Why do some Myrtle Beach properties expire or fail to sell?

by Jerry Pinkas

how long after a real estate contract expires can an owner sell privately

It’s a classic scenario: family gets excited to sell their house, family finds and hires the first realtor they see online, realtor says he/she will sell their house quickly and for top dollar, house sits on the market for months, contract with realtor expires, house fails to sell. Has this scenario played out for you or someone you know? Do you ever find yourself wondering why some houses sell quickly and for top dollar, while other comparable houses sit on the market for weeks and weeks and do not sell? Well, as you may have guessed by now, that is exactly what we are going to be talking about in today’s blog post. We are going to be discussing why properties expire or fail to sell, and what you can do if you or someone you know finds themselves in this scenario in sunny Myrtle Beach, SC.

what happens when a real estate contract expires

What does it mean if a property listing expires?

Before we jump into the meat and potatoes of today’s post, we first wanted to cover come basics. What does it mean if a property listing expires? It means that the property has not been sold by the end of the time period stipulated in the listing contracted that was set and agreed upon between the listing real estate agent and the seller. In our blog posts we talk quite frequently about how important it is to have a good real estate agent by your side from beginning to end. And this is another reason why it is so crucial for you to do your homework on who you are locking arms with and trusting to sell your home. The time period set in the listing contract can go by very quickly if you are not working with the right person who is educated and driven, and working day in and day out to find the right buyer for your home.

how long do i have to wait to sell my house after it was listed with a realtor?

What are the main reasons why properties expire or fail to sell?

There are a few main reasons why properties expire or fail to sell, and the first one we are going to touch on is price. Overpriced homes are the number one reason why homes fail to sell, and unfortunately is one of the biggest deterrent to buyers and having a successful transaction. The price may have been set by an overzealous real estate agent, or simply because the owner believes their home to be worth more than it actually is. But it is important to understand that even the most talented agent and sophisticated marketing tactics will have a very difficult time bringing an eager buyer to the table with a home that is priced beyond what it should be. The listing will be doomed to begin with and all the advertising and marketing used to promote the property will prove to be fruitless, along with a lot of wasted energy and time. So settling the right price on the property from the beginning is crucial.

The next reason why properties expire or fail to sell can arise from picking a poor realtor to help sell your house/condo. Again, we have covered this topic numerous times throughout different blog posts because it is vital to understand when looking to sell your home. And we realize how tricky it can seem to find and hire on the right realtor that is going to work hard in your best interest from beginning to end. But choosing the right agent can mean selling your house quickly and for top dollar, and choosing the wrong agent can mean a lot of wasted time and energy, as well as your property still not sold once the contract with the agent is up. Which scenario would you rather have?

myrtle beach real estate market outlook 2017

At this point you may be asking yourself how do you know if you are picking the right real estate. And one way you can be confident in your decision is asking the realtor for a list of reviews from past clients they have worked with. This will help you be able to get a feel for how the agent works and what other people, who are just like you, have experienced with this realtor. You also want to look for a few key characteristics in the agent such as honesty and dedication, as well as the success rate of the agent on selling homes, how large their network is and how well they know the area. Do not get fooled by agents that tell you things because they know you want to hear them – make sure you are doing your homework to ensure that the agent is someone that you will be successful with.

Lastly, poor real estate marketing can attribute to a property expiring or failing to sell. This goes back to what we just talked about with finding the right real estate agent. If your property does not get the proper marketing and attention it deserves, it is not going to get in front of the right people to buy it. It is easy to just upload the listing online, but the right realtor will really know how to push and market the property so it is appealing and alluring to other buyer agents and potential buyers. Things that should be standard in this regard include incredible photography of the property, stunning video tours, and detailed descriptions that highlight the home’s best features.

Are properties selling in Myrtle Beach?

by Jerry Pinkas

Recently Sold Homes in Myrtle Beach SC

The secret is out about Myrtle Beach, SC. People have their eyes on the area for many reasons, and there is no denying that many couples, families and even retirees are relocating here to live the enviable lifestyle that this beautiful area affords. If you are a homeowner and wondering if houses are selling in this area, today’s blog post is for you! It can be tricky trying to understand the trends and what the market is doing, but we hope that this post will give you a little insight to how and why properties are selling in sunny Myrtle Beach, SC.

What factors contribute to properties selling fast in Myrtle Beach, SC?

There are many factors that contribute to whether or not a house sells fast or sits on the market for a while. The first factor we are going to talk about is the property itself. If the house or condo is located in a great part of town, priced right, newly renovated and has all the bells and whistles buyers are looking for, then naturally the property will appeal to many buyers and will most likely sell quickly. On the other hand, if the house or condo is located in a less desirable part of town, is priced too high, has outdated appliances, doors missing and the roof is about to collapse, naturally, it may take a little longer for the right buyer to come along to take on the project. With properties like this, many buyers see a huge renovation, a large price tag and a lot of time spent having to update the property. Which is not to say that the property will not sell if it is in that condition, but again, the right buyer will have to come along to see the potential of the property.

real estate for sale Myrtle Beach SC

The second factor that can contribute to a property selling fast or not is the real estate agent. Some people think that all real estate agents do is list the property online, do one showing and the property magically sells for top dollar. In reality, there is so much that an agent does behind the scenes to prep, market and sell the property that many people do not realize. So if you are working with a real estate agent that does not know how to properly market the house/condo, does not have a strong network and is not skilled at negotiating on their client’s behalf, then you may have a more difficult time not only selling your property but getting the price you want. You also have to make sure that your real estate agent is working in your best interest and keeps your listing as a priority amongst their other listings.

