Myrtle Beach, SC is a hot destination and many people are making the move to enjoy the incredible lifestyle our wonderful city affords. But even with the influx of people, there are still many factors that attribute to how long it will take your home to sell. And as you may have guessed, that is exactly what we are going to be talking about in today’s blog post. If you or someone you know is thinking of putting their home on the market and are wondering how long it will take your home to sell, today’s blog is a can’t-miss and a must-read!

Myrtle Beach real estate market outlook 2017

How long does it take to sell a home in Myrtle Beach, SC?

We wish there was a more cut and dry answer to this, but the time it takes to sell a condo or home in the Myrtle Beach, SC area varies from property to property. As we will discuss in more detail below, there are multiple factors that can affect the selling time of your home or condo, and it is nearly impossible to accurately predict it prior to listing the property for sale. You may think that you have the best house in the neighborhood with the most updated finishes and overall the hottest listing, but if the right qualified buyer does not come along right away you could be waiting a few weeks or months to sell. While it helps to have a property that hits everything buyers are looking for, it is difficult to predict exactly how long it will take to actually close the sale.

What factors contribute to how long it can take for my home to sell in Myrtle Beach, SC?

As we touched on above, there are many things that go in to and can affect the selling time of your condo or home in Myrtle Beach, SC. There are two main variables that can affect the selling time of the property the most, and the first one we are going to be talking about is how the property is priced. We all know that if a home or condo is listed below what it should be, buyers think they are getting a smoking deal and the listing is more likely to sell quickly. On the other hand, if a home or condo is listed above what it should be, buyers are usually less inclined to purchase the property because they think they can get more for their money with another property. Overpricing your property is a sure way to have your listing sit on the market longer than you may want and increase the time it takes for the home to sell.

A good way to avoid incorrectly pricing your property is to have a knowledgeable and experienced real estate agent by your side who can guide you in finding and settling on a competitive price for your area. Your agent should know the comps in the surrounding areas, give you advice on any renovations to do to help your home appeal to more buyers and (kindly) pull you back to reality if you feel your home is worth more than it really is. Competitively pricing your home is one of the main factors that can affect if it sells quickly to the right buyer, or sits on the market waiting for the right person to eventually come along.

The second variable that can affect the selling time of your home is how the property is marketed. Now some people may think that just listing your property online is enough to get the right buyer through the door. But, unfortunately, that is just not the case. Any agent can list a property online, but it takes the right educated and knowledgeable agent to know exactly how to market the property and get as many eyeballs on the home as possible. Because, as we all know, the more eyeballs on the property mean a greater chance of the property selling fast, and to the right qualified buyer. Especially in today’s day and age with social media and social networking, there are so many different ways and varying outlets to get your property out there. And the harsh reality is that if you do not take advantage of these marketing platforms, someone else will and their property can potentially take away good, qualified buyers leaving your home to sit on the market longer than you may like.

How to sell your Myrtle Beach home

What can I do to help my Myrtle Beach, SC home sell faster?

There are a few key things you can do to help your Myrtle Beach, SC home sell more quickly. The first, and most important, is to have a good real estate agent by your side. We have talked about this in many previous posts, but that goes to show just how important it is and how much it can impact your success. Your real estate agent should be knowledgeable about your area, have a proven track record of success and willing to work hard to help you sell your home. Also, as we spoke about above, your real estate agent should be able to recommend any renovations that should be completed prior to listing your home. This will help to ensure buyers see a livable space and not a large, overwhelming renovation project.

How to sell your Myrtle Beach home

Another way to help your property sell quicker is to make it appeal to potential buyers by staging your home. One of the first things you want to do is DE clutter the space. This is a great excuse to go through your belongings and give away/throw out items that you no longer need, and is also a great way to ensure you are not moving and hauling things to your next home that you do not need. You also want to remove any personal items such as photographs throughout the home. Why is this necessary? It helps the potential buyer to see a blank canvas that they can turn into their own home, instead of feeling like they are walking through yours. Be sure to organize furniture in a way that opens the space, not closes it, and keep the spaces organized and tidy at all times as you never know when a showing may pop up.

