by Jerry Pinkas

It is no secret that we get many questions here at Jerry Pinkas Realty, and one that we see quite frequently is, “Can I buy a house or a single-family home in Myrtle Beach, SC that is not within a subdivision with HOA fees?” And the answer to this question is yes! In today’s blog post we are going to be talking about everything HOA – the good, the bad and the ugly, as well as what you can expect if you were to purchase a property within an HOA governed community. So if you have been toying with the idea of purchasing a property in an area that does not have an HOA, today’s blog post is one you sure do not want to miss!

What is an HOA?

Before we get into the meat and potatoes of today’s blog post, we first wanted to start by properly explaining what an HOA is. First and foremost, “HOA” stands for Homeowners Association, and it is an organization within a condominium, subdivision or planned community in which enforces rules within its jurisdiction for the residents of the properties to follow. Once you purchase property within the set area, you automatically become members and are therefore required to pay the HOA fees that have been set for the residents. It is important to understand here that not all HOA’s are created equal, and therefore the fees and requirements can vary among neighborhoods. Some HOA’s are very restrictive on what residents can do with their properties, while others can tend to be more lenient and give residents more freedom.

What are the benefits of having an HOA?

There are many perks that come with having an HOA, and we are going to be touching on just a few of them here. One of the main perks of having an HOA is that it keeps the neighborhood uniformed, and residents are held to a standard of how to keep their property. For example, if you live in a neighborhood with an HOA you can be pretty certain that your neighbor will not have a bright pink house, an unruly, unkept yard , and multiple cars parked every which way on the property. Most of the time the homes will be very aesthetically pleasing and kept up (well, at least on the outside!).

Another benefits to living in a community that has an HOA is that the common areas and amenities are usually very well maintained. Everything from over-seeded, perfectly manicured lawns and clean play areas, to well-lit streets, freshly painted walls and smooth asphalt. Some neighborhoods also features swimming pools, walking trails, sports courts, parks and barbecue pits. Additionally, properly protected property values and a sense of community are other perks that you can find when looking at neighborhoods and areas that feature an HOA.

What are the benefits of not having an HOA?

As you can see, there are many benefits that can come from being part of a community that has an HOA. However, there are also many benefits that come from being part of a community that does not have an HOA. And as you may have guessed, one of the main perks to not having an HOA is not having to pay an HOA fee. Now, we want to point out here that HOA fees vary based on neighborhood. Some HOA fees tend to be a little high, and there are others that are on the lower end (by “lower” we mean about $10-$15/month). For many people, the perks of having an HOA outweigh any money that is due to the association, while others think that fee is a complete waste of money and do not want to include that in their monthly expenses. It is all about personal preference, weighing the pros and cons, and eventually settling on a decision that works best for you and your family.

Another downside of buying in a community with an HOA is that you typically do not have the freedom of doing whatever you want to your home. From the example above, if you one day got an itch to paint your home bright pink, we are willing to bet that your HOA would not give you the stamp of approval. If one thing is out of line per the set rules, you will typically be notified right away and asked to fix whatever was wrong. And it is your responsibility to fix it in a timely manner. Also, you may be assuming that these neighborhoods with no HOA’s may be located in parts of town that are less desirable. And that is just simply not true. There are many beautiful new construction homes without HOA’s that are located just a couple blocks from the beach! So don’t think that you have to sacrifice location in order to be part of an non-HOA community.

Is the internet a good place to search for homes in Myrtle Beach, SC that do not have an HOA?

The answer to this question, simply put, is no. Now do not get us wrong, the internet is a great tool for a lot of things and can prove to be an okay place to start your search. But the internet just does not compare to having a experienced and knowledgeable real estate agent by your side sending you and showing you listings that meet your criteria. Why would you want to waste your time trying to search and comb through information on the internet? A good real estate agent may even have access to homes that have not yet been listed on the internet, allowing you to get your eyes and hands on it first. So while the World Wide Web can be handy, we do not recommend it as your main weapon for searching for these types of communities.

What does it cost to sell real estate in South Carolina

Have you been thinking of selling your home in Myrtle Beach, SC and find yourself wondering all the potential costs that are associated as a seller? Do you find yourself scratching your head whenever someone starts talking about the selling process and all it entails? If so, today’s blog post is for you! While some may find themselves overwhelmed by the thought, the selling process does not have to be a daunting experience. Once you understand how it all works and who is responsible for what, you may just find yourself getting excited to sell your current property and daydreaming of all the potential that your next chapter can bring. So without further ado, let’s jump into today’s topic and discover what costs the seller is responsible for!

Home Sellers closing cost calculator for SC

What are closing costs?

When buying or selling a home, it is crucial to understand not only the process but all the fees and costs associated with the purchase or sale of the property. The last thing you want is to be surprised with having to pull your checkbook out when everything is said and done. With that being said, closing costs encompass all the charges and fees that are related to the sale of a home beyond the agreed upon price of the property itself. Now it is also important to realize that these costs vary based on things such as property type, region, and lender, but you can usually bet on seeing inspection fees, transfer fees, appraisal fees, title search fees, loan origination fees and commissions that are paid to the real estate agents.

What closing costs are buyers responsible for?

While this blog post is mainly focused on closing costs associated with sellers, we also wanted to make sure to touch on some of the closing costs that buyers are responsible for as well. And while buying a home can be an exciting time, it is crucial to understand that purchasing a home requires more out-of-pocket money than just what covers the down payment. You also need to take into account the money needed to pay for services rendered, which are also known as closing costs. It is important to understand that if, as the buyer, you do not have enough money on top of the purchase price to cover the buyer’s closing costs, there is a possibility that the transaction may not close at all.