And as we spoke about above, your real estate agent will be able to give you advice and guide you on what improvements and renovations should be done to the house for it to sell at top dollar. As a homeowner, you may think that your property is perfect and that any person walking in off the street and want to purchase it. But the right agent will come in with the skills and knowledge of the market and what buyers are looking for to help you determine what improvements are worth spending the money on and what can be skipped. So having a strong, honest and skilled agent by your side can make all the difference in your selling experience.

Questions to Ask When Buying a Home

by Jerry Pinkas

Questions to ask seller when buying a house

The idea and process of buying a home can bring with it a mix of emotions. The excitement of a new chapter in a new home, the nerves of hoping you make the right decision, the confusion of real estate jargon and contracts – we have seen it all! And we are sure that whether this is your first time purchasing a home, or if you are a seasoned pro, there are bound to be questions along the way and topics that you may want clarity and more information on. Luckily, here at Jerry Pinkas Realt Estate Experts we have seen just about every situation you could think of unfolding, and are experienced professionals when it comes to everything real estate. We are here to answer any questions you have!

In today’s post, we are going to be talking about questions that you should be asking when buying a home. These are also questions that we get asked over and over again and surround topics that you should be knowledgeable about prior to starting the search for your new home. The information and questions below are things you should think about and be prepared for, as well as are the topics you should be talking about with your real estate agent to ensure you are on the same page before your journey begins.

Question one: How many homes should I see before I make up my mind on which one I want to purchase?

This is a very good question because, in today's day and age, you can view endless properties online via pictures, clips, virtual tours, etc. And while viewing these listings online is quite convenient, many times the information provided is not completely accurate and will not give you the overall picture of exactly what is going on with the property and the home itself. You want to be able to see and touch the home to really get a feel for what you would be purchasing. But back to the question on hand – we have seen people walk through two, three or four houses and end up finding the home of their dreams within one of those. And this may be a lower number than what we have seen in the past because, again, with the internet people are able to narrow down their area and neighborhood pretty precisely without leaving the comfort of their laptop. And once they see a few homes in their desired neighborhood they are able to narrow it down more quickly. But it is important to not get stuck on the ‘number’ of houses you see, but instead the quality of the homes, which one pulls at your heartstrings and checks off all your desired criteria.

Home Checklist Questions to ask when buying a home

Question two: How can I afford?

Now, this is something where you will want to actually sit with a lender and see what you qualify for prior to starting your search. If you are to start your home search before you know exactly what you can afford, you may end up falling in love with a home that is completely outside your budget, which leads to nothing but unnecessary heartbreak and frustration. You not only want to keep in mind how much the home is, but you also want to make sure to take into consideration how much the payments are on a monthly basis, along with taxes and insurance, to ensure that it is attainable for you and your family. Making sure you know exactly what all those numbers break down to is an important factor in you being comfortable and confident with your purchase, while also ensuring that you do not get yourself into a jam and struggle to make the payments each month.

The Home Buying Process

Question three: What do you think the seller will take?

Speaking from experience in our area, we see properties sell for within three percent of asking price. If the house is marketed correctly and competitively priced for the area, we see the homes not only go fast but also have multiple offers on the table. All of these factors allow the seller to be picky with which they choose to accept, and it is all relative to the area you are looking at. But in the end, it is really all unknown and unfortunately, we do not have a crystal ball to tell us exactly what offer the seller will take. Sometimes what you think is a good and fair offer will be outshone by another offer that comes in directly after you.

Now it is important for us to point out here that we have seen some clients who find a house they love and want to put an offer in. They go into it with the mindset that they want to start off by presenting the seller with a low offer, assuming that they will come back with a counteroffer and the negotiations will begin, but they think starting low is the best strategic plan. And while the reasoning can make sense to some degree, we have also seen that type of thinking actually working against the client.

You need to be sure to understand that going in with too low of an offer can actually offend the seller and cause them to have a bit of an attitude when dealing with you. It can also lead to the seller being so offended and insulted that they decline your offer altogether and do not make a counteroffer at all, and the deal is essentially off the table. Making and presenting offers can be a tricky balance, which is why working with an experienced and knowledgeable real estate agent is so crucial. Your real estate agent should know the comps in the area and the local market, and be able to guide you in the right direction when it comes to making an offer to get you the best deal, while also not insulting the seller.

Questions to ask before making an offer on a house

Question four: How do I know that I am getting a good deal?

If you have a good agent on your side, they are going to be able to guide you on this matter. They will be able to tell you the comps in the area, the breakdown by the square footage, talk about all the different odds of how fast houses are selling, what the absorption rate is, how long the house has been on the market, and what the trend is year over year in the area. These are all things that can help you identify if you are getting a good deal on the house you are interested in. You can try to predict what the market will be ten years from now - are the houses going to be the same price they are today? And while there is no way to predict that far in advance with complete accuracy, a good real estate agent can help you make an educated decision based on past market trends. The days of going in and getting a house at a ridiculous price are gone, and it is important to keep that in mind during your search.

