questions that arise, guide them in decision making, trusting that they are negotiating in their best interest and properly completing all documents. And while it may sound like the agent has a big job in the overall process, it is because they do. And that is exactly why you want to make sure that you have the right person in your corner.

Some people think that it does not make a difference who your real estate agent is and may hire on the first person they meet. But just take a second and think about this: If you have an agent that does not know the area well, does not work hard for their clients and is inexperienced in negotiating, there is a pretty fair chance that you, as the client, will not get the best possible deal when buying or selling your home. And since buying a home is likely to be one of the largest purchases you make in your lifetime, why would you leave it to just anyone. You could end up overpaying for a home, or worse, make a terrible purchase and end up with a money pit. A good real estate agent will tell you the good, the bad and the ugly with any property no matter how much potential commission is on the line.

What traits should I be looking for in a real estate agent?

There are a few important traits that you want to be sure to keep an eye out for when looking to hire a real estate agent. First, you want to make sure that your real estate agent has a successful track record. You may want to look at any online reviews the real estate has and ask for references from past clients. This will really help you get a better idea of how the agent works and what you can expect if you were to work with them. Next, you want someone who is honest and who will always work in your best interest. The worst feeling is having to second guess if your real estate agent is giving you advice based on what is best for you or if they are working in their own best interest. Lastly, you want a real estate agent who knows the area inside and out, and who has a solid network of people in their corner.

How to Find the Best Realtors in Myrtle Beach, SC

by Jerry Pinkas

Myrtle Beach Real Estate Listings

So the time has come to purchase a home. Whether you are a first time home buyer or are a seasoned pro purchasing your fourth rental property, the home buying process is a fun time filled with excitement, optimism, anticipation and yes, even some nerves (the good kind!). Part of ensuring that you have a good experience is making sure that you have a knowledgeable and reputable real estate agent by your side from start to finish. And as you may have guessed, that is exactly where our blog post is going to take us today. We are going to be talking about how to find the best realtors when looking to buy a house in sunny Myrtle Beach, SC, and how to avoid the pitfalls that can prove to be frustrating, time-consuming and costly for you and your family.

What questions should I ask a realtor before I feel comfortable hiring them on?

One of the main ways to be fully confident in the real estate agent you hire on to help you purchase a home is to ask a few questions upfront. You can think of these as interview questions because you are, essentially, interviewing the agent to represent you and your best interests during this process. So do not feel bad if the agent gives you an answer you don’t like – they are just saving you from potential frustration and let down in the future if you were to go with them. As you keep reading below, we have outlined a few important questions to ask your potential real estate agent prior to bringing them on board. These questions will hopefully help you decipher which agent is best suited to meet your needs.

-Do you have any references?

This is arguably one of the most important questions to ask your potential real estate agent. Being able to see and read about the experiences that past customers had can be such an eye opener. Now, don’t get us wrong, we understand that people can leave poor reviews over something minor or if a misunderstanding occurred. But if there is an overwhelming amount of people that did not have a good experience, or if they are cautioning others not to use the agent, then maybe you want to dig into things a little deeper. It is also important to understand that while people may feel inclined to leave a good comment, not everyone who has a good experience will take the time to post a comment. They simply go on with their lives. But more times than not, if you have a bad experience at a restaurant or other establishment what is the first thing many people do? They go online and leave a bad review. So you can trust that if a real estate agent has a poor rating that you may want to think twice about having them represent you in such a large purchase.

-What is your schedule and availability?

We understand that everyone is busy. And more times than not, a busy real estate agent is a good real estate agent because they have returning clients, referrals or just a lot of new business coming their way. But no matter how many other clients a real estate agent has, at the end of the day they should always make you feel like you are most important. So asking this question and getting the reassurance that while yes they are busy, they give you the impression that they will always be available to take your calls, answer your questions and be there when you need them. If they do not give you that reassurance and make you feel like you are just a number to them, then you may want to keep searching.

-What percentage of your business is working with home buyers?

This is another very important question to bring up when looking to find the best realtor in Myrtle Beach, SC. The reason we think this is so important is that here at Jerry Pinkas Real Estate Experts, our expert team of buyer agents are solely focused on helping buyers find and purchase the home of their dreams. We have two separate teams, one solely dedicated to helping people sell their homes and another team solely dedicated to helping people find and purchase their next home. Why do we do things this way? We feel that allowing our agents to focus and perfect their craft of the buying or selling process allows them to better serve our clients.

You can feel confident and secure knowing that your buying agent from Jerry Pinkas Realty walks, breathes and lives this. Any question you have or any issue that may arise will be tackled with knowledge, honesty and with the best intention for our clients in mind. We think this is so important when it comes to finding good real estate agents. And we know that not everyone does it this way, there are agents out there that conduct both the selling and buying side of the business. But we feel that this way allows us to better serve our clients and give them the best possible buying experience.

Myrtle Beach Real Estate for Sale

-How many homes did you help buyers close in the past year?

You also want to be sure to ask how many buyers that the agent helped close a house for in the past year. Why is this important you ask? Well, you want to be sure to understand not only how many clients they were hired on to help, but how many clients they successfully helped to find their dream home. Because there is a big difference between ‘working’ with individuals, couples, and families to purchase a home, and actually having it happen. You essentially are asking for their success rate in the previous year. If they only helped one client close on a house last year, you may want to think twice about bringing them on to help you.