Typically, if you are a home buyer, you will pay between (roughly) two and five percent of the purchase price of your new home in closing costs. So, for example, if you were to purchase your new home for $150,000, you may expect to pay between $3,000 and $7,500 in closing costs. Other potential costs include recording fees, title policies, courier charges and inspections. It is important to note as well that the buyer is required to cover their portion of the closing costs when the property is closed on.

What closing costs are sellers responsible for?

When it comes to selling your home, you may be under the impression that every dollar from the sale is going to go directly into your pocket. And while you have the potential to make a lot of money from the sale, you also must stop to realize the costs that come with the closing on your property. So before you run off and plan how you are going to spend all your incoming cash, make sure to know exactly what that final number is. One of the larger costs for the sellers in the closing process is the commission that is paid to the real estate agents that are involved in the transactions. And while these commissions are negotiable and can vary to a degree by market, the average/typical commission is six percent of the sale price of the property. That percentage is split between both the buyer’s agent and the listing agent. So, as an example, if a property sells for $350,000 there would be a $21,000 commission that both the buyer’s agent and the seller’s agent would split.

Another cost for the seller during the closing is the loan payoff, which you will often see is slightly higher than the remaining balance on the loan due to prorated interest. It is important to note that, in some cases, you may be forced to pay a prepayment penalty as you are paying off the loan prior to the end of the term. You may also have to pay recording fees or transfer fee/taxes, which are taxes imposed by the local government or state to transfer the title from one owner to another. Next, most sellers typically pay the owner’s title insurance premium, a wire transfer fee, document preparation fee and attorney fees if you were to have your own attorney represent you during the settlement process.

Who pays transfer tax in South Carolina

Other additional closing costs the sellers can be responsible for include unpaid homeowner association dues (and dues included up to the settlement date), any liens or judgments that are against the property and prorated property taxes. Also, depending on how the contract is written, the seller may also have to pay for termite inspection and remediation if there is an issue, as well as repair bills or a credit for potential repairs for things that may come up during a home inspection. It is important to note here that the seller’s portion of the closing costs is deducted from the amount they receive from the sale of their property.

How long does it take to sell a home in Myrtle Beach?

by Jerry Pinkas

Myrtle Beach real estate market outlook 2018

Have you been thinking of putting your Myrtle Beach, SC home on the market and find yourself wondering how long it will take for the perfect buyer to come along and purchase it? Myrtle Beach, SC is a hot destination and many people are making the move to enjoy the incredible lifestyle our wonderful city affords. But even with the influx of people, there are still many factors that attribute to how long it will take your home to sell. And as you may have guessed, that is exactly what we are going to be talking about in today’s blog post. If you or someone you know is thinking of putting their home on the market and are wondering how long it will take your home to sell, today’s blog is a can’t-miss and a must-read!

Myrtle Beach real estate market outlook 2017

How long does it take to sell a home in Myrtle Beach, SC?

We wish there was a more cut and dry answer to this, but the time it takes to sell a condo or home in the Myrtle Beach, SC area varies from property to property. As we will discuss in more detail below, there are multiple factors that can affect the selling time of your home or condo, and it is nearly impossible to accurately predict it prior to listing the property for sale. You may think that you have the best house in the neighborhood with the most updated finishes and overall the hottest listing, but if the right qualified buyer does not come along right away you could be waiting a few weeks or months to sell. While it helps to have a property that hits everything buyers are looking for, it is difficult to predict exactly how long it will take to actually close the sale.

What factors contribute to how long it can take for my home to sell in Myrtle Beach, SC?

As we touched on above, there are many things that go in to and can affect the selling time of your condo or home in Myrtle Beach, SC. There are two main variables that can affect the selling time of the property the most, and the first one we are going to be talking about is how the property is priced. We all know that if a home or condo is listed below what it should be, buyers think they are getting a smoking deal and the listing is more likely to sell quickly. On the other hand, if a home or condo is listed above what it should be, buyers are usually less inclined to purchase the property because they think they can get more for their money with another property. Overpricing your property is a sure way to have your listing sit on the market longer than you may want and increase the time it takes for the home to sell.

A good way to avoid incorrectly pricing your property is to have a knowledgeable and experienced real estate agent by your side who can guide you in finding and settling on a competitive price for your area. Your agent should know the comps in the surrounding areas, give you advice on any renovations to do to help your home appeal to more buyers and (kindly) pull you back to reality if you feel your home is worth more than it really is. Competitively pricing your home is one of the main factors that can affect if it sells quickly to the right buyer, or sits on the market waiting for the right person to eventually come along.

The second variable that can affect the selling time of your home is how the property is marketed. Now some people may think that just listing your property online is enough to get the right buyer through the door. But, unfortunately, that is just not the case. Any agent can list a property online, but it takes the right educated and knowledgeable agent to know exactly how to market the property and get as many eyeballs on the home as possible. Because, as we all know, the more eyeballs on the property mean a greater chance of the property selling fast, and to the right qualified buyer. Especially in today’s day and age with social media and social networking, there are so many different ways and varying outlets to get your property out there. And the harsh reality is that if you do not take advantage of these marketing platforms, someone else will and their property can potentially take away good, qualified buyers leaving your home to sit on the market longer than you may like.