Why do some Myrtle Beach properties expire or fail to sell?

by Jerry Pinkas

how long after a real estate contract expires can an owner sell privately

It’s a classic scenario: family gets excited to sell their house, the family finds and hires the first realtor they see online, realtor says he/she will sell their house quickly and for top dollar, the house sits on the market for months, contract with realtor expires, house fails to sell. Has this scenario played out for you or someone you know? Do you ever find yourself wondering why some houses sell quickly and for top dollar, while other comparable houses sit on the market for weeks and weeks and do not sell? Well, as you may have guessed by now, that is exactly what we are going to be talking about in today’s blog post. We are going to be discussing why properties expire or fail to sell, and what you can do if you or someone you know finds themselves in this scenario in sunny Myrtle Beach, SC.

what happens when a real estate contract expires

What does it mean if a property listing expires?

Before we jump into the meat and potatoes of today’s post, we first wanted to cover some basics. What does it mean if a property listing expires? It means that the property has not been sold by the end of the time period stipulated in the listing contract that was set and agreed upon between the listing real estate agent and the seller. In our blog posts, we talk quite frequently about how important it is to have a good real estate agent by your side from beginning to end. And this is another reason why it is so crucial for you to do your homework on who you are locking arms with and trusting to sell your home. The time period set in the listing contract can go by very quickly if you are not working with the right person who is educated and driven, and working day in and day out to find the right buyer for your home.

How long do I have to wait to sell my Myrtle Beach home?

What are the main reasons why properties expire or fail to sell?

There are a few main reasons why properties expire or fail to sell, and the first one we are going to touch on is the price. Overpriced homes are the number one reason why homes fail to sell, and unfortunately is one of the biggest deterrents to buyers and having a successful transaction. The price may have been set by an overzealous real estate agent, or simply because the owner believes their home to be worth more than it actually is. But it is important to understand that even the most talented agent and sophisticated marketing tactics will have a very difficult time bringing an eager buyer to the table with a home that is priced beyond what it should be. The listing will be doomed to begin with and all the advertising and marketing used to promote the property will prove to be fruitless, along with a lot of wasted energy and time. So settling the right price on the property from the beginning is crucial.

The next reason why properties expire or fail to sell can arise from picking the wrong realtor to help sell your house/condo. Again, we have covered this topic numerous times throughout different blog posts because it is vital to understand when looking to sell your home. And we realize how tricky it can seem to find and hire on the right realtor that is going to work hard in your best interest from beginning to end. But choosing the right agent can mean selling your house quickly and for top dollar, and choosing the wrong agent can mean a lot of wasted time and energy, as well as your property still not sold once the contract with the agent is up. Which scenario would you rather have?

At this point, you may be asking yourself how do you know if you are picking the right real estate. And one way you can be confident in your decision is asking the realtor for a list of reviews from past clients they have worked with. This will help you be able to get a feel for how the agent works and what other people, who are just like you, have experienced with this realtor. You also want to look for a few key characteristics in the agent such as honesty and dedication, as well as the success rate of the agent on selling homes, how large their network is and how well they know the area. Do not get fooled by agents that tell you things because they know you want to hear them – make sure you are doing your homework to ensure that the agent is someone that you will be successful with.

Lastly, poor real estate marketing can attribute to a property expiring or failing to sell. This goes back to what we just talked about with finding the right real estate agent. If your property does not get the proper marketing and attention it deserves, it is not going to get in front of the right people to buy it. It is easy to just upload the listing online, but the right realtor will really know how to push and market the property so it is appealing and alluring to other buyer agents and potential buyers. Things that should be standard in this regard include incredible photography of the property, stunning video tours, and detailed descriptions that highlight the home’s best features.

Myrtle Beach Real Estate Agent Reviews

by Jerry Pinkas

Top Real Estate Agents in Myrtle Beach SC

It's no secret that the Myrtle Beach, SC real estate market is booming! People are flocking and relocating here from across the country to live a lifestyle that many only dream of. And can you blame them? Not only does Myrtle Beach, SC offer some of the most stunning beaches you can find, but the temperate weather, affordable living, and endless entertainment make the area hard to resist. And while many people would love to live here year round, there are many people that make their way to Myrtle Beach, SC throughout the year to enjoy all that this beautiful area has to offer. It really is a tourist’s paradise and a hard destination to resist when planning a vacation!