What are the advantages of going with Jerry Pinkas Realty if I am looking to buy in the Myrtle Beach, SC area?

By now we hope that you understand a little more of what to look for in a real estate agent when buying a home in Myrtle Beach, SC. Maybe you are a buyer and do not know the area very well and need a team behind you who is well versed in the different neighborhoods, style of homes and amenities available. What is a Condotel in Myrtle Beach?

by Jerry Pinkas

Condotels Myrtle Beach for sale

If you are looking to purchase a condo in Myrtle Beach, SC you may have spent countless hours online doing research, looking at different properties and trying to decide what the best option is for you and your family. But while starting the search online may seem like a good idea, many people are misguided and have the misconception that all condos are the same. I mean, what can be different? It’s just a condo, right? Wrong! There are in fact different subcategories for specific condo units, subdivisions, complexes and resorts, and it is important to understand the differences so you can make an informed decision on what is the best fit based on what you are looking for. In today’s post, we are going to be talking specifically about condotel’s – what they are, what are some pros and cons of these specific types of units and the best route to take if in the end, you find yourself looking to purchase one. We hope today’s post clarifies some of the misconceptions and differences in condotel’s and traditional condo units to better help you make decisions today, or in the future down the road as you begin your search

What is a condotel?

It is so important to understand exactly what a condotel is because you may find yourself looking online at a unit, which just so happens to be a condotel, but the description may not come out and say that exact phrase. So understanding the qualities and characteristics of a condotel will help to better equip you when conducting research. A condotel essentially is a condo that can be rented either by the night, the week, the month or multiple months, and is similar to that of a resort as the building has a front desk where people can walk up to book or rent a unit. It is similar to a hotel in that many times the building actually looks like a hotel, but each individual unit is actually individually owned. Now the owner obviously gets a split of the nightly rate that is charged by the front desk, but the owner does not necessarily have to be involved in the booking process. Which is an ideal situation for anyone living out of state, travels for work or someone who simply would rather not take on the burden of personally dealing with the rental process.

The front desk will usually also take care of all the cleaning for the unit including washing towels and linens, as well as any maintenance that pops up from time to time. And at the end of each month, the owner will get a statement showing how many nights the unit was rented during that time period and a check for their split of the rental income. Condotel’s work especially well in resort areas because they usually are located in popular vacation destinations and have a pretty consistent flow of people looking to rent units. And if the unit happens to be Oceanfront, that unit will not only be more appealing to renters, but you usually can also charge a premium for the desired location.

What are the pros of purchasing a condotel?

There are a few pros of purchasing a condotel that we wanted to point out in today’s post. First, as we touched on above, the front desk allows the rental process to be smoother, more efficient and less stressful. Also, that rental income you receive will help to offset costs of the unit on a monthly basis, such as your mortgage, rest estate taxes, homeowner’s association fees, etc. And if you have enough rental income each month to cover all your expenses on the unit and you live out of state, you have a second home in beautiful, sunny Myrtle Beach, SC that is being paid for by renters. Now that is a pretty sweet deal!

Myrtle Beach investment opportunities

What are the cons of purchasing a condotel?

And as with all pros, there are always usually a con or two mixed into the equation. As we talked about above, you may have a unit that is covered financially each month by renters. But, on the flip side of that pro, you may also find yourself having to book your time in your unit in advance. If the front desk or rental company rents out the unit during the time you were thinking of going, it can create some complications. So it is always good to plan your trips to your unit as much in advance as possible and give notice so there is a block and it is not rented out during that time.

And on that same note, if you are wanting to maximize your rental income through the unit, you should try to book your stay at the unit during the slow/off-season as to not take away from the income during the peak season. You also may find it difficult to find a lender for a condotel, as most major banks will not finance these units. Luckily, we know some lenders around town that will work with you, and we can make those introductions as needed.

Are condotels a good investment in Myrtle Beach, SC?

If we are being honest, not all condotel’s are a good investment. The best units, obviously, are the ones who produce massive amounts of income on a monthly basis. And the truth is that there are some units in which we call alligators, that will end up eating you alive. Those are the bad/risky investments that we try to steer our clients away from. However, on the other hand, there are also condotel units in which are rental income machines and continue to produce high revenues for the homeowner’s week after week, month after month, and year after year.

That is why it is so important to have an experienced, knowledgeable realtor in your corner during the whole process. Our team here at Jerry Pinkas Real Esate Experts has been doing this a long time, we know the area, we know the comps and we know what to look for in units. Allowing us to help you identify which unit has potential and which to avoid like the plague is the best way to ensure that you not only have a good buying experience but also that you avoid the pitfalls that can be costly. Myrtle Beach, SC has numerous condotel units that are incredible and can be incredibly lucrative for you, but you have to know where to find them and what to look for. And that is where we come in.

Questions to Ask When Buying a Home

by Jerry Pinkas

Questions to ask seller when buying a house

The idea and process of buying a home can bring with it a mix of emotions. The excitement of a new chapter in a new home, the nerves of hoping you make the right decision, the confusion of real estate jargon and contracts – we have seen it all! And we are sure that whether this is your first time purchasing a home, or if you are a seasoned pro, there are bound to be questions along the way and topics that you may want clarity and more information on. Luckily, here at Jerry Pinkas Realt Estate Experts we have seen just about every situation you could think of unfolding, and are experienced professionals when it comes to everything real estate. We are here to answer any questions you have!