How to sell your Myrtle Beach home

What can I do to help my Myrtle Beach, SC home sell faster?

There are a few key things you can do to help your Myrtle Beach, SC home sell more quickly. The first, and most important, is to have a good real estate agent by your side. We have talked about this in many previous posts, but that goes to show just how important it is and how much it can impact your success. Your real estate agent should be knowledgeable about your area, have a proven track record of success and willing to work hard to help you sell your home. Also, as we spoke about above, your real estate agent should be able to recommend any renovations that should be completed prior to listing your home. This will help to ensure buyers see a livable space and not a large, overwhelming renovation project.

How to sell your Myrtle Beach home

Another way to help your property sell quicker is to make it appeal to potential buyers by staging your home. One of the first things you want to do is DE clutter the space. This is a great excuse to go through your belongings and give away/throw out items that you no longer need, and is also a great way to ensure you are not moving and hauling things to your next home that you do not need. You also want to remove any personal items such as photographs throughout the home. Why is this necessary? It helps the potential buyer to see a blank canvas that they can turn into their own home, instead of feeling like they are walking through yours. Be sure to organize furniture in a way that opens the space, not closes it, and keep the spaces organized and tidy at all times as you never know when a showing may pop up.

Why do some Myrtle Beach properties expire or fail to sell?

by Jerry Pinkas

how long after a real estate contract expires can an owner sell privately

It’s a classic scenario: family gets excited to sell their house, the family finds and hires the first realtor they see online, realtor says he/she will sell their house quickly and for top dollar, the house sits on the market for months, contract with realtor expires, house fails to sell. Has this scenario played out for you or someone you know? Do you ever find yourself wondering why some houses sell quickly and for top dollar, while other comparable houses sit on the market for weeks and weeks and do not sell? Well, as you may have guessed by now, that is exactly what we are going to be talking about in today’s blog post. We are going to be discussing why properties expire or fail to sell, and what you can do if you or someone you know finds themselves in this scenario in sunny Myrtle Beach, SC.

what happens when a real estate contract expires

What does it mean if a property listing expires?

Before we jump into the meat and potatoes of today’s post, we first wanted to cover some basics. What does it mean if a property listing expires? It means that the property has not been sold by the end of the time period stipulated in the listing contract that was set and agreed upon between the listing real estate agent and the seller. In our blog posts, we talk quite frequently about how important it is to have a good real estate agent by your side from beginning to end. And this is another reason why it is so crucial for you to do your homework on who you are locking arms with and trusting to sell your home. The time period set in the listing contract can go by very quickly if you are not working with the right person who is educated and driven, and working day in and day out to find the right buyer for your home.

How long do I have to wait to sell my Myrtle Beach home?

What are the main reasons why properties expire or fail to sell?

There are a few main reasons why properties expire or fail to sell, and the first one we are going to touch on is the price. Overpriced homes are the number one reason why homes fail to sell, and unfortunately is one of the biggest deterrents to buyers and having a successful transaction. The price may have been set by an overzealous real estate agent, or simply because the owner believes their home to be worth more than it actually is. But it is important to understand that even the most talented agent and sophisticated marketing tactics will have a very difficult time bringing an eager buyer to the table with a home that is priced beyond what it should be. The listing will be doomed to begin with and all the advertising and marketing used to promote the property will prove to be fruitless, along with a lot of wasted energy and time. So settling the right price on the property from the beginning is crucial.

The next reason why properties expire or fail to sell can arise from picking the wrong realtor to help sell your house/condo. Again, we have covered this topic numerous times throughout different blog posts because it is vital to understand when looking to sell your home. And we realize how tricky it can seem to find and hire on the right realtor that is going to work hard in your best interest from beginning to end. But choosing the right agent can mean selling your house quickly and for top dollar, and choosing the wrong agent can mean a lot of wasted time and energy, as well as your property still not sold once the contract with the agent is up. Which scenario would you rather have?

At this point, you may be asking yourself how do you know if you are picking the right real estate. And one way you can be confident in your decision is asking the realtor for a list of reviews from past clients they have worked with. This will help you be able to get a feel for how the agent works and what other people, who are just like you, have experienced with this realtor. You also want to look for a few key characteristics in the agent such as honesty and dedication, as well as the success rate of the agent on selling homes, how large their network is and how well they know the area. Do not get fooled by agents that tell you things because they know you want to hear them – make sure you are doing your homework to ensure that the agent is someone that you will be successful with.

Lastly, poor real estate marketing can attribute to a property expiring or failing to sell. This goes back to what we just talked about with finding the right real estate agent. If your property does not get the proper marketing and attention it deserves, it is not going to get in front of the right people to buy it. It is easy to just upload the listing online, but the right realtor will really know how to push and market the property so it is appealing and alluring to other buyer agents and potential buyers. Things that should be standard in this regard include incredible photography of the property, stunning video tours, and detailed descriptions that highlight the home’s best features.