Question five: How long does it take to close?

In our area, the average closing time takes about thirty to forty-five days, but we have seen cash buyers come in and close in as little as ten days. And just to be clear, there was a lot of hand-holding in that closing because we make sure that everything is done right to protect the best interest of our buyers, but it can (and has) been done if that is the situation you end up in. But for the average deal, we are seeing thirty to forty-five days for closings.

Questions to ask when touring an open house

What should I do if I am interested in purchasing a home in Myrtle Beach, SC?

Oceanfront and Ocean View – What’s the Difference?

by Jerry Pinkas

What's the difference between oceanfront and beachfront

It is no question that Myrtle Beach, SC is known for its beautiful, warm beaches and glistening waters, and we certainly understand why the Grand Strand is known as having some of the most stunning beaches in the country. And because of that, many individuals, couples, families, and retirees are flocking to the area to take advantage of the beautiful weather and everything the area has to offer. Due to the influx of people coming to Myrtle Beach, SC for the beaches, we tend to get quite a few questions and inquiries surrounding available oceanfront and ocean view properties.

With that, a question we get asked all the time here at Jerry Pinkas Real Estate Experts is what the difference is between oceanfront and ocean view. And we hear a lot of people say, “I just want an ocean view condo,” but what they really mean is a direct, oceanfront property. Much to some people’s surprise, there, in fact, is a difference between an oceanfront property and an ocean view property. Have you found yourself searching the web and not fully understanding the difference when you see the two descriptions? If your answer is yes, then this blog is for you. We hope the information below clears up any confusion you may have or equips you with the knowledge you did not know you were missing when it comes to these properties in the Myrtle Beach, SC area.

What does ocean view mean

What are the perks and downsides of an oceanfront property?

Would you agree with us if we said that a sandy beach and warm ocean waters made the perfect combination for a backyard? How would you feel waking up every day to the sound of crashing waves and the calming smell of the fresh ocean mist? Well, that is pretty much what you can expect when you purchase an oceanfront property. ‘Oceanfront’ means that your unit is directly on the ocean with the beach right in front of you, and yes, we agree that it is as close as it gets to heaven on earth.

Not that we have to point it out to you, but one of the main perks to an oceanfront property is that there is nothing standing between you and the warm sand between your toes, the glistening Myrtle Beach, SC sunshine and the dazzling, welcoming waters of the ocean. You have the beach and ocean available to you without having to drive, park and walk to put your beach towels down. You can walk right outside and you are there. Pretty sweet, huh? We tend to agree wholeheartedly. Lastly, if you are looking to rent out the unit, vacation-goers tend to favor oceanfront rental options, ensuring you will most likely see good rental income and a steady flow of renters throughout the year.

And while you may be thinking what could possibly be the downside of such an incredible setup, with the good comes the, well, not so good. The main downside of most oceanfront properties, as you may have guessed it by now, is the price. Due to the limited amount of oceanfront units in a condo building, those properties tend to be in high demand, and thus have a higher price tag than others that are not on the water. And not just condos, there are many incredible attached and detached oceanfront homes that will also carry a heftier price tag than those in a traditional cul-de-sac without the oceanfront view. But it is true when people say ‘you get what you pay for,’ and in this situation, most times you will have to pay a higher price for all the perks, beauty and convenience of an oceanfront property. It is just up to you to decide if that price is justifiable given your budget, your wants, and your needs.

Partial ocean view vs ocean view

What are the perks and downsides of an ocean view property?

On the other hand, ‘ocean view’ means that you are going to get a view of the ocean, and maybe a little view of the beach, but there may be things standing between you and the ocean. Image walking out on your balcony and instead of the ocean and beach being right in your backyard, you are able to see it in the distance. How much of a distance you ask? It depends on the unit. There are units that are extremely close to the beach and ocean but have a pool or smaller building in-between. Then there are units that are several blocks away and are a decent walk, or even a drive, to get to enjoy the beach and ocean.

But even though you are not right on the beach, the main perk to an ocean front unit is that you are still able to see and take in the beauty and tranquility of the water, but you are not paying the high price tag for an actual oceanfront unit. If a non-negotiable for you is being able to see the ocean, but you are not wanting or able to pay the higher price of an oceanfront option, and you are okay with a short commute (by foot or car) then an ocean front unit can be a great option for you. And similar to an oceanfront property, if you are looking to rent the unit out, a major perk is being able to list ‘ocean view on your rental listing. Many people who visit the Myrtle Beach, SC are wanting to see and/or spend time at the beach. So being in close proximity to the water is always a huge plus and can help ensure you have rental income coming in throughout the year.

What is right for you Oceanfront or Ocean View

Since the views and distance to the water can vary in these units, be sure to contact our team here at Jerry Pinkas Realty so we can show you different options. We can work with you and your budget to get you the best view possible, as well as to check off all your wants and needs in a unit. There are so many incredible ocean front properties that have breathtaking views, and we look forward to showing you these options and finding your dream unit.

Difference between oceanside and ocean view

What should I do if I am interested in purchasing an oceanfront or an ocean view property?