In today’s post, we are going to be talking about questions that you should be asking when buying a home. These are also questions that we get asked over and over again and surround topics that you should be knowledgeable about prior to starting the search for your new home. The information and questions below are things you should think about and be prepared for, as well as are the topics you should be talking about with your real estate agent to ensure you are on the same page before your journey begins.

Question one: How many homes should I see before I make up my mind on which one I want to purchase?

This is a very good question because, in today's day and age, you can view endless properties online via pictures, clips, virtual tours, etc. And while viewing these listings online is quite convenient, many times the information provided is not completely accurate and will not give you the overall picture of exactly what is going on with the property and the home itself. You want to be able to see and touch the home to really get a feel for what you would be purchasing. But back to the question on hand – we have seen people walk through two, three or four houses and end up finding the home of their dreams within one of those. And this may be a lower number than what we have seen in the past because, again, with the internet people are able to narrow down their area and neighborhood pretty precisely without leaving the comfort of their laptop. And once they see a few homes in their desired neighborhood they are able to narrow it down more quickly. But it is important to not get stuck on the ‘number’ of houses you see, but instead the quality of the homes, which one pulls at your heartstrings and checks off all your desired criteria.

Home Checklist Questions to ask when buying a home

Question two: How can I afford?

Now, this is something where you will want to actually sit with a lender and see what you qualify for prior to starting your search. If you are to start your home search before you know exactly what you can afford, you may end up falling in love with a home that is completely outside your budget, which leads to nothing but unnecessary heartbreak and frustration. You not only want to keep in mind how much the home is, but you also want to make sure to take into consideration how much the payments are on a monthly basis, along with taxes and insurance, to ensure that it is attainable for you and your family. Making sure you know exactly what all those numbers break down to is an important factor in you being comfortable and confident with your purchase, while also ensuring that you do not get yourself into a jam and struggle to make the payments each month.

The Home Buying Process

Question three: What do you think the seller will take?

Speaking from experience in our area, we see properties sell for within three percent of asking price. If the house is marketed correctly and competitively priced for the area, we see the homes not only go fast but also have multiple offers on the table. All of these factors allow the seller to be picky with which they choose to accept, and it is all relative to the area you are looking at. But in the end, it is really all unknown and unfortunately, we do not have a crystal ball to tell us exactly what offer the seller will take. Sometimes what you think is a good and fair offer will be outshone by another offer that comes in directly after you.

Now it is important for us to point out here that we have seen some clients who find a house they love and want to put an offer in. They go into it with the mindset that they want to start off by presenting the seller with a low offer, assuming that they will come back with a counteroffer and the negotiations will begin, but they think starting low is the best strategic plan. And while the reasoning can make sense to some degree, we have also seen that type of thinking actually working against the client.

You need to be sure to understand that going in with too low of an offer can actually offend the seller and cause them to have a bit of an attitude when dealing with you. It can also lead to the seller being so offended and insulted that they decline your offer altogether and do not make a counteroffer at all, and the deal is essentially off the table. Making and presenting offers can be a tricky balance, which is why working with an experienced and knowledgeable real estate agent is so crucial. Your real estate agent should know the comps in the area and the local market, and be able to guide you in the right direction when it comes to making an offer to get you the best deal, while also not insulting the seller.

Questions to ask before making an offer on a house

Question four: How do I know that I am getting a good deal?

If you have a good agent on your side, they are going to be able to guide you on this matter. They will be able to tell you the comps in the area, the breakdown by the square footage, talk about all the different odds of how fast houses are selling, what the absorption rate is, how long the house has been on the market, and what the trend is year over year in the area. These are all things that can help you identify if you are getting a good deal on the house you are interested in. You can try to predict what the market will be ten years from now - are the houses going to be the same price they are today? And while there is no way to predict that far in advance with complete accuracy, a good real estate agent can help you make an educated decision based on past market trends. The days of going in and getting a house at a ridiculous price are gone, and it is important to keep that in mind during your search.

Question five: How long does it take to close?

In our area, the average closing time takes about thirty to forty-five days, but we have seen cash buyers come in and close in as little as ten days. And just to be clear, there was a lot of hand-holding in that closing because we make sure that everything is done right to protect the best interest of our buyers, but it can (and has) been done if that is the situation you end up in. But for the average deal, we are seeing thirty to forty-five days for closings.

Questions to ask when touring an open house

What should I do if I am interested in purchasing a home in Myrtle Beach, SC?

No matter where you are in the country, the questions we talked about above come up all the time. And we wanted to bring you the information that many people are looking for, and also the information that many people may not know they need. We want to make sure that you get the best deal when you are looking to purchase a home. So if you are looking to purchase a home, give our team a call today! Best investment property in Myrtle Beach

Have you been toying with the idea of purchasing a rental property in Myrtle Beach, SC, but you are not sure if it is a good investment? Or maybe you currently own a rental property in the area and are looking for different ways to increase your income on a monthly basis. We see these scenarios quite frequently.

A question we get asked all the time here at Jerry Pinkas Real Estate Experts is, “Can you really make money with a second property or a condo on the beach?” And our answer is, simply put, absolutely YES! In today’s blog post we are going to be talking about different strategies and ways you can make money on these properties, or increase your revenue if you are currently renting the unit place out. We hope these tips and tricks help point you in the right direction with your rental property and allow you to start increasing your cash flow!

How to increase your rental income

What are the perks of having a rental property?

