With that being said, closing costs encompass all the charges and fees that are related to the sale of a home beyond the agreed upon price of the property itself. Now it is also important to realize that these costs vary based on things such as property type, region, and lender, but you can usually bet on seeing inspection fees, transfer fees, appraisal fees, title search fees, loan origination fees and commissions that are paid to the real estate agents.

What closing costs are buyers responsible for?

While this blog post is mainly focused on closing costs associated with sellers, we also wanted to make sure to touch on some of the closing costs that buyers are responsible for as well. And while buying a home can be an exciting time, it is crucial to understand that purchasing a home requires more out-of-pocket money than just what covers the down payment. You also need to take into account the money needed to pay for services rendered, which are also known as closing costs. It is important to understand that if, as the buyer, you do not have enough money on top of the purchase price to cover the buyer’s closing costs, there is a possibility that the transaction may not close at all.

Typically, if you are a home buyer, you will pay between (roughly) two and five percent of the purchase price of your new home in closing costs. So, for example, if you were to purchase your new home for $150,000, you may expect to pay between $3,000 and $7,500 in closing costs. Other potential costs include recording fees, title policies, courier charges and inspections. It is important to note as well that the buyer is required to cover their portion of the closing costs when the property is closed on.

When it comes to selling your home, you may be under the impression that every dollar from the sale is going to go directly into your pocket. And while you have the potential to make a lot of money from the sale, you also must stop to realize the costs that come with the closing on your property. So before you run off and plan how you are going to spend all your incoming cash, make sure to know exactly what that final number is. One of the larger costs for the sellers in the closing process is the commission that is paid to the real estate agents that are involved in the transactions. And while these commissions are negotiable and can vary to a degree by market, the average/typical commission is six percent of the sale price of the property. That percentage is split between both the buyer’s agent and the listing agent. So, as an example, if a property sells for $350,000 there would be a $21,000 commission that both the buyer’s agent and the seller’s agent would split.

Another cost for the seller during the closing is the loan payoff, which you will often see is slightly higher than the remaining balance on the loan due to prorated interest. It is important to note that, in some cases, you may be forced to pay a prepayment penalty as you are paying off the loan prior to the end of the term. You may also have to pay recording fees or transfer fee/taxes, which are taxes imposed by the local government or state to transfer the title from one owner to another. Next, most sellers typically pay the owner’s title insurance premium, a wire transfer fee, document preparation fee and attorney fees if you were to have your own attorney represent you during the settlement process.

Other additional closing costs the sellers can be responsible for include unpaid homeowner association dues (and dues included up to the settlement date), any liens or judgments that are against the property and prorated property taxes. Also, depending on how the contract is written, the seller may also have to pay for termite inspection and remediation if there is an issue, as well as repair bills or a credit for potential repairs for things that may come up during a home inspection. It is important to note here that the seller’s portion of the closing costs is deducted from the amount they receive from the sale of their property.

So understanding the qualities and characteristics of a condotel will help to better equip you when conducting research. A condotel essentially is a condo that can be rented either by the night, the week, the month or multiple months, and is similar to that of a resort as the building has a front desk where people can walk up to book or rent a unit. It is similar to a hotel in that many times the building actually looks like a hotel, but each individual unit is actually individually owned. Now the owner obviously gets a split of the nightly rate that is charged by the front desk, but the owner does not necessarily have to be involved in the booking process. Which is an ideal situation for anyone living out of state, travels for work or someone who simply would rather not take on the burden of personally dealing with the rental process. 

The front desk will usually also take care of all the cleaning for the unit including washing towels and linens, as well as any maintenance that pops up from time to time. And at the end of each month, the owner will get a statement showing how many nights the unit was rented during that time period and a check for their split of the rental income. Condotel’s work especially well in resort areas because they usually are located in popular vacation destinations and have a pretty consistent flow of people looking to rent units. And if the unit happens to be Oceanfront, that unit will not only be more appealing to renters, but you usually can also charge a premium for the desired location.

 

What are the pros of purchasing a condotel?

There are a few pros of purchasing a condotel that we wanted to point out in today’s post. First, as we touched on above, the front desk allows the rental process to be smoother, more efficient and less stressful. Also, that rental income you receive will help to offset costs of the unit on a monthly basis, such as your mortgage, rest estate taxes, homeowner’s association fees, etc. And if you have enough rental income each month to cover all your expenses on the unit and you live out of state, you have a second home in beautiful, sunny Myrtle Beach, SC that is being paid for by renters. Now that is a pretty sweet deal!

What are the cons of purchasing a condotel?

And as with all pros, there are always usually a con or two mixed into the equation. As we talked about above, you may have a unit that is covered financially each month by renters. But, on the flip side of that pro, you may also find yourself having to book your time in your unit in advance. If the front desk or rental company rents out the unit during the time you were thinking of going, it can create some complications. So it is always good to plan your trips to your unit as much in advance as possible and give notice so there is a block and it is not rented out during that time. 