Now that we have discussed the differences between an oceanfront and an ocean view property, we hope that you have a better feel for what you are looking for. While there are perks and negatives to both options, I think we can all agree that nothing beats being in close proximity to, and waking up to see, some of the country’s most beautiful beaches. Are you still confused about which option best fits your needs and wants? Give our experienced team here at Jerry Pinkas Real Estate Experts a call today! Allow our incredible and knowledgeable agents to take you around to a few properties so you can see the differences in person, decide which option checks everything off your list and get all your questions answered. The Differences Between a One-Bedroom and a Studio Condo

by Jerry Pinkas

Difference between a studio and one bedroom condo

A question we get asked all the time here at Jerry Pinkas Real Estate Experts is what the difference is between a one-bedroom suite and a studio/efficiency condo on the beach. Whether you are a first time home buyer, scouting for a second home or just looking to purchase a rental property, you may have found yourself asking the same thing.  And you may think that the internet is the best place to go to decipher the difference, but in reality that just may make things more confusing for you. We have a lot of people that come to us after looking at these types of listing online and end up not only having a difficult time understanding the differences but are also a lot more confused than when they started their initial search on the web. So, as you may have guessed, in today’s blog post we are going to show you and outline the differences between a one-bedroom condo and an efficiency suite to help you better understand what option will best fit your needs.

Are studio apartments cheaper than one bedroom

What will I find in a one-bedroom suite?

The one-bedroom suite is the first item on our list to talk to you about today. In many one-bedroom suites, you will find a space comprised of a living room with enough space for a sofa and television unit, as well as a dining area where you can put a table to comfortably sit all your family and guests. You will also have a separate area for a kitchen, and in many units, you will find a galley style kitchen, that will have a stove and microwave. It is important for us to note here that some units come with a dishwasher and some come without. If that is a non-negotiable item for your desired unit, be sure to talk to an agent here at Jerry Pinkas Real Estate Experts and let them know so they narrow down their search to meet those specific criteria. You will also find closet space in the one-bedroom units, as well as potentially another closet that can either be used for additional clothing or as storage space.

The bedrooms in these units can obviously vary in size, but can typically fit two full or queen mattresses or a king size bed. There is also a standard bathroom that can either be attached to the bedroom or be a stand alone.  It is important for us to note here as well that the main difference between the one-bedroom and the efficiency suite is that the one-bedroom will have a door that separates the bedroom from the rest of the living and dining spaces, thus giving more of a ‘suite’ feel. Additionally, a benefit to a one-bedroom suite is that many times there will be space for a wall bed, which when not in use will not take up any extra room, but also allows for an additional bed if needed to accommodate additional guests.

What will I find in an efficiency suite?

While an efficiency suite shares similar qualities to a one-bedroom suite, there are subtle differences between the two that can end up making a big difference for you and what you end up wanting to purchase. And while many people tend to consider an efficiency condo to be a little too small for them, it can end up being the perfect option for someone looking for that specific layout, design, and price. When you think of an efficiency condo you may tend to think of a space the size of a hotel room or a studio apartment, instead of the more traditional one-bedroom concept where you have designated areas and doors separating certain rooms. When you walk into an efficiency suite, you will usually find one big room that contains a living area, dining area, kitchen, and bedroom, as well as a separate bathroom with its own door for privacy. These efficiency suites are ideal for people who like the openness of the space and are able to use the space effectively. Do you want to know the best part about the efficiency suites? You can buy a unit on the beach for under $100,000! And when you are that close to some of the country’s most beautiful beaches, does it really matter how your unit is designed or laid out? We tend to not think so either.

One Bedroom Condos Myrtle Beach SC

What are the perks of both a one-bedroom and an efficiency suite option?

There are many perks to both a one-bedroom and an efficiency suite, it really just depends on your needs and what you are looking for in a unit. With a one-bedroom, the obvious perk is that the bedroom is separated with a door, which may not sound like a big deal, but it can be a deal breaker for some people. If you have kids and want a separate, private room from them, then a one-bedroom option may be more your speed. Or if you tend to have a lot of people over and just do not want them sitting on your bed, which is right next to the couch and kitchen, then the one-bedroom suite is probably what you are looking for. On the other hand, if you are single or do not mind having all the areas of your unit be in one space, then an efficiency suite may be perfect for you. Due to the potential for the space being smaller and holding fewer people, an efficiency suite can tend to be on the lower end of the spectrum in terms of price compared to a traditional one-bedroom.

Now let’s say that you are purchasing a one-bedroom unit or an efficiency suite in Myrtle Beach, SC as a second home or rental property. That situation definitely has the potential to change things as the unit will not be your permanent residence. This will allow you to be more flexible in what unit you choose, the space you are looking for, the layout that is available and whether or not you want the breakdown and privacy of a one-bedroom unit. Obviously, if you are renting the unit out, you may be able to get more rental income with a one-bedroom as the space, again, has the potential to accommodate and sleep more people. On the other hand, some people like the simplicity and openness of an efficiency suite and will be more likely to search those criteria.