As you can imagine, owning a rental property in Myrtle Beach, SC has many perks and advantages. The first one we want to talk about is what motivates most people and pushes them to make the investment. That’s right, we are talking about money. It is no secret that Myrtle Beach, SC is a great and very popular destination for many vacationers throughout the year. The stunning and glistening beaches of the Grand Strand attracts people from across the nation. Because of this, and if you are smart with marketing your unit, you should have no problem securing renters day after day, week after week and month after month. This leads to great rental income that goes right into your pocket.

And if you live out of state and are purchasing a rental property in Myrtle Beach, SC, it is like having other people pay for you to have a second home on the beach. The best part about having a rental property is that you get to set when you want the unit to be rented. And if you wake up one day and decide you want to take the family on a vacation to the beach, and you have had enough rental income to cover the costs of the place for that month, it is like your personal piece of paradise for free. Does it really get better than that? We think not.

How can I maximize my rental income each month?

It is important to understand that there are multiple ways to make money with these rental units, and a lot of people are using these properties to create multiple streams of income for themselves and their families Now you may be asking yourself if it is possible to run a rental unit and still keep your nine to five. And we are happy to say that, yes, you can absolutely do both! So don’t go quitting your day job because it is very feasible for you to keep working and be generating additional money through your rental property in sunny Myrtle Beach, SC.

We want you to expand your mind and think about this with us for a second, as there are multiple ways to acquire bookings and make the rental world work for you. And one of those ways is to put your unit on a rental program or website where the company rents it out by the night, by the week or by the month for you. And while this is great because it takes a lot of the work off your hands, you are also going to find yourself sharing a large part of your profits with that company. But lucky for you, we have others options!

There is another formula that can give you a greater return on your investment, and that is the Airbnb or VRBO (Vacation Rental By Owner) formula. With these options, while you are involved in the process a bit more as you are responsible for listing your property on these sites, it can be worth it for you monetarily in the end as you collect one hundred percent of the rental income that is generated. This will help with your bottom line and help put money directly into your pocket.

Myrtle Beach investment opportunities

Why are these sites a good idea for me to utilize?

Something to really think about when it comes to rental properties and sites such as Airbnb and VRBO is our location. As we touched on earlier, we are in an area where people vacation and are looking to rent all the time. We have cleaning people, we have plumbers and services like these readily available. When you are renting by the night, week or month, you are getting direct income that allows you to hire on people to do the dirty work for you in terms of cleaning and repairing the unit. We have many clients who are doing this as a second income and they are banking money month after month. They are coordinating all this on their phone via text, email, sending reservations back and forth, answering questions, etc. We even have clients that are doing this at work at their day job, and some that do it at nights or on the weekends. But just by coordinating everything yourself, you get one hundred percent of the money, which is a great way to generate income and greater returns on your investment.

Buying a condo in Myrtle Beach is it a good investment 2017?

How can I set my unit apart from other rentals in the area?

You may be asking yourself how you can acquire renters when there are other competing units, possibly in your same building, that are also listed on these sites. An aspect you may want to consider is something as simple as TV’s. What if all the units in your building had a 32-inch TV, but your unit had a 60-inch, flat screen TV. Would it cost you THAT much more money? Probably not. But would it set you apart and make your listing stand out from the other units? Definitely. With not that much of an investment, you can make a greater return. If someone is already set on staying in your area or condo building, they may be more inclined to pick the listing with the bigger TV or the better amenities. What we are trying to say here is that all the little things add up, so if you are able to make small improvements to your unit it could end up meaning more bookings, and therefore more profit. And again, all that money goes to your bottom line.

Myrtle Beach Home Buying Tips

If you are looking to purchase a condo or house in the Myrtle Beach, SC area and are finding yourself constantly searching online for information, today’s blog post is for you! Sites such as Realtor and Zillow are popular web destinations for people looking to find neighborhoods, listings and price ranges on homes and condos, but you need to be cautious and keep things in mind when you are browsing the internet. In today’s post, we are going to be talking about things to look for, as well as things to avoid, when starting your home search.

Why is the internet not a great place to get all your information?

In today’s day and age, we all rely on the internet for, well, pretty much everything. You can buy clothing online, buy your groceries online and search for an answer to any question in seconds. And while the internet has proven to be a great asset in many ways, it can also prove to be a hindrance when it comes to buying a condo or home. It is important to note that the internet has the potential to display incorrect information and does not always answer all the questions that may arise during your searches. The only way to ensure you get all the answers to your pending questions is when you are sitting in front of one of our experienced team members here at Jerry Pinkas Realty.

It is really easy to get excited about beautiful pictures online of warm beaches, glistening water perfectly staged rooms and manicured lawns. Everything seems and looks new to you and your mind races with all the potential possibilities. You may find yourself on one of the popular real estate sites and/or be getting listing offers from hundreds of realtors from around the area. And honestly, all of that means nothing if you are getting fed the wrong information, or information that is not relevant to what you are looking for. You can be spammed with a ton of information that may make the home search seem overwhelming and out of reach. There are a lot of things that you want to stay away from, as well as things that you will want to consider, that are not necessarily readily available or easily outlined on the web.

Can you talk about a few real-life examples of mistakes you have seen buyers make?

Here at Jerry Pinkas Real Estate Experts, as you may assume, we see a lot of different situations and mistakes that people make. And unfortunately, many people find or come to us only after they find themselves in a situation that has caused a lot of frustration, wasted time and proved to be very costly. All these reasons are why we tell you to come to our team first so all these annoyances can be avoided.

