The idea and process of buying a home can bring with it a mix of emotions. The excitement of a new chapter in a new home, the nerves of hoping you make the right decision, the confusion of real estate jargon and contracts – we have seen it all! And we are sure that whether this is your first time purchasing a home, or if you are a seasoned pro, there are bound to be questions along the way and topics that you may want clarity and more information on. Luckily, here at Jerry Pinkas Realt Estate Experts we have seen just about every situation you could think of unfolding, and are experienced professionals when it comes to everything real estate. In today’s post, we are going to be talking about questions that you should be asking when buying a home. These are also questions that we get asked over and over again and surround topics that you should be knowledgeable about prior to starting the search for your new home. The information and questions below are things you should think about and be prepared for, as well as are the topics you should be talking about with your real estate agent to ensure you are on the same page before your journey begins.

 

Question one: How many homes should I see before I make up my mind on which one I want to purchase?

This is a very good question because, in today's day and age, you can view endless properties online via pictures, clips, virtual tours, etc. And while viewing these listings online is quite convenient, many times the information provided is not completely accurate and will not give you the overall picture of exactly what is going on with the property and the home itself. You want to be able to see and touch the home to really get a feel for what you would be purchasing. But back to the question on hand – we have seen people walk through two, three or four houses and end up finding the home of their dreams within one of those. And this may be a lower number than what we have seen in the past because, again, with the internet people are able to narrow down their area and neighborhood pretty precisely without leaving the comfort of their laptop. And once they see a few homes in their desired neighborhood they are able to narrow it down more quickly. But it is important to not get stuck on the ‘number’ of houses you see, but instead the quality of the homes, which one pulls at your heartstrings and checks off all your desired criteria.

Question two: How can I afford?

Now, this is something where you will want to actually sit with a lender and see what you qualify for prior to starting your search. If you are to start your home search before you know exactly what you can afford, you may end up falling in love with a home that is completely outside your budget, which leads to nothing but unnecessary heartbreak and frustration. You not only want to keep in mind how much the home is, but you also want to make sure to take into consideration how much the payments are on a monthly basis, along with taxes and insurance, to ensure that it is attainable for you and your family. Making sure you know exactly what all those numbers break down to is an important factor in you being comfortable and confident with your purchase, while also ensuring that you do not get yourself into a jam and struggle to make the payments each month.

Question three: What do you think the seller will take?

Speaking from experience in our area, we see properties sell for within three percent of asking price. If the house is marketed correctly and competitively priced for the area, we see the homes not only go fast but also have multiple offers on the table. All of these factors allow the seller to be picky with which they choose to accept, and it is all relative to the area you are looking at. But in the end, it is really all unknown and unfortunately, we do not have a crystal ball to tell us exactly what offer the seller will take. Sometimes what you think is a good and fair offer will be outshone by another offer that comes in directly after you. 

Now it is important for us to point out here that we have seen some clients who find a house they love and want to put an offer in. They go into it with the mindset that they want to start off by presenting the seller with a low offer, assuming that they will come back with a counteroffer and the negotiations will begin, but they think starting low is the best strategic plan. And while the reasoning can make sense to some degree, we have also seen that type of thinking actually working against the client. 

You need to be sure to understand that going in with too low of an offer can actually offend the seller and cause them to have a bit of an attitude when dealing with you. It can also lead to the seller being so offended and insulted that they decline your offer altogether and do not make a counteroffer at all, and the deal is essentially off the table. Making and presenting offers can be a tricky balance, which is why working with an experienced and knowledgeable real estate agent is so crucial. Your real estate agent should know the comps in the area and the local market, and be able to guide you in the right direction when it comes to making an offer to get you the best deal, while also not insulting the seller.

Question four: How do I know that I am getting a good deal?

If you have a good agent on your side, they are going to be able to guide you on this matter. They will be able to tell you the comps in the area, the breakdown by the square footage, talk about all the different odds of how fast houses are selling, what the absorption rate is, how long the house has been on the market, and what the trend is year over year in the area. These are all things that can help you identify if you are getting a good deal on the house you are interested in. You can try to predict what the market will be ten years from now - are the houses going to be the same price they are today? And while there is no way to predict that far in advance with complete accuracy, a good real estate agent can help you make an educated decision based on past market trends. The days of going in and getting a house at a ridiculous price are gone, and it is important to keep that in mind during your search. 