Real Estate commissions after the listing has expired

When you want to list your property, ideally, you would start by calling our experienced team here at Jerry Pinkas Real Estate Experts to avoid your property expiring or failing to sell with other agents. Myrtle Beach real estate market outlook 2018

It is important to understand that there are three types of buyers that will potentially purchase your home or condo. They consist of in-town residents, out of town buyers, and buyers that are already working with other real estate agents. In order to get the best offer on your home, you need to make sure you are marketing on every level, especially to all of these buyers. Here at Jerry Pinkas Real Estate Experts, we guarantee to market your property for more, and in more places, as our media sources have proven to advertise properties efficiently and aggressively to a large number of qualified buyers. Myrtle Beach Real Estate Agent Reviews

by Jerry Pinkas

Top Real Estate Agents in Myrtle Beach SC

It's no secret that the Myrtle Beach, SC real estate market is booming! People are flocking and relocating here from across the country to live a lifestyle that many only dream of. And can you blame them? Not only does Myrtle Beach, SC offer some of the most stunning beaches you can find, but the temperate weather, affordable living, and endless entertainment make the area hard to resist. And while many people would love to live here year round, there are many people that make their way to Myrtle Beach, SC throughout the year to enjoy all that this beautiful area has to offer. It really is a tourist’s paradise and a hard destination to resist when planning a vacation!

Whether you are looking to sell your current home, buy your forever home, or looking for a second vacation home in Myrtle Beach, SC, one of the most important things you can do is to find a real estate agent that is knowledgeable, hardworking and has a proven track record of success. Who you trust to help you purchase a home or condo can make all the difference in your experience and ultimately your success in the process. Myrtle Beach real estate agents are everywhere, but how do you know that you have the right real estate professional that is going to answer all of your questions, negotiate the best deal, help you purchase or sell your home and be working in your best interest every step of the way? Well, as you may have guessed, that is exactly what we are going to be talking about in today’s blog post. If you or someone you know is looking to buy or sell in Myrtle Beach, SC, today’s topic is one you do not want to miss!

Why should I be picky about which real estate agent I choose to work with?

This is a great question and one that once you understand the answer, it can make all the difference in how you purchase and/or sell your homes now and in the future. Your real estate agent is someone that represents you and your best interests during the buying/selling process. And since many people do not fully understand all the ins and outs of the real estate world, they look to their agent to help answer questions that arise, guide them in decision making, trusting that they are negotiating in their best interest and properly completing all documents. And while it may sound like the agent has a big job in the overall process, it is because they do. And that is exactly why you want to make sure that you have the right person in your corner.

Some people think that it does not make a difference who your real estate agent is and may hire on the first person they meet. But just take a second and think about this: If you have an agent that does not know the area well, does not work hard for their clients and is inexperienced in negotiating, there is a pretty fair chance that you, as the client, will not get the best possible deal when buying or selling your home. And since buying a home is likely to be one of the largest purchases you make in your lifetime, why would you leave it to just anyone. You could end up overpaying for a home, or worse, make a terrible purchase and end up with a money pit. A good real estate agent will tell you the good, the bad and the ugly with any property no matter how much potential commission is on the line.

What traits should I be looking for in a real estate agent?

There are a few important traits that you want to be sure to keep an eye out for when looking to hire a real estate agent. First, you want to make sure that your real estate agent has a successful track record. You may want to look at any online reviews the real estate has and ask for references from past clients. This will really help you get a better idea of how the agent works and what you can expect if you were to work with them. Next, you want someone who is honest and who will always work in your best interest. The worst feeling is having to second guess if your real estate agent is giving you advice based on what is best for you or if they are working in their own best interest. Lastly, you want a real estate agent who knows the area inside and out, and who has a solid network of people in their corner.

Does For Sale By Owner Work in Myrtle Beach?

by Jerry Pinkas

For Sale by Owner in Myrtle Beach

Thinking of selling your home? Have you ever thought about doing For Sale By Owner? If so, today’s blog post is for you! Now, what does “For Sale By Owner” mean you ask? Well, pretty much exactly what it says. It means that you, as the owner of the home, are doing every part of the home selling process – pretty much everything that an experienced real estate agent would do if you were to hire them on. And while it is an option for couples and families, we tend to think that nothing trumps having an experienced and knowledgeable real estate agent by your side to help you avoid the pitfalls that can be costly.

Now we are not going to be all one-sided and tell you that everything about listing and selling your house on your own is all bad, as there are some potential perks that can arise from the situation. But more times than not those perks do not outweigh having an experienced, dedicated and hardworking real estate agent in your corner. So we are going to be touching on both the perks and the downfalls of selling your house on your own so you are able to make an informed decision on if it is something you are considering for you and your family.

What are the perks of doing For Sale By Owner?

Now, while there are many more reasons why For Sale By Owner is not the best route to take when selling your home, there are some aspects that are appealing to sellers. One of the top reasons is that you make more money from the sale of the home because you do not have to pay to bring on a real estate agent. And depending on the value of your home, you could end up pocketing thousands, possibly even tens of thousands of dollars, by saving on the commission of an agent. This in fact, as we mentioned earlier, is the biggest reason why homeowners attempt to sell their home on their own. But as we will touch on a bit later, you are also opening yourself up to some risks and downsides that may not be worth the money that you could potentially pocket. But more on that later.

The next perk of selling your home yourself is that you have complete control over the process and the sale. This means that you can make your own opinions about how you want to market the home, what price you will list the home at, how you choose to negotiate with potential buyers, how you prepare and stage the home for showings, etc. What we are trying to say here is that all the decisions that encompass the home selling process are in your hands. And while this may sound wonderful, it can also be met with some trial and error, wasted time and money, and a whole lot of frustration. Just something to keep in mind if you are new to the real estate world and have not listed/tried to sell a home before.