One situation that sticks out for us involved a lady who purchased a condo with another realtor and after some time was wanting to list it on the market. The condo ended up being an alligator and she found herself getting bill after bill each month, and overall it ended up being a poor purchase for her. Long story short, we ended up selling the condo for her. A short time later the lady called us after watching our videos online and asked if she could come into the office to speak with an agent. She ended up leaving the office saying that after just thirty minutes of speaking with one of our agents that she learned more than the entire time she was with her previous agent. This just goes to show that we do not want you to get sold like most other real estate agents tend to do. We want to give you all the information – the good, the bad, the ugly – in hopes that you are equipped with everything you need to make the best decision for you and your family.

Buying a condo in Myrtle Beach

But that is not our only story. We had a lady and gentleman come to us after purchasing a new construction home in a subdivision and thought that they could save a little money by going into the model home and speaking directly with the builder. In the end, they actually ended up paying $50,000 more than they should have paid for the home. How do we know that? We had a buyer’s agent on our team help a family buy a home right next door, exact same layout, size, everything, for $50,000 less than that couple. Our real estate experts know all the incentives and how to get the best deal for our clients. We can compare this situation to someone walking into a dealership to buy a car and then be trying to negotiate the sticker price themselves. Well, as you may have experienced yourself at some point, this does not always work out in your favor. It is always better to have an expert on your side that is well versed in the product, which in this case is the area, neighborhood, home, and comps, to not only ensure that you do not overpay for the property but also to help negotiate to get you the best possible deal.

Are you really giving out a free book?

We want to make you an offer. At Jerry Pinkas Real Estate Experts, we understand that there is a lot of information out there that is not necessarily true. As we mentioned above, the internet especially is a place that harbors misinformation and can be very confusing for people. “Finding the Home of your Dreams” is our book that will give you some of the things you may want to consider, as well as some things that you may want to stay away from. It is normally $19.95, but all we are asking you to do is pay the shipping and handling and we will get that out to you. Why are we doing this you ask? We want to make sure you are equipped with all the right information and avoid the pitfalls that can be costly. And we are not trying to say that this book as all the answers, but it is a good start before you are able to actually come in to sit down and speak with one of our agents.

Should I use a Realtor to purchase a home in Myrtle Beach SC

What should I do if I am looking to buy in Myrtle Beach, SC?

If you or someone you know is looking to buy a condo or house in Myrtle Beach, SC, make sure to reach out to our experienced team here at Jerry Pinkas Real Estate Experts. As we spoke about above, while the internet can be a good starting point, you do not want to get all your information or base all your opinions on what you find online. You may be able to get an idea of the listings that are out there and price points for certain areas, but in the end, you want an experienced real estate agent by your side. And that is where we come in. Our team here at Jerry Pinkas Real Estate Experts is here to provide you will all the information (good and bad) about potential properties, answer and all questions that arise, and ultimately help you make the best decision given your wants, needs, and budget.

Oceanfront and Ocean View – What’s the Difference?

by Jerry Pinkas

What's the difference between oceanfront and beachfront

It is no question that Myrtle Beach, SC is known for its beautiful, warm beaches and glistening waters, and we certainly understand why the Grand Strand is known as having some of the most stunning beaches in the country. And because of that, many individuals, couples, families, and retirees are flocking to the area to take advantage of the beautiful weather and everything the area has to offer. Due to the influx of people coming to Myrtle Beach, SC for the beaches, we tend to get quite a few questions and inquiries surrounding available oceanfront and ocean view properties.

With that, a question we get asked all the time here at Jerry Pinkas Real Estate Experts is what the difference is between oceanfront and ocean view. And we hear a lot of people say, “I just want an ocean view condo,” but what they really mean is a direct, oceanfront property. Much to some people’s surprise, there, in fact, is a difference between an oceanfront property and an ocean view property. Have you found yourself searching the web and not fully understanding the difference when you see the two descriptions? If your answer is yes, then this blog is for you. We hope the information below clears up any confusion you may have or equips you with the knowledge you did not know you were missing when it comes to these properties in the Myrtle Beach, SC area.

What does ocean view mean

What are the perks and downsides of an oceanfront property?

Would you agree with us if we said that a sandy beach and warm ocean waters made the perfect combination for a backyard? How would you feel waking up every day to the sound of crashing waves and the calming smell of the fresh ocean mist? Well, that is pretty much what you can expect when you purchase an oceanfront property. ‘Oceanfront’ means that your unit is directly on the ocean with the beach right in front of you, and yes, we agree that it is as close as it gets to heaven on earth.

Not that we have to point it out to you, but one of the main perks to an oceanfront property is that there is nothing standing between you and the warm sand between your toes, the glistening Myrtle Beach, SC sunshine and the dazzling, welcoming waters of the ocean. You have the beach and ocean available to you without having to drive, park and walk to put your beach towels down. You can walk right outside and you are there. Pretty sweet, huh? We tend to agree wholeheartedly. Lastly, if you are looking to rent out the unit, vacation-goers tend to favor oceanfront rental options, ensuring you will most likely see good rental income and a steady flow of renters throughout the year.