Mistakes to Avoid When Purchasing a Condo in Myrtle Beach, SC

by Jerry Pinkas

buying a condo in myrtle beach is it a good investment 2017

If you are in the market to purchase a condo, today’s blog post is one you do not want to miss! At Jerry Pinkas Real Estate Experts we have helped countless individuals, couples, families, and retirees purchase a condo here in sunny Myrtle Beach, SC, and have seen just about every situation you could image unfold. We understand the excitement, as well as the struggles and pitfalls, that can accompany the purchase of a new condo, which is why we wanted to bring you this blog today. We want to help you avoid those mistakes that can be costly and extremely frustrating when purchasing a condo in hopes to make it a smooth and successful buying process for you. If you want to learn about potential pitfalls and things to be aware of when buying a condo, keep reading below.

What mistakes should I watch out for when purchasing a condo?

Here at Jerry Pinkas Real Estate Experts we understand why condos are so appealing to people, especially millennials and seniors who are retiring, so this information really spans and relates to all age ranges. The first thing we want to bring to light when purchasing a condo is making sure that you are using the right lender, as they will help you to review any litigations and homeowner’s documents on your behalf. Why would the lender be interested in this you ask? Well, the same way you would not want to get involved with a risky property, they equally do not want to loan you money on a project that is going to get them in trouble either. So using the right lender is definitely a bonus on your part as they will help to ensure the value of the investment.

Next, make sure to review certain aspects of the Homeowner’s Association such as their budget, if they have reserves (and if so how much), if they have money in the bank, are they are losing money and if the HOA has any pending litigations against them. These are all very important things to know. You can also take a look at the meeting minutes, as well as inquire about any pending projects that are outstanding. You may also want to ask about the stability and turn over rates within the HOA as that can be a potential red flag.

successful tips for buying a Myrtle Beach Condo

As far as the building itself goes, there are certain areas that you will want to inquire about. And this is a good time for us to point out that having the right real estate agent by your side will certainly help in making sure all the right questions get asked, as well as making sure that all the questions get answered and nothing is left unsaid. Especially when it comes to the condo questionnaire, you will want to make sure that everything is filled out properly to avoid any potential complications and headaches. You will want to inquire about any timeshare units in the building, how the commercial space (if any) associated with the property is set up, who make up the homeowner’s association and making sure that the HOA and the rental company are separate entities. You will also want to see if there are any structural issues to take note of such as mold, leaking roof - things of that nature. These are all things you want to know and fully understand before you get involved with a condo building.

What is the difference between a condotel and a condo?

There are a few main differences that are important to note when it comes to condotels and condos. When you think of condotels, image hotel units that are being sold to individual buyers but continue to operate with many of the same features as a hotel. For example, condotels offer many of amenities that people know and love about traditional hotels such as on-site restaurants, lounges, front desk check-in and gift shops. Additionally, the condotel units are usually sold furnished, so that takes some pressure off the buyer to have to purchase additional furniture. The owner is able to use the condotel whenever they wish, and the unit can also be rented out nightly or for extended stays during vacant times through a rental program. A large benefit of condotels is that, in many cases, they are rented, maintained and cleaned by the hotel management, or you can opt for an off-site management company to take care of this for you. Either way, you can expect the unit to be tended to in your absence.

Best investment property in Myrtle Beach

On the flip side, in a traditional condo, the owners are responsible for everything listed above including in home security, maintenance, and housekeeping, and the units are typically sold unfurnished. If you are a long distance owner of the condo, you can imagine how this reality can present some difficulties, especially if you are looking to rent the unit out when you are not using it. You can hire a company to clean the unit after each rental stay, so there are definitely ways to make everything work and be profitable. It is also important to note that rental options in a condo usually require more than one nights stay, and the on-site amenities, such as the gym and pool, tend to be limited.

What are the benefits of buying a condo versus a detached home?

There are many benefits to owning a condo, as well as a detached home, depending on what you are looking for. One of the main benefits that many people enjoy in condo living are the amenities. Many condo buildings have resort style amenities including spa-like fitness centers and pools, and these features may be too costly if you have to incorporate them into your own home. Additionally, condos are more convenient and tend to be more low-maintenance which is great if you live a busier lifestyle. Much of the maintenance of the building is covered in association fees, so the only thing to really worry about is the interior of your specific unit.

One of the main reasons that people look to purchase a condo versus a detached home, simply put, is the price. Condos tend to be much less inexpensive which is great if you are a first time home buyer or are looking to purchase a second home or investment property. The barrier to entry when purchasing a condo is lower, and therefore more attainable for a lot of people. And since there has been a large influx of retirees to Myrtle Beach, and many are on a strict set income each month, having the lower bills of a condo is much more appealing.

What to Look for When Hiring a Buyer’s Agent

by Jerry Pinkas

How to hire a Buyers Agent

Buying a house, regardless if you are a first time home buyer or a seasoned pro, is an exciting time and has the potential to be a fun and enjoyable process for you and your family. As you sort through different neighborhoods and house styles, you start to envision what your new neighbors will be like, how each room will be used and what touches you will put on the home to make it uniquely yours. As thrilled as you are for your new chapter to start, you need to first focus on getting the right people in your corner as you being the home searching and buying process. And as you may have guessed, that is where our blog topic is going to be taking us today. We will be discussing all the important things you need to know about finding and hiring on the right buyer’s agent, and why the right agent is so crucial in determining your success and experience during the home buying process.

Why is it important to hire a buyer’s agent when looking to purchase a home?