Owner financing homes in North Myrtle Beach SC

The final perk that we have for you today when it comes to For Sale By Owner is that you are able to dedicate all your time and put your full attention into selling your home. If you were to hire a real estate agent, and if they are a good one, most likely they will have other clients and other listings to keep their eyes on. If you are choosing to sell your home yourself, you obviously would not have many other distractions, especially the sale of another home, to worry about. But on that same note, if you had a realtor in your corner, while they have other clients they need to assist, they are also working/thinking/breathing real estate every moment of the day. So in this case, while you don’t have other distractions in terms of other listings, you may have to think about your 9-5 job, take the dog to the vet, go grocery shopping, take the kids to soccer practice, and the other millions of daily tasks that consume our everyday life. So, yes, while it seems nice and practical for you to have your eyes on your house listing 24/7, do you really have the time to keep your eyes on your house listing 24/7? Just something to think about…

What are the disadvantages of doing For Sale By Owner?

Now that we have covered some potential benefits of selling your home on your own, it is time to drill down into the nitty-gritty of some of the disadvantage of taking this route to sell your home. The first disadvantage we wanted to highlight is that there may not be as much financial benefit as you may think. It is true, you do not have to pay the fees and commissions to a real estate agent, but what many people do not stop to think about is the fact that you may not obtain as high a selling price for your home as you would if you were working with an experienced real estate professional, which ends up being a downside for you in the end.

One of the biggest mistakes people make when selling their home themselves is not pricing the house right. And the two main factors that we have seen in which determine a home sale are 1.) price, and 2.) marketing. Now a respected and established real estate agent will know how to price your house competitively and market your house correctly based on neighborhood data for the area, which in turn will attract the right, qualified buyers and make you the most money. Your real estate agent will also be able to negotiate on your behalf to ensure that you are getting the best deal.

for sale by owner Myrtle Beach SC

Another aspect to take into consideration is that marketing a home is not an easy thing to do, especially if you are starting behind the curve with not having an established network to work from. Good marketing of a home ensures that your listing is being seen and noticed by buyers that could potentially be a good fit for your home and everything the area has to offer. It is one thing to post a listing online – anyone can do that – it is a whole different ball game to make sure the listing stands out and is seen by the right audience. Also, you will need to qualify the buyer, which many people that are not real estate agents have a hard time doing. An example of this would be knowing the difference between if a buyer is pre-qualified or pre-approved. Do you know and understand the difference between the two? If not, check out a previous blog post here.

The last aspect we are going to talk about today surrounds researching your area and the laws that are in place. Every area has its own set of regulations and laws surrounding selling a home, and you need to read up and make sure that as a seller you have all the necessary paperwork for making a legal real estate transaction. We can’t stress enough to you how important this is and, while it can be frustrating and time-consuming, it is a vital step if you are wanting to do For Sale By Owner.  A big perk in hiring a professional real estate agent is that they know all of this information and conduct this type of business working every day. Taking the worries out of the process for you!

Benefits of using a professional real estate agent

Does For Sale By Owner really work?

As you can tell from the information above, selling a home is hard work. We are not saying it can’t be done on your own, but you are more likely to have a better experience and get more money for your home if you are to work with an experienced real estate agent in your area. And that is where we come in! Here at Jerry Pinkas Real Estate Experts we have a wonderful team of experienced and knowledgeable real estate agents that are here to help you during the home selling process. We actually have an entire team that is solely dedicated to the home selling process, so you can rest assured that they know what they are talking about. This is what we do, we do it every day and we are good at it. Let one of our real estate agents work with you and for you to sell your home quickly and for top dollar. We look forward to working with you soon!

How to Find the Best Realtors in Myrtle Beach, SC

by Jerry Pinkas

Myrtle Beach Real Estate Listings

So the time has come to purchase a home. Whether you are a first time home buyer or are a seasoned pro purchasing your fourth rental property, the home buying process is a fun time filled with excitement, optimism, anticipation and yes, even some nerves (the good kind!). Part of ensuring that you have a good experience is making sure that you have a knowledgeable and reputable real estate agent by your side from start to finish. And as you may have guessed, that is exactly where our blog post is going to take us today. We are going to be talking about how to find the best realtors when looking to buy a house in sunny Myrtle Beach, SC, and how to avoid the pitfalls that can prove to be frustrating, time-consuming and costly for you and your family.

What questions should I ask a realtor before I feel comfortable hiring them on?

One of the main ways to be fully confident in the real estate agent you hire on to help you purchase a home is to ask a few questions upfront. You can think of these as interview questions because you are, essentially, interviewing the agent to represent you and your best interests during this process. So do not feel bad if the agent gives you an answer you don’t like – they are just saving you from potential frustration and let down in the future if you were to go with them. As you keep reading below, we have outlined a few important questions to ask your potential real estate agent prior to bringing them on board. These questions will hopefully help you decipher which agent is best suited to meet your needs.

-Do you have any references?

This is arguably one of the most important questions to ask your potential real estate agent. Being able to see and read about the experiences that past customers had can be such an eye opener. Now, don’t get us wrong, we understand that people can leave poor reviews over something minor or if a misunderstanding occurred. But if there is an overwhelming amount of people that did not have a good experience, or if they are cautioning others not to use the agent, then maybe you want to dig into things a little deeper. It is also important to understand that while people may feel inclined to leave a good comment, not everyone who has a good experience will take the time to post a comment. They simply go on with their lives. But more times than not, if you have a bad experience at a restaurant or other establishment what is the first thing many people do? They go online and leave a bad review. So you can trust that if a real estate agent has a poor rating that you may want to think twice about having them represent you in such a large purchase.