And while you may be thinking what could possibly be the downside of such an incredible setup, with the good comes the, well, not so good. The main downside of most oceanfront properties, as you may have guessed it by now, is the price. Due to the limited amount of oceanfront units in a condo building, those properties tend to be in high demand, and thus have a higher price tag than others that are not on the water. And not just condos, there are many incredible attached and detached oceanfront homes that will also carry a heftier price tag than those in a traditional cul-de-sac without the oceanfront view. But it is true when people say ‘you get what you pay for,’ and in this situation, most times you will have to pay a higher price for all the perks, beauty and convenience of an oceanfront property. It is just up to you to decide if that price is justifiable given your budget, your wants, and your needs.

Partial ocean view vs ocean view

What are the perks and downsides of an ocean view property?

On the other hand, ‘ocean view’ means that you are going to get a view of the ocean, and maybe a little view of the beach, but there may be things standing between you and the ocean. Image walking out on your balcony and instead of the ocean and beach being right in your backyard, you are able to see it in the distance. How much of a distance you ask? It depends on the unit. There are units that are extremely close to the beach and ocean but have a pool or smaller building in-between. Then there are units that are several blocks away and are a decent walk, or even a drive, to get to enjoy the beach and ocean.

But even though you are not right on the beach, the main perk to an ocean front unit is that you are still able to see and take in the beauty and tranquility of the water, but you are not paying the high price tag for an actual oceanfront unit. If a non-negotiable for you is being able to see the ocean, but you are not wanting or able to pay the higher price of an oceanfront option, and you are okay with a short commute (by foot or car) then an ocean front unit can be a great option for you. And similar to an oceanfront property, if you are looking to rent the unit out, a major perk is being able to list ‘ocean view on your rental listing. Many people who visit the Myrtle Beach, SC are wanting to see and/or spend time at the beach. So being in close proximity to the water is always a huge plus and can help ensure you have rental income coming in throughout the year.

What is right for you Oceanfront or Ocean View

Since the views and distance to the water can vary in these units, be sure to contact our team here at Jerry Pinkas Realty so we can show you different options. We can work with you and your budget to get you the best view possible, as well as to check off all your wants and needs in a unit. There are so many incredible ocean front properties that have breathtaking views, and we look forward to showing you these options and finding your dream unit.

Difference between oceanside and ocean view

What should I do if I am interested in purchasing an oceanfront or an ocean view property?

Now that we have discussed the differences between an oceanfront and an ocean view property, we hope that you have a better feel for what you are looking for. While there are perks and negatives to both options, I think we can all agree that nothing beats being in close proximity to, and waking up to see, some of the country’s most beautiful beaches. The Differences Between a One-Bedroom and a Studio Condo

by Jerry Pinkas

Difference between a studio and one bedroom condo

A question we get asked all the time here at Jerry Pinkas Real Estate Experts is what the difference is between a one-bedroom suite and a studio/efficiency condo on the beach. Whether you are a first time home buyer, scouting for a second home or just looking to purchase a rental property, you may have found yourself asking the same thing.  And you may think that the internet is the best place to go to decipher the difference, but in reality that just may make things more confusing for you. We have a lot of people that come to us after looking at these types of listing online and end up not only having a difficult time understanding the differences but are also a lot more confused than when they started their initial search on the web. So, as you may have guessed, in today’s blog post we are going to show you and outline the differences between a one-bedroom condo and an efficiency suite to help you better understand what option will best fit your needs.

Are studio apartments cheaper than one bedroom

What will I find in a one-bedroom suite?

The one-bedroom suite is the first item on our list to talk to you about today. In many one-bedroom suites, you will find a space comprised of a living room with enough space for a sofa and television unit, as well as a dining area where you can put a table to comfortably sit all your family and guests. You will also have a separate area for a kitchen, and in many units, you will find a galley style kitchen, that will have a stove and microwave. It is important for us to note here that some units come with a dishwasher and some come without. If that is a non-negotiable item for your desired unit, be sure to talk to an agent here at Jerry Pinkas Real Estate Experts and let them know so they narrow down their search to meet those specific criteria. You will also find closet space in the one-bedroom units, as well as potentially another closet that can either be used for additional clothing or as storage space.

The bedrooms in these units can obviously vary in size, but can typically fit two full or queen mattresses or a king size bed. There is also a standard bathroom that can either be attached to the bedroom or be a stand alone.  It is important for us to note here as well that the main difference between the one-bedroom and the efficiency suite is that the one-bedroom will have a door that separates the bedroom from the rest of the living and dining spaces, thus giving more of a ‘suite’ feel. Additionally, a benefit to a one-bedroom suite is that many times there will be space for a wall bed, which when not in use will not take up any extra room, but also allows for an additional bed if needed to accommodate additional guests.

What will I find in an efficiency suite?

While an efficiency suite shares similar qualities to a one-bedroom suite, there are subtle differences between the two that can end up making a big difference for you and what you end up wanting to purchase. And while many people tend to consider an efficiency condo to be a little too small for them, it can end up being the perfect option for someone looking for that specific layout, design, and price. When you think of an efficiency condo you may tend to think of a space the size of a hotel room or a studio apartment, instead of the more traditional one-bedroom concept where you have designated areas and doors separating certain rooms. When you walk into an efficiency suite, you will usually find one big room that contains a living area, dining area, kitchen, and bedroom, as well as a separate bathroom with its own door for privacy. These efficiency suites are ideal for people who like the openness of the space and are able to use the space effectively. Do you want to know the best part about the efficiency suites? You can buy a unit on the beach for under $100,000! And when you are that close to some of the country’s most beautiful beaches, does it really matter how your unit is designed or laid out? We tend to not think so either.