Whether you are looking to sell your current home, buy your forever home, or looking for a second vacation home in Myrtle Beach, SC, one of the most important things you can do is to find a real estate agent that is knowledgeable, hardworking and has a proven track record of success. Who you trust to help you purchase a home or condo can make all the difference in your experience and ultimately your success in the process. Myrtle Beach real estate agents are everywhere, but how do you know that you have the right real estate professional that is going to answer all of your questions, negotiate the best deal, help you purchase or sell your home and be working in your best interest every step of the way? Well, as you may have guessed, that is exactly what we are going to be talking about in today’s blog post. If you or someone you know is looking to buy or sell in Myrtle Beach, SC, today’s topic is one you do not want to miss!

Why should I be picky about which real estate agent I choose to work with?

This is a great question and one that once you understand the answer, it can make all the difference in how you purchase and/or sell your homes now and in the future. Your real estate agent is someone that represents you and your best interests during the buying/selling process. And since many people do not fully understand all the ins and outs of the real estate world, they look to their agent to help answer questions that arise, guide them in decision making, trusting that they are negotiating in their best interest and properly completing all documents. And while it may sound like the agent has a big job in the overall process, it is because they do. And that is exactly why you want to make sure that you have the right person in your corner.

Some people think that it does not make a difference who your real estate agent is and may hire on the first person they meet. But just take a second and think about this: If you have an agent that does not know the area well, does not work hard for their clients and is inexperienced in negotiating, there is a pretty fair chance that you, as the client, will not get the best possible deal when buying or selling your home. And since buying a home is likely to be one of the largest purchases you make in your lifetime, why would you leave it to just anyone. You could end up overpaying for a home, or worse, make a terrible purchase and end up with a money pit. A good real estate agent will tell you the good, the bad and the ugly with any property no matter how much potential commission is on the line.

What traits should I be looking for in a real estate agent?

There are a few important traits that you want to be sure to keep an eye out for when looking to hire a real estate agent. First, you want to make sure that your real estate agent has a successful track record. You may want to look at any online reviews the real estate has and ask for references from past clients. This will really help you get a better idea of how the agent works and what you can expect if you were to work with them. Next, you want someone who is honest and who will always work in your best interest. The worst feeling is having to second guess if your real estate agent is giving you advice based on what is best for you or if they are working in their own best interest. Lastly, you want a real estate agent who knows the area inside and out, and who has a solid network of people in their corner.

As we touched on above, the Myrtle Beach, SC area has also been an ideal place for people to retire to. Beautiful golf courses, pleasant weather and an affording cost of living all contribute to the ever-growing retiree population in the area. Staging Tips for selling your Myrtle Beach Home

What things can I do to help my house sell fast once it is on the market?

Now that we have covered the ins and out of the best time to sell your house, next we wanted to touch on certain things you can do around your home to help it sell quickly, and for top dollar. Because let’s be honest, at the end of the day you want the home selling process to be quick, as stress free as possible and walk away with the most amount of money. And here are a few tips and tricks to help you achieve this!

First, and one of the most important steps of the home selling process, is to find an agent that will work hard for you and your family. You want an agent who not only knows the area well, but also has a track record of success. It is no secret that the first thirty days of your house being on the market is a very important time, and you do not want to waste your time or the beginning momentum with someone who is still learning the ropes. The right agent and team will know exactly what advice to give you on any improvements the home needs, make sure the marketing material accurately reflects your home and will work with you to set a listing price. We cannot stress enough the importance of having the right realtor by your side!

Myrtle Beach real estate price trends

Second, you want to make sure the home is DE cluttered and all personal items, such as pictures, are removed from around the house. When a potential buyer walks through and sees the home, you want to have a clean and tidy canvas for them to picture settling into. If you have a variety of pictures and clutter everywhere, it will limit the appeal to the buyer and make it more difficult for them to imagine their own life in the space – they just see the home you live in. Third, if you are not looking to make any major renovations, it is always a good idea to update fixtures in the kitchen and bathrooms that may be a little old, professionally clean the carpets/floors and paint any rooms that are looking dull. These are great ways to spruce up the home and give it a slight facelift without breaking your wallet.

Lastly, it is always a great idea to give the home some curb appeal if it is lacking. The front of the home is the first area a potential buyer will see, and you want to be sure to make a good first impression. Doing things such as painting or replacing the front door, adding some fresh flowers to the front yard, updating the landscaping and adding a new mailbox are all things that can drastically change the appeal of the front of the home without spending an arm and a leg.