-What is your schedule and availability?

We understand that everyone is busy. And more times than not, a busy real estate agent is a good real estate agent because they have returning clients, referrals or just a lot of new business coming their way. But no matter how many other clients a real estate agent has, at the end of the day they should always make you feel like you are most important. So asking this question and getting the reassurance that while yes they are busy, they give you the impression that they will always be available to take your calls, answer your questions and be there when you need them. If they do not give you that reassurance and make you feel like you are just a number to them, then you may want to keep searching.

-What percentage of your business is working with home buyers?

This is another very important question to bring up when looking to find the best realtor in Myrtle Beach, SC. The reason we think this is so important is that here at Jerry Pinkas Real Estate Experts, our expert team of buyer agents are solely focused on helping buyers find and purchase the home of their dreams. We have two separate teams, one solely dedicated to helping people sell their homes and another team solely dedicated to helping people find and purchase their next home. Why do we do things this way? We feel that allowing our agents to focus and perfect their craft of the buying or selling process allows them to better serve our clients.

You can feel confident and secure knowing that your buying agent from Jerry Pinkas Realty walks, breathes and lives this. Any question you have or any issue that may arise will be tackled with knowledge, honesty and with the best intention for our clients in mind. We think this is so important when it comes to finding good real estate agents. And we know that not everyone does it this way, there are agents out there that conduct both the selling and buying side of the business. But we feel that this way allows us to better serve our clients and give them the best possible buying experience.

Myrtle Beach Real Estate for Sale

-How many homes did you help buyers close in the past year?

You also want to be sure to ask how many buyers that the agent helped close a house for in the past year. Why is this important you ask? Well, you want to be sure to understand not only how many clients they were hired on to help, but how many clients they successfully helped to find their dream home. Because there is a big difference between ‘working’ with individuals, couples, and families to purchase a home, and actually having it happen. You essentially are asking for their success rate in the previous year. If they only helped one client close on a house last year, you may want to think twice about bringing them on to help you.

What are the advantages of going with Jerry Pinkas Realty if I am looking to buy in the Myrtle Beach, SC area?

By now we hope that you understand a little more of what to look for in a real estate agent when buying a home in Myrtle Beach, SC. Maybe you are a buyer and do not know the area very well and need a team behind you who is well versed in the different neighborhoods, style of homes and amenities available. What is a Condotel in Myrtle Beach?

by Jerry Pinkas

Condotels Myrtle Beach for sale

If you are looking to purchase a condo in Myrtle Beach, SC you may have spent countless hours online doing research, looking at different properties and trying to decide what the best option is for you and your family. But while starting the search online may seem like a good idea, many people are misguided and have the misconception that all condos are the same. I mean, what can be different? It’s just a condo, right? Wrong! There are in fact different subcategories for specific condo units, subdivisions, complexes and resorts, and it is important to understand the differences so you can make an informed decision on what is the best fit based on what you are looking for. In today’s post, we are going to be talking specifically about condotel’s – what they are, what are some pros and cons of these specific types of units and the best route to take if in the end, you find yourself looking to purchase one. We hope today’s post clarifies some of the misconceptions and differences in condotel’s and traditional condo units to better help you make decisions today, or in the future down the road as you begin your search

What is a condotel?

It is so important to understand exactly what a condotel is because you may find yourself looking online at a unit, which just so happens to be a condotel, but the description may not come out and say that exact phrase. So understanding the qualities and characteristics of a condotel will help to better equip you when conducting research. A condotel essentially is a condo that can be rented either by the night, the week, the month or multiple months, and is similar to that of a resort as the building has a front desk where people can walk up to book or rent a unit. It is similar to a hotel in that many times the building actually looks like a hotel, but each individual unit is actually individually owned. Now the owner obviously gets a split of the nightly rate that is charged by the front desk, but the owner does not necessarily have to be involved in the booking process. Which is an ideal situation for anyone living out of state, travels for work or someone who simply would rather not take on the burden of personally dealing with the rental process.

The front desk will usually also take care of all the cleaning for the unit including washing towels and linens, as well as any maintenance that pops up from time to time. And at the end of each month, the owner will get a statement showing how many nights the unit was rented during that time period and a check for their split of the rental income. Condotel’s work especially well in resort areas because they usually are located in popular vacation destinations and have a pretty consistent flow of people looking to rent units. And if the unit happens to be Oceanfront, that unit will not only be more appealing to renters, but you usually can also charge a premium for the desired location.

What are the pros of purchasing a condotel?

There are a few pros of purchasing a condotel that we wanted to point out in today’s post. First, as we touched on above, the front desk allows the rental process to be smoother, more efficient and less stressful. Also, that rental income you receive will help to offset costs of the unit on a monthly basis, such as your mortgage, rest estate taxes, homeowner’s association fees, etc. And if you have enough rental income each month to cover all your expenses on the unit and you live out of state, you have a second home in beautiful, sunny Myrtle Beach, SC that is being paid for by renters. Now that is a pretty sweet deal!

Myrtle Beach investment opportunities

What are the cons of purchasing a condotel?

And as with all pros, there are always usually a con or two mixed into the equation. As we talked about above, you may have a unit that is covered financially each month by renters. But, on the flip side of that pro, you may also find yourself having to book your time in your unit in advance. If the front desk or rental company rents out the unit during the time you were thinking of going, it can create some complications. So it is always good to plan your trips to your unit as much in advance as possible and give notice so there is a block and it is not rented out during that time.