As we have discussed in a previous post, there is a pretty significant difference when it comes to buying and selling agents, and the importance of having the right agent on your side to meet your specific needs as a client. Why is it so important to have a buyer’s agent when purchasing a home? Simply put, you want an agent that is skilled and experienced when it comes to buying houses and will have your best interests at heart during the entire process. Having an agent that is solely focused on helping clients through the buying process will ensure that they are not bringing you only to listings they want you to see (i.e. their other listings) and that they have the skill set needed to help you throughout the journey.

Here at Jerry Pinkas Real Estate Experts we split our agents down the middle and have a specific group of agents that are solely focused on helping our clients purchase homes and another set of agents that are solely focused on helping our clients list and sell their homes. And we are very calculated in that move because we know there are two completely different skill sets involved here. We understand that the needs of our clients who are selling their home are different than those of our clients who are purchasing a home, and therefore our agents cater to and use different skill sets for each. Understanding the importance of hiring on a buyer’s agent when looking to purchase a home can make all the difference and can save you a lot of time, energy and headaches along the way.

Buyers Agent Fees

What traits should you look for when hiring a buying agent?

Before we touch on the traits you should look when hiring on a buying agent, we first want to touch on what their responsibilities are, as fully grasping what buying agents do can then, in turn, help you identify the traits you should be looking for. First and foremost, a buyer’s agent is responsible for being there and assisting their client through the entirety of the buying process. While it may not seem like it, there are many duties and responsibilities that the buying agent handles to ensure the process is not only successful but also that it runs smoothly for their client. After you find the agent you want to work with, you will sit down with them and review your “must have” list and you “want” list. This will help to give your agent a better idea of the nonnegotiables in a home, as well as things that are very important to you but not necessarily deal breakers.

What does a real estate agent do for a buyer

Your buying agent will then take that list and search for listings that meet your desired criteria. It is important to note here that having an established and successful agent on your side can potentially mean that you will gain access to listings that are not yet on the market through connections and relationships they have with other selling agents. This gives you an edge on other buyers and therefore lessening the competition and widening your range of potential homes to choose from. Once your buying agent has a few homes they think you will like, they will then arrange for you to see and walk through the home. When you eventually find and fall in love with a home, you and your agent will sit down to craft an offer to send to the seller’s agent. Your agent will then negotiate on your behalf until agreed upon price and conditions are met. Your buying agent will be by you, representing you, the whole way through until every contract is signed and every contingency is met.

Buyers Agent Duties

As you can tell, there is a lot that goes into the process of finding and buying a home and therefore you will be spending a lot of time with your buying agent. They essentially will become your new best friend, which is also why finding the right agent is so important. A few traits you will want to see in your buying agent include someone that is honest, trustworthy, reliable and has a proven track record of success. If a realtor has a positive reputation and raving client testimonials, you will have more confidence in hiring them on to represent you. If a realtor does not have such positive testimonials or a track record of success, you may want to rethink that person and instead find someone that you know will be better suited to represent you.

Why should I choose Jerry Pinkas Real Estate Experts when looking to buy a home in the Myrtle Beach, SC area?

The Differences Between a Listing Agent and a Buyer’s Agent

by Jerry Pinkas

Do you need a listing agent or buyer agent

We understand the confusion that can come with buying and selling a home, especially if this is your first go around with either. There is verbiage that you may not understand, contracts that seem a mile long and you may not be sure where to start with the whole process. We get it and are here to help decode a real estate mistake that we see all the time that can end up making a large difference in your experience with buying and selling a home in Myrtle Beach, SC.

In today’s post we are going to be talking about the differences between a buyer’s agent and a seller’s agent, and why knowing the difference between the two can save you from pitfalls that can be costly and frustrating.

Why is it important to understand the differences between a listing’s agent and a buyer’s agent?

At Jerry Pinaks Reality we want to make sure that you avoid a major pitfall when you are buying or selling a home. A lot of the time we see people who hire on an agent they found online and do not take the time to ensure that agent is the right fit for their needs. If you are buying a house, you want to make sure that you go with an agent that is strictly focused on helping their clients buy homes. And if you are selling your home, you want to make sure that you find an agent that is strictly focused on selling their clients’ homes.  Here at Jerry Pinkas Reality we do not have agents that do both – in other words, we have a separate group of agents that only work with buyers and a separate group of agents who only work with sellers. Why do we do it that way you may ask? Well for one, there are two completely different skill sets for each group. And two, they only work to the advantage to the client they are working with.

Now understand this -  if you are out there looking to buy a property, is that agent that you picked up online or found randomly only going to show you the things they want you to see? Like their other listings? Or are they going to stop what they are doing with you because they have a scheduled closing appointment to be at? This is why we have split the team here at Jerry Pinkas Realty down the middle and again, we have listing agents who are only in charge of listing properties and only work for our sellers and will never disclose any confidential information that you have given to them. Same with buyers, they will never disclose any information to weaken your ability to purchase and will only focus on getting you the best deal. Because what can happen is you hire on an agent to help you buy a home and come to find out they are working on the side with the seller – which could lead to a bad deal for you. Whether you are a buyer or a seller, you want to get the best deal and work with an agent that has your best interests at heart. And that just happens to be what our experienced team here at Jerry Pinkas Reality does best.