Myrtle Beach homes for sale

So the time has come to sell your beautiful Myrtle Beach, SC home! You are probably experiencing a lot of excitement for a new chapter to come, but you also may be feeling a little anxiety as you look at your seemingly mile long to-do list to get the house ready for showings. We see it all the time. But eventually the time will come when all the boxes are checked, “I’s” are dotted and “T’s” are crossed – you can rest easy now as you wait for the offers to come through the door. It sounds simple, right?

As we have talked about before, we get a lot of questions that circulate through our door here at Jerry Pinkas Real Estate Team. One question that we get asked quite frequently is in regards to selling a home in Myrtle Beach, more specifically about what potentially can go wrong when you have a buyer looking to purchase your home. And while there are many things that can go perfectly smoothly during the purchase, as with all things, there are items that can definitely go south. And as you may have guessed, that is exactly what we are going to be talking about in todays blog post.

What is the biggest problem that you see when selling a house?

As we talked about earlier, the question we get asked all the time is what problems we see that slow deals down or make deals fall apart when you are selling a property. As you can imagine, we have seen it all – the good, the bad and everything in between. One of the issues we see consistently is a problem with the buyer of the property submitting an offer on the home and ending up not being properly qualified. Picture this: an offer comes through, everyone is excited that it is finally happening and you find out after 25 or 30 days that there is an issue with financing. Major bummer, we know.

Condos for Sale in Myrtle Beach SC

Everyone is excited to get the deal done and closed, but what many people do not realize (or do not want to admit) is that deals fall apart sometimes and it is very disappointing. It is always better to find these things out upfront and make sure that the buyer is not only serious, but is a qualified buyer to purchase your home. As you can imagine, when this does not happen it not only wastes people’s time, but also is very upsetting and frustrating. This is one of those things that we want to make sure you avoid when you are selling a house, and that is where we come in. Our experienced team here at Jerry Pinkas Reality are here to help you and give you the guidance you need to ensure that potential buyers really are ready and qualified to move the purchase process along.

We also want to touch on the fact the issues can arise at any point throughout the purchasing and closing process, not only when it comes to financing. There are contingencies and issues that can arise even when you have a buyer that wants to make a full cash offer. The best way to avoid these pitfalls that can be costly and frustrating is to work with an experienced agent that knows the area and can ensure that you do not waste your time or energy on offers that do not have the proper backing. You want to make sure that you go into the selling process with an open mind and an understanding that anything can happen – good or bad – but that the right agent will ensure you are taken care of at every point.

How to Sell your House in Myrtle Beach

Should I be more confident if the buyer has been pre-qualified and/or pre-approved?

Absolutely! But before we get into this topic too much, we want to properly define these terms so you can fully grasp what they can mean to you during the selling process. The terms pre-qualified and pre-approved, while they sound similar, do have some differences and it is important to know how to differentiate the two. When we talk about a buyer being pre-qualified for a mortgage, all that means is that they have submitted a financial overview (such as debts, incomes and assets) to a lender and that lender has given them an overall picture of the size of the mortgage that they can qualify for. And while this is usually a pretty simple process, it is important to understand that this is not a comprehensive look at the buyer’s ability to purchase a home – it is simply an overview at the potential of the loan amount.

Myrtle Beach oceanfront homes for sale

Now don’t get us wrong, having a pre-qualified buyer is great. But on the other hand, having a pre-approved (especially a fully pre-approved) buyer is an even better scenario.  What is a pre-approved buyer? We thought you would never ask. The pre-approval process is one that is definitely more involved and takes other items into account. A buyer will complete an official mortgage application, and the lender will then review the buyers tax information, verify their credit score, verify that they are employed, verify their income, etc. At the end of the evaluation, which typically takes around 21 days, the lender will provide the buyer the specific mortgage amount that they qualify for. So as you can see, having a buyer that is pre-approved does hold more weight than someone who is just pre-qualified. But in the end, having a buyer be either pre-qualified or pre-approved trumps someone who has not gone through either process, and can therefore be a much more appealing buyer with less risk for potential issues arising down the road.

On a side note, if you are a buyer, going through the process of getting pre-qualified or pre-approved is a great way to see where you stand when trying to get a mortgage. You can see what things you need to work on, spend time on and essentially work to correct to attain the type of financing you are looking for. On the other hand, if you do not have time to work on fixing the things holding you back, it may be a good way to understand the type of home you can afford and therefore refine your search based on what makes sense for your current situation. And since the pre-approval process can take around 21 days, you may want to start the process sooner rather than later if you are in a hurry to purchase a home.