And on that same note, if you are wanting to maximize your rental income through the unit, you should try to book your stay at the unit during the slow/off-season as to not take away from the income during the peak season. You also may find it difficult to find a lender for a condotel, as most major banks will not finance these units. Luckily, we know some lenders around town that will work with you, and we can make those introductions as needed.

Myrtle Beach rental market

Are condotels a good investment in Myrtle Beach, SC?

If we are being honest, not all condotel’s are a good investment. The best units, obviously, are the ones who produce massive amounts of income on a monthly basis. And the truth is that there are some units in which we call alligators, that will end up eating you alive. Those are the bad/risky investments that we try to steer our clients away from. However, on the other hand, there are also condotel units in which are rental income machines and continue to produce high revenues for the homeowner’s week after week, month after month, and year after year.

That is why it is so important to have an experienced, knowledgeable realtor in your corner during the whole process. Our team here at Jerry Pinkas Real Esate Experts has been doing this a long time, we know the area, we know the comps and we know what to look for in units. Allowing us to help you identify which unit has potential and which to avoid like the plague is the best way to ensure that you not only have a good buying experience but also that you avoid the pitfalls that can be costly. Myrtle Beach, SC has numerous condotel units that are incredible and can be incredibly lucrative for you, but you have to know where to find them and what to look for. And that is where we come in.

Myrtle Beach Home Buying Tips

If you are looking to purchase a condo or house in the Myrtle Beach, SC area and are finding yourself constantly searching online for information, today’s blog post is for you! Sites such as Realtor and Zillow are popular web destinations for people looking to find neighborhoods, listings and price ranges on homes and condos, but you need to be cautious and keep things in mind when you are browsing the internet. In today’s post, we are going to be talking about things to look for, as well as things to avoid, when starting your home search.

Why is the internet not a great place to get all your information?

In today’s day and age, we all rely on the internet for, well, pretty much everything. You can buy clothing online, buy your groceries online and search for an answer to any question in seconds. And while the internet has proven to be a great asset in many ways, it can also prove to be a hindrance when it comes to buying a condo or home. It is important to note that the internet has the potential to display incorrect information and does not always answer all the questions that may arise during your searches. The only way to ensure you get all the answers to your pending questions is when you are sitting in front of one of our experienced team members here at Jerry Pinkas Realty.

It is really easy to get excited about beautiful pictures online of warm beaches, glistening water perfectly staged rooms and manicured lawns. Everything seems and looks new to you and your mind races with all the potential possibilities. You may find yourself on one of the popular real estate sites and/or be getting listing offers from hundreds of realtors from around the area. And honestly, all of that means nothing if you are getting fed the wrong information, or information that is not relevant to what you are looking for. You can be spammed with a ton of information that may make the home search seem overwhelming and out of reach. There are a lot of things that you want to stay away from, as well as things that you will want to consider, that are not necessarily readily available or easily outlined on the web.

Rentals Myrtle Beach SC

Can you talk about a few real-life examples of mistakes you have seen buyers make?

Here at Jerry Pinkas Real Estate Experts, as you may assume, we see a lot of different situations and mistakes that people make. And unfortunately, many people find or come to us only after they find themselves in a situation that has caused a lot of frustration, wasted time and proved to be very costly. All these reasons are why we tell you to come to our team first so all these annoyances can be avoided.

One situation that sticks out for us involved a lady who purchased a condo with another realtor and after some time was wanting to list it on the market. The condo ended up being an alligator and she found herself getting bill after bill each month, and overall it ended up being a poor purchase for her. Long story short, we ended up selling the condo for her. A short time later the lady called us after watching our videos online and asked if she could come into the office to speak with an agent. She ended up leaving the office saying that after just thirty minutes of speaking with one of our agents that she learned more than the entire time she was with her previous agent. This just goes to show that we do not want you to get sold like most other real estate agents tend to do. We want to give you all the information – the good, the bad, the ugly – in hopes that you are equipped with everything you need to make the best decision for you and your family.

Buying a condo in Myrtle Beach

But that is not our only story. We had a lady and gentleman come to us after purchasing a new construction home in a subdivision and thought that they could save a little money by going into the model home and speaking directly with the builder. In the end, they actually ended up paying $50,000 more than they should have paid for the home. How do we know that? We had a buyer’s agent on our team help a family buy a home right next door, exact same layout, size, everything, for $50,000 less than that couple. Our real estate experts know all the incentives and how to get the best deal for our clients. We can compare this situation to someone walking into a dealership to buy a car and then be trying to negotiate the sticker price themselves. Well, as you may have experienced yourself at some point, this does not always work out in your favor. It is always better to have an expert on your side that is well versed in the product, which in this case is the area, neighborhood, home, and comps, to not only ensure that you do not overpay for the property but also to help negotiate to get you the best possible deal.

Are you really giving out a free book?

We want to make you an offer. At Jerry Pinkas Real Estate Experts, we understand that there is a lot of information out there that is not necessarily true. As we mentioned above, the internet especially is a place that harbors misinformation and can be very confusing for people. “Finding the Home of your Dreams” is our book that will give you some of the things you may want to consider, as well as some things that you may want to stay away from. It is normally $19.95, but all we are asking you to do is pay the shipping and handling and we will get that out to you. Why are we doing this you ask? We want to make sure you are equipped with all the right information and avoid the pitfalls that can be costly. And we are not trying to say that this book as all the answers, but it is a good start before you are able to actually come in to sit down and speak with one of our agents.