Advantages of a buyer's agent

What are the responsibilities of a buyer’s agent?

A buyer’s agent is responsible for assisting their client throughout the buying processes, and has many duties to ensure the process is successful and runs smoothly. One of their responsibilities is to assist their client in finding properties that meet their desired criteria. Typically, the agent will sit down with their client and go through a list of all their wants and needs in a new home. The agent will then take that list and search for homes that they believe to be good matches and set times to show the potential homes to their client. It is also helpful to point out here the importance of a good buying agent, as most of the time the agent will have access to listings that you will not be able to find on your own. For example, they may have connections and relationships that will inform them of properties that are not listed online yet. As a buyer, this will give you first access to listings and the ability to see properties before other buyers without this inside information.

Another responsibility of a buyer’s agent is to assist in determining which property is best suited for their client. It is one thing to search for listings that may fit their buyer’s initial criteria, but it is another ball game to dig deep into the listings and help spot problems when showing the home such as if the neighborhood will be noisy at night and what costly repairs need to be done. The buyer’s agent will research the history of each of the properties they show and help their client to make an informed and educated decision based on all the information they find.

The buyer’s agent is also responsible for making and negotiating offers on their client’s behalf to ensure that the offer is fair and not too generous or insulting. They will be able to guide their client on things such as whether they should push for the pool to be serviced prior to moving in or whether the carport is really worth the extra money. Another responsibility for the buyer’s agent, similar to the seller’s agent, is to follow through on the contingencies (and make sure everything is met) until the sale closes.

What is a Listing Agent in Myrtle Beach?

What are the responsibilities of a seller’s agent?

Now that we have touched on the responsibilities of the buyer’s agent, we are going to move on to those of the seller’s agent. A seller’s agent main goal is to sell the property for the highest price in the shortest amount of time, and to do this the agent must assist the seller in valuing and properly pricing the property to put on the market. The agent will ensure that the home is accurately and competitive priced and, since these two do not always add up, you want to make sure you have an experienced agent who is able to understand how to create the proper balance and sell the house for the price the seller wants – which can be trickier than you think.

The seller’s agent will also suggest any necessary repairs and improvements to the home. It is important to understand that when the market is bad, buyers can be particular about the home they purchase because there are so few houses listed on the market. On the flip side, when the market is good, buyers are also particular because there are so many houses listed on the market. So either way, buyers are usually always picky which means that every details counts when it comes to selling the house, especially if you are looking to take home a certain number from the sale. The selling agent will be able to walk through the home and point out which details are the most important and worth spending money on. An example of this would be thinking your shutters just need a little coat of paint when in reality they really need replacing or thinking you should upgrade your kitchen countertops with expensive granite when in reality many buyers are actually not looking for granite in which case would be a waste of money.

Good ways to find a buyer’s agent in Myrtle Beach

Not only will the seller’s agent do things like host open houses and put a ‘for sale’ sign up in the yard, but they are also responsible for marketing the property to buyer’s agents. This can be done through posting the property on the MLS, as well as networking with other agents who may have buyers that would be interested in the house. The seller’s agent will also present and negotiate offers on your behalf. They will help decide the difference between fair offers and low offers, as well as let you know if the market is going to allow you to sit and wait around for the offer that you really want or if you should take an offer that is presented. Having trouble understanding legal jargon or details presented in the contract? Your agent will be able to put things into more simple terms for you to understand and also outline what needs to be done in order to complete the transaction should you choose to accept the offer. Lastly, the seller’s agent is responsible for following through on the contract contingencies until the sale of the homes closes (same as the buyer’s agent).

Myrtle Beach real estate agent reviews

When you are looking to buy a house in Myrtle Beach, SC, we know you have your choice of realtors to choose from. And since it is such a large decision and costly purchase you want to make sure that you find the right agent to serve you during the process. Because you are on the hunt for a real stage agent to work with, you may start noticing how many agents use eye catching marketing material, a catchy tag line or a testimonial that pulls at your heart strings. And for these reasons, you may think that they are the best person or team to go with.

But we want to caution you that just because the real estate agent seems successful and credible from their marketing material does not always mean that they are the best person to serve you. And as you may have guessed, that is what we are going to be covering in today’s blog post. We hope the information below helps to give you a better idea of the characteristics and traits that you should be looking for in a real estate agent, and how finding the right agent to work with can make all the difference in your home buying experience. Enjoy!

Does it really matter what real estate agent I use when buying a house?

Simply put, yes. Some people think that hiring just any real estate agent during the home buying process is sufficient, and friends we are here today to tell you that is just not the case. Buying a home is a fun, exciting and time consuming journey.  There are a lot of factors that go into showings, making offers and the eventual closing on the house. And since there is so much that goes into this process, you want to make sure that you have the right person standing in your corner working hard for you and your best interests.

Whether you are looking to purchase an investment property, find a retirement home, a beach house or you are a first time homebuyer, you want to have the best real estate agent and team standing next to you each step of the way. We often times will see people use a friend of a friend or a family member as their agent, and while this is not always a bad idea, we find that more times than not it is not a good buying experience. Just because you have a connection to an agent does not mean that you necessarily should go with them. You want to vet out their experience, success rate and what customers are saying about them before you jump into bed with them. Your real estate agent becomes your new BFF – make sure they are someone that will do right by you.