And on that same note, if you are wanting to maximize your rental income through the unit, you should try to book your stay at the unit during the slow/off-season as to not take away from the income during the peak season. You also may find it difficult to find a lender for a condotel, as most major banks will not finance these units. The excitement of a new chapter in a new home, the nerves of hoping you make the right decision, the confusion of real estate jargon and contracts – we have seen it all! And we are sure that whether this is your first time purchasing a home, or if you are a seasoned pro, there are bound to be questions along the way and topics that you may want clarity and more information on. In today’s post, we are going to be talking about questions that you should be asking when buying a home. These are also questions that we get asked over and over again and surround topics that you should be knowledgeable about prior to starting the search for your new home. The information and questions below are things you should think about and be prepared for, as well as are the topics you should be talking about with your real estate agent to ensure you are on the same page before your journey begins.

 

Question one: How many homes should I see before I make up my mind on which one I want to purchase?

This is a very good question because, in today's day and age, you can view endless properties online via pictures, clips, virtual tours, etc. And while viewing these listings online is quite convenient, many times the information provided is not completely accurate and will not give you the overall picture of exactly what is going on with the property and the home itself. You want to be able to see and touch the home to really get a feel for what you would be purchasing. But back to the question on hand – we have seen people walk through two, three or four houses and end up finding the home of their dreams within one of those. And this may be a lower number than what we have seen in the past because, again, with the internet people are able to narrow down their area and neighborhood pretty precisely without leaving the comfort of their laptop. And once they see a few homes in their desired neighborhood they are able to narrow it down more quickly. But it is important to not get stuck on the ‘number’ of houses you see, but instead the quality of the homes, which one pulls at your heartstrings and checks off all your desired criteria.

Question two: How can I afford?

Now, this is something where you will want to actually sit with a lender and see what you qualify for prior to starting your search. If you are to start your home search before you know exactly what you can afford, you may end up falling in love with a home that is completely outside your budget, which leads to nothing but unnecessary heartbreak and frustration. You not only want to keep in mind how much the home is, but you also want to make sure to take into consideration how much the payments are on a monthly basis, along with taxes and insurance, to ensure that it is attainable for you and your family. Making sure you know exactly what all those numbers break down to is an important factor in you being comfortable and confident with your purchase, while also ensuring that you do not get yourself into a jam and struggle to make the payments each month.

Question three: What do you think the seller will take?

Speaking from experience in our area, we see properties sell for within three percent of asking price. If the house is marketed correctly and competitively priced for the area, we see the homes not only go fast but also have multiple offers on the table. All of these factors allow the seller to be picky with which they choose to accept, and it is all relative to the area you are looking at. But in the end, it is really all unknown and unfortunately, we do not have a crystal ball to tell us exactly what offer the seller will take. Sometimes what you think is a good and fair offer will be outshone by another offer that comes in directly after you. 

Now it is important for us to point out here that we have seen some clients who find a house they love and want to put an offer in. They go into it with the mindset that they want to start off by presenting the seller with a low offer, assuming that they will come back with a counteroffer and the negotiations will begin, but they think starting low is the best strategic plan. And while the reasoning can make sense to some degree, we have also seen that type of thinking actually working against the client. 

You need to be sure to understand that going in with too low of an offer can actually offend the seller and cause them to have a bit of an attitude when dealing with you. It can also lead to the seller being so offended and insulted that they decline your offer altogether and do not make a counteroffer at all, and the deal is essentially off the table. Making and presenting offers can be a tricky balance, which is why working with an experienced and knowledgeable real estate agent is so crucial. Your real estate agent should know the comps in the area and the local market, and be able to guide you in the right direction when it comes to making an offer to get you the best deal, while also not insulting the seller.

Question four: How do I know that I am getting a good deal?

If you have a good agent on your side, they are going to be able to guide you on this matter. They will be able to tell you the comps in the area, the breakdown by the square footage, talk about all the different odds of how fast houses are selling, what the absorption rate is, how long the house has been on the market, and what the trend is year over year in the area. These are all things that can help you identify if you are getting a good deal on the house you are interested in. You can try to predict what the market will be ten years from now - are the houses going to be the same price they are today? And while there is no way to predict that far in advance with complete accuracy, a good real estate agent can help you make an educated decision based on past market trends. The days of going in and getting a house at a ridiculous price are gone, and it is important to keep that in mind during your search.

In our area, the average closing time takes about thirty to forty-five days, but we have seen cash buyers come in and close in as little as ten days. And just to be clear, there was a lot of hand-holding in that closing because we make sure that everything is done right to protect the best interest of our buyers, but it can (and has) been done if that is the situation you end up in. But for the average deal, we are seeing thirty to forty-five days for closings.

One situation that sticks out for us involved a lady who purchased a condo with another realtor and after some time was wanting to list it on the market. The condo ended up being an alligator and she found herself getting bill after bill each month, and overall it ended up being a poor purchase for her. Long story short, we ended up selling the condo for her. A short time later the lady called us after watching our videos online and asked if she could come into the office to speak with an agent. She ended up leaving the office saying that after just thirty minutes of speaking with one of our agents that she learned more than the entire time she was with her previous agent. This just goes to show that we do not want you to get sold like most other real estate agents tend to do.