One Bedroom Condos Myrtle Beach SC

What are the perks of both a one-bedroom and an efficiency suite option?

There are many perks to both a one-bedroom and an efficiency suite, it really just depends on your needs and what you are looking for in a unit. With a one-bedroom, the obvious perk is that the bedroom is separated with a door, which may not sound like a big deal, but it can be a deal breaker for some people. If you have kids and want a separate, private room from them, then a one-bedroom option may be more your speed. Or if you tend to have a lot of people over and just do not want them sitting on your bed, which is right next to the couch and kitchen, then the one-bedroom suite is probably what you are looking for. On the other hand, if you are single or do not mind having all the areas of your unit be in one space, then an efficiency suite may be perfect for you. Due to the potential for the space being smaller and holding fewer people, an efficiency suite can tend to be on the lower end of the spectrum in terms of price compared to a traditional one-bedroom.

Beachfront Studio Apartments

Now let’s say that you are purchasing a one-bedroom unit or an efficiency suite in Myrtle Beach, SC as a second home or rental property. That situation definitely has the potential to change things as the unit will not be your permanent residence. This will allow you to be more flexible in what unit you choose, the space you are looking for, the layout that is available and whether or not you want the breakdown and privacy of a one-bedroom unit. Obviously, if you are renting the unit out, you may be able to get more rental income with a one-bedroom as the space, again, has the potential to accommodate and sleep more people. On the other hand, some people like the simplicity and openness of an efficiency suite and will be more likely to search those criteria.

Studio Room Design

What should I do if I am interested in buying a one-bedroom suite or an efficiency condo in Myrtle Beach, SC?

If you have your eyes set on a one-bedroom suite or an efficiency condo in the Myrtle Beach, SC area, give our experienced team here at Jerry Pinkas Real Estate Experts a call today! As you can see from our above post, there are subtle differences in the two options, but you want to be sure to find a unit that fits your specific needs, all while avoiding pitfalls that can prove to be costly. Allow our team to sit down with you, understand what you are looking for in a unit and show you potential options that align with your wants and needs. We have helped many individuals, couples, families, and retirees find their perfect one-bedroom suite and/or efficiency condo in the Myrtle Beach, SC area, and we are confident we can do the same for you. Mistakes to Avoid When Purchasing a Condo in Myrtle Beach, SC

by Jerry Pinkas

buying a condo in myrtle beach is it a good investment 2017

If you are in the market to purchase a condo, today’s blog post is one you do not want to miss! At Jerry Pinkas Real Estate Experts we have helped countless individuals, couples, families, and retirees purchase a condo here in sunny Myrtle Beach, SC, and have seen just about every situation you could image unfold. We understand the excitement, as well as the struggles and pitfalls, that can accompany the purchase of a new condo, which is why we wanted to bring you this blog today. We want to help you avoid those mistakes that can be costly and extremely frustrating when purchasing a condo in hopes to make it a smooth and successful buying process for you. If you want to learn about potential pitfalls and things to be aware of when buying a condo, keep reading below.

What mistakes should I watch out for when purchasing a condo?

Here at Jerry Pinkas Real Estate Experts we understand why condos are so appealing to people, especially millennials and seniors who are retiring, so this information really spans and relates to all age ranges. The first thing we want to bring to light when purchasing a condo is making sure that you are using the right lender, as they will help you to review any litigations and homeowner’s documents on your behalf. Why would the lender be interested in this you ask? Well, the same way you would not want to get involved with a risky property, they equally do not want to loan you money on a project that is going to get them in trouble either. So using the right lender is definitely a bonus on your part as they will help to ensure the value of the investment.

Next, make sure to review certain aspects of the Homeowner’s Association such as their budget, if they have reserves (and if so how much), if they have money in the bank, are they are losing money and if the HOA has any pending litigations against them. These are all very important things to know. You can also take a look at the meeting minutes, as well as inquire about any pending projects that are outstanding. You may also want to ask about the stability and turn over rates within the HOA as that can be a potential red flag.

successful tips for buying a Myrtle Beach Condo

As far as the building itself goes, there are certain areas that you will want to inquire about. And this is a good time for us to point out that having the right real estate agent by your side will certainly help in making sure all the right questions get asked, as well as making sure that all the questions get answered and nothing is left unsaid. Especially when it comes to the condo questionnaire, you will want to make sure that everything is filled out properly to avoid any potential complications and headaches. You will want to inquire about any timeshare units in the building, how the commercial space (if any) associated with the property is set up, who make up the homeowner’s association and making sure that the HOA and the rental company are separate entities. You will also want to see if there are any structural issues to take note of such as mold, leaking roof - things of that nature. These are all things you want to know and fully understand before you get involved with a condo building.

Owning a condo in Myrtle Beach

What is the difference between a condotel and a condo?

There are a few main differences that are important to note when it comes to condotels and condos. When you think of condotels, image hotel units that are being sold to individual buyers but continue to operate with many of the same features as a hotel. For example, condotels offer many of amenities that people know and love about traditional hotels such as on-site restaurants, lounges, front desk check-in and gift shops. Additionally, the condotel units are usually sold furnished, so that takes some pressure off the buyer to have to purchase additional furniture. The owner is able to use the condotel whenever they wish, and the unit can also be rented out nightly or for extended stays during vacant times through a rental program. A large benefit of condotels is that, in many cases, they are rented, maintained and cleaned by the hotel management, or you can opt for an off-site management company to take care of this for you. Either way, you can expect the unit to be tended to in your absence.