What traits should I look for in a real estate agent?

There are many traits that you should look for when choosing a real estate agent and keeping them in the back of your mind will ensure you are making a good, informed decision. The first trait is making sure that your real estate agent is knowledgeable not only about the neighborhood you are looking to buy in, but also about staying up to date on what is happening in the local market and the latest topics in real estate. Having an agent that is knowledgeable in all things real estate will ensure they are able to serve you best and stay at the forefront of the real estate market. On that same note, you want to make sure that your agent understands the local housing market in order to help educate you on what you can expect from certain areas and neighborhoods.

Attention to detail and organization are other traits that you want to look for in a real estate agent. As we spoke about briefly above, there is a lot that goes into purchasing a home and you want to ensure that your agent pays close attention to each and every detail along the way, as well as stays organized and communicative throughout the process. This will help things run smoothly and help avoid costly errors that can end up wasting your time. Another trait to look for in an agent is someone who is honest and has integrity. Especially if you are a first time home buyer, you want to make sure that the agent you put your trust into during this process is going to correctly guide you through uncharted waters. And finding an agent that has a good professional reputation, as well as had a long and successful real estate career is a good way of vetting the agents’ ethical standards and integrity. You want to stay away from agents who will try and lead you into a bad purchase just because their commission will be lucrative.

Myrtle Beach top real estate agents

Lastly, and one of the most important in our opinion, is to find a real estate agent that will work hard for you. It is one thing to be really smart and educated in the real estate market, but at the end of the day all that does not mean a whole lot if your agent is sitting at their desk not working to find the right home for you and your family. The best agents are the ones that are out in the field, networking, connecting and working endlessly to find exactly what you are looking for and making all your ‘wants’ and ‘wishes’ in a home a reality.

What should I do if I am interested in buying (or listing) my house in Myrtle Beach, SC?

Many people think that they can go online, search different websites and can find the home of their dreams. And we are sorry to say that things just do not work that way. As we spelled out above, it is so important to have the right real estate agent by your side during the home buying process. Not only will the right agent save you from many potential pitfalls that can prove to be costly, but a lot of the time agents will have inside information on homes that are not listed yet and give you a wider range of options that can fit your desired criteria. And that is where we come in.

After all, you are trusting them to sell one of the most precious and (probably) the costliest investment of your life. It is important to find the real estate agent that is right for your specific needs, one that will work hard for you and one that will produce results.

But instead of just preaching, let us give you a real life testament of a situation that hammers our point even more. We received a call from a husband and wife who had their home listed on the market for two and a half months with no showings, no traffic and no offers. And with the area being such a hot market for families, visitors and retirees, our ears perked up when we heard this. They proceeded to tell us how they saw our marketing everywhere, they saw our name everywhere and they wanted us to list their house. After a few questions, we discovered that they had listed their house previously with a friend of theirs who is a licensed real estate agent in the state. And while working with friends does not always prove to be a fail, in this instance it did.

Needless to say, we took on their listing, spent a lot of money on marketing, got the house in front of a lot of people and ended up under contract in seventy-two hours (a cash offer just two percent under listing price, may we add). You may call it luck, but we call it hard work, experience and dedication to our clients. So if you are thinking of listing your house, we want to urge you not to make the mistake that so many do. Don’t just pick any agent or rush into a decision of who to list your house with because there is so much that goes into the process. You can have any agent go online and stick the listing on the MLS, but it takes a specific agent and team to be on their game to know how to serve you best and have a proven track record of success. And we have found that driving traffic is one of the most important things you can do when selling your house. The more traffic and eyeballs you have on the listing, the higher the potential offers that you will receive, and the better chance you have of selling your house fast.

What are some other tips to sell your home quick and for top dollar in Myrtle Beach, SC?

We thought you would never ask. While listing your home with the right agent is at the top of our list (if you are wondering why, just scroll up a bit), but there are also other things you can do to help your home sell quickly. The first one being pricing the home right from the start. This is also where the right realtor comes in because they can work with you to determine what the number is based on the current state of the home, comps in the area, etc. Another thing you can do is to boost your homes curb appeal, as this is the first part of the home that potential buyers will see. And you know what they say, first impressions are everything. Updates such as painting/replacing the front door, adding some new flowers, updating the landscaping or replacing the mailbox if it is dated can really go a long way.

Now on to the interior. Minor updates such as a fresh coat of paint on the walls, updating fixtures and professionally cleaning the carpets are never a bad idea. And on that note, you want to make sure to DE clutter the home and remove personal items, such as pictures, to ensure that buyers see a clean and open canvas that they can easily turn into their own. Staging the home to show how rooms are supposed to be used can also help with this. You also want to make sure to remove your pets, and their paraphernalia such as food dishes and toys, when you have house showings. While you may think that your pet is the most precious thing in the world, buyers may not have those same warm and cozy feelings.

The last tip we have is to ensure that your listing has good photos (and many of them!). Seeing as how many people go online to start their home buying journey, having beautiful, alluring images online that accurately represent the home are a must in todays day and age. And this again goes back to having the right listing agent, as they should be able to give you advice on what buyers are looking for and use those images to market the listing properly to give it the traffic and attention it deserves.