Should I use a Realtor to purchase a home in Myrtle Beach SC

What should I do if I am looking to buy in Myrtle Beach, SC?

If you or someone you know is looking to buy a condo or house in Myrtle Beach, SC, make sure to reach out to our experienced team here at Jerry Pinkas Real Estate Experts. As we spoke about above, while the internet can be a good starting point, you do not want to get all your information or base all your opinions on what you find online. You may be able to get an idea of the listings that are out there and price points for certain areas, but in the end, you want an experienced real estate agent by your side. And that is where we come in. Our team here at Jerry Pinkas Real Estate Experts is here to provide you will all the information (good and bad) about potential properties, answer and all questions that arise, and ultimately help you make the best decision given your wants, needs, and budget.

How to sell a house in Myrtle Beach, SC

by Jerry Pinkas

How to sell a house in Myrtle Beach, SC
So the time has come to sell your house in beautiful Myrtle Beach, SC. In the midst of all the emotions that come with leaving behind a home filled with memories, you now are faced with many tasks and decisions in the days ahead.  Everything from how to stage your home, who to choose to photograph the house, what to price it at to sell quickly, and even down which realtor to trust this whole process to. We know it may all seem a little overwhelming, but that is where today’s blog post comes in.
We see many individuals and families around the Myrtle Beach, SC area that make a big mistake in which can cause the whole process to be extremely stressful and tiresome. And that mistake is making the wrong decision when looking and deciding on a realtor. Many people want to sell their house quickly, and for top dollar, and we completely understand that. But do not let the emotions of what some realtors say to gain your business cloud your decision. Because in the end, that decision of who to trust your home selling process to can make all the difference. In today’s blog post, we are going to be talking about some simple steps to selling your home fast and for the best price, as well as some tips to help you avoid choosing the wrong realtor. We hope it brings some clarity on the topic of selling your house and eases the process for you and your family.
What steps should I take if I am looking to sell my house in Myrtle Beach, SC?
There are a few steps that we believe will be helpful if you are looking to sell your home in Myrtle Beach, SC. The first step we want to touch on is the potential of getting a storage unit. Why would you spend money on a storage unit you ask? Simply put, to DE-clutter your home. Buyers are typically drawn to more open spaces and floor plans, and having too much furniture or clutter around the home can easily make the space feel tired and closed off. Utilizing a storage unit for extra items around your house can make all the difference.
The second step that will help in the process of selling your home is to hire a professional to stage and photograph your home. Staging your home is a terrific way for people to see how the space in your home can be best utilized, and sometimes it takes a skilled eye to bring the space to life. It is also a good idea to bring in a professional who knows exactly what buyers may be looking for, as well as to help to incorporate a more neutral look to the home. Because, let’s be honest, not everyone will have your same taste in cheetah area rugs and bright pink guest towels. It is also always a good idea to have creative, up to date images of the home to help with marketing materials and social media sites. Hiring a professional who knows all the right angels, spaces and color contrast can go a long way.
The third step we wanted to touch on is the importance of finding the right real estate agent to work with. And because we feel this is such an important step, we have dedicated an entire section below that goes in depth of why your real estate agent can be a large factor in the success you have with selling your home (please see below for more information on this). The fourth step is to remove any personal/personalized items that you have have throughout your home. We know that your house is your sacred space and you have worked hard to make it feel like your own. But as we touched on earlier, people want to envision themselves living in the home, not walk down memory lane of all the memories you’ve had in your life. It is best to keep the space very neutral to ensure that buyers can see the home for what it is and not have any distractions.
The fifth step is to make small upgrades throughout the home. Now don’t think that you have to go overboard or do a major remodel, but if you feel your cabinets can use new knobs or the bathrooms can use new finishes, it is never a bad investment and also makes the house look fresher and newer. The sixth step to aid in the process of selling your home is to amp up the curb appeal! This is usually the first impression that buyers have on the home, so making sure the outside and front of your home is tidy and fresh looking is very important. Maybe plant some new flowers to give the home a little pop of color or incorporate some outdoor furniture to show how the front yard space can be utilized.
Why is it so important to work with a good realtor?
We can’t say enough just how important it is to work with an experienced, trusted realtor during the home selling process. While we know this can be a very personal and difficult decision as you meet and interview different candidates, like we said before, it can make all the difference when it comes to selling your home, and for top dollar. How do you choose the right realtor? The one thing we can say is not to just go with someone because you ‘hit it off’ on a friendly level. Sure, they may love the same college football team or went to school with your second cousin, but that does not always mean they are the right fit to sell one of your largest investments – your home.
So what are the top things you want to check off your list when looking for the right real estate agent? For one, a proven track record or sales. This proves that the agent will know all the right moves in order to sell your home fast, and for the right price. You also want to make sure that they are familiar and can easily point out all the benefits, as well as any potential negatives, of your home and neighborhood, and be able to tell you what buyers will love and dislike about your home. This is especially helpful because some people may spot certain aspects of your home during the showings that may be a bit outdated or not appealing to certain buyers. Your agent should know how to speak on these things and ease any concerns that may arise. They should be ‘ahead of the game’ and know your home inside and out to not only help speed the selling process along, but to also justify why the home is worth the asking price.

Selling a House in Myrtle Beach SC