Best investment property in Myrtle Beach

On the flip side, in a traditional condo, the owners are responsible for everything listed above including in home security, maintenance, and housekeeping, and the units are typically sold unfurnished. If you are a long distance owner of the condo, you can imagine how this reality can present some difficulties, especially if you are looking to rent the unit out when you are not using it. You can hire a company to clean the unit after each rental stay, so there are definitely ways to make everything work and be profitable. It is also important to note that rental options in a condo usually require more than one nights stay, and the on-site amenities, such as the gym and pool, tend to be limited.

What are the benefits of buying a condo versus a detached home?

There are many benefits to owning a condo, as well as a detached home, depending on what you are looking for. One of the main benefits that many people enjoy in condo living are the amenities. Many condo buildings have resort style amenities including spa-like fitness centers and pools, and these features may be too costly if you have to incorporate them into your own home. Additionally, condos are more convenient and tend to be more low-maintenance which is great if you live a busier lifestyle. Much of the maintenance of the building is covered in association fees, so the only thing to really worry about is the interior of your specific unit.

One of the main reasons that people look to purchase a condo versus a detached home, simply put, is the price. Condos tend to be much less inexpensive which is great if you are a first time home buyer or are looking to purchase a second home or investment property. The barrier to entry when purchasing a condo is lower, and therefore more attainable for a lot of people. And since there has been a large influx of retirees to Myrtle Beach, and many are on a strict set income each month, having the lower bills of a condo is much more appealing.

What to Look for When Hiring a Buyer’s Agent

by Jerry Pinkas

How to hire a Buyers Agent

Buying a house, regardless if you are a first time home buyer or a seasoned pro, is an exciting time and has the potential to be a fun and enjoyable process for you and your family. As you sort through different neighborhoods and house styles, you start to envision what your new neighbors will be like, how each room will be used and what touches you will put on the home to make it uniquely yours. As thrilled as you are for your new chapter to start, you need to first focus on getting the right people in your corner as you being the home searching and buying process. And as you may have guessed, that is where our blog topic is going to be taking us today. We will be discussing all the important things you need to know about finding and hiring on the right buyer’s agent, and why the right agent is so crucial in determining your success and experience during the home buying process.

Why is it important to hire a buyer’s agent when looking to purchase a home?

As we have discussed in a previous post, there is a pretty significant difference when it comes to buying and selling agents, and the importance of having the right agent on your side to meet your specific needs as a client. Why is it so important to have a buyer’s agent when purchasing a home? Simply put, you want an agent that is skilled and experienced when it comes to buying houses and will have your best interests at heart during the entire process. Having an agent that is solely focused on helping clients through the buying process will ensure that they are not bringing you only to listings they want you to see (i.e. their other listings) and that they have the skill set needed to help you throughout the journey.

Here at Jerry Pinkas Real Estate Experts we split our agents down the middle and have a specific group of agents that are solely focused on helping our clients purchase homes and another set of agents that are solely focused on helping our clients list and sell their homes. And we are very calculated in that move because we know there are two completely different skill sets involved here. We understand that the needs of our clients who are selling their home are different than those of our clients who are purchasing a home, and therefore our agents cater to and use different skill sets for each. Understanding the importance of hiring on a buyer’s agent when looking to purchase a home can make all the difference and can save you a lot of time, energy and headaches along the way.

Buyers Agent Fees

What traits should you look for when hiring a buying agent?

Before we touch on the traits you should look when hiring on a buying agent, we first want to touch on what their responsibilities are, as fully grasping what buying agents do can then, in turn, help you identify the traits you should be looking for. First and foremost, a buyer’s agent is responsible for being there and assisting their client through the entirety of the buying process. While it may not seem like it, there are many duties and responsibilities that the buying agent handles to ensure the process is not only successful but also that it runs smoothly for their client. After you find the agent you want to work with, you will sit down with them and review your “must have” list and you “want” list. This will help to give your agent a better idea of the nonnegotiables in a home, as well as things that are very important to you but not necessarily deal breakers.

What does a real estate agent do for a buyer

Your buying agent will then take that list and search for listings that meet your desired criteria. It is important to note here that having an established and successful agent on your side can potentially mean that you will gain access to listings that are not yet on the market through connections and relationships they have with other selling agents. This gives you an edge on other buyers and therefore lessening the competition and widening your range of potential homes to choose from. Once your buying agent has a few homes they think you will like, they will then arrange for you to see and walk through the home. When you eventually find and fall in love with a home, you and your agent will sit down to craft an offer to send to the seller’s agent. Your agent will then negotiate on your behalf until agreed upon price and conditions are met. Your buying agent will be by you, representing you, the whole way through until every contract is signed and every contingency is met.

Buyers Agent Duties

As you can tell, there is a lot that goes into the process of finding and buying a home and therefore you will be spending a lot of time with your buying agent. They essentially will become your new best friend, which is also why finding the right agent is so important. A few traits you will want to see in your buying agent include someone that is honest, trustworthy, reliable and has a proven track record of success. If a realtor has a positive reputation and raving client testimonials, you will have more confidence in hiring them on to represent you. If a realtor does not have such positive testimonials or a track record of success, you may want to rethink that person and instead find someone that you know will be better suited to represent you.