Question five: How long does it take to close?

In our area, the average closing time takes about thirty to forty-five days, but we have seen cash buyers come in and close in as little as ten days. And just to be clear, there was a lot of hand-holding in that closing because we make sure that everything is done right to protect the best interest of our buyers, but it can (and has) been done if that is the situation you end up in. But for the average deal, we are seeing thirty to forty-five days for closings.

And because of that, many individuals, couples, families, and retirees are flocking to the area to take advantage of the beautiful weather and everything the area has to offer. Due to the influx of people coming to Myrtle Beach, SC for the beaches, we tend to get quite a few questions and inquiries surrounding available oceanfront and ocean view properties.

And we hear a lot of people say, “I just want an ocean view condo,” but what they really mean is a direct, oceanfront property. Much to some people’s surprise, there, in fact, is a difference between an oceanfront property and an ocean view property. Well, that is pretty much what you can expect when you purchase an oceanfront property. ‘Oceanfront’ means that your unit is directly on the ocean with the beach right in front of you, and yes, we agree that it is as close as it gets to heaven on earth. 

Not that we have to point it out to you, but one of the main perks to an oceanfront property is that there is nothing standing between you and the warm sand between your toes, the glistening Myrtle Beach, SC sunshine and the dazzling, welcoming waters of the ocean. You have the beach and ocean available to you without having to drive, park and walk to put your beach towels down. You can walk right outside and you are there. Pretty sweet, huh? We tend to agree wholeheartedly. Lastly, if you are looking to rent out the unit, vacation-goers tend to favor oceanfront rental options, ensuring you will most likely see good rental income and a steady flow of renters throughout the year.

And while you may be thinking what could possibly be the downside of such an incredible setup, with the good comes the, well, not so good. The main downside of most oceanfront properties, as you may have guessed it by now, is the price. Due to the limited amount of oceanfront units in a condo building, those properties tend to be in high demand, and thus have a higher price tag than others that are not on the water. And not just condos, there are many incredible attached and detached oceanfront homes that will also carry a heftier price tag than those in a traditional cul-de-sac without the oceanfront view. But it is true when people say ‘you get what you pay for,’ and in this situation, most times you will have to pay a higher price for all the perks, beauty and convenience of an oceanfront property. It is just up to you to decide if that price is justifiable given your budget, your wants, and your needs.

What are the perks and downsides of an ocean view property?

On the other hand, ‘ocean view’ means that you are going to get a view of the ocean, and maybe a little view of the beach, but there may be things standing between you and the ocean. Image walking out on your balcony and instead of the ocean and beach being right in your backyard, you are able to see it in the distance. How much of a distance you ask? It depends on the unit. There are units that are extremely close to the beach and ocean but have a pool or smaller building in-between. Then there are units that are several blocks away and are a decent walk, or even a drive, to get to enjoy the beach and ocean.

But even though you are not right on the beach, the main perk to an ocean front unit is that you are still able to see and take in the beauty and tranquility of the water, but you are not paying the high price tag for an actual oceanfront unit. If a non-negotiable for you is being able to see the ocean, but you are not wanting or able to pay the higher price of an oceanfront option, and you are okay with a short commute (by foot or car) then an ocean front unit can be a great option for you. And similar to an oceanfront property, if you are looking to rent the unit out, a major perk is being able to list ‘ocean view on your rental listing. Many people who visit the Myrtle Beach, SC are wanting to see and/or spend time at the beach. So being in close proximity to the water is always a huge plus and can help ensure you have rental income coming in throughout the year.

The Differences Between a One-Bedroom and a Studio Condo

A question we get asked all the time here at Jerry Pinkas Real Estate Experts is what the difference is between a one-bedroom suite and a studio/efficiency condo on the beach. Whether you are a first time home buyer, scouting for a second home or just looking to purchase a rental property, you may have found yourself asking the same thing.  And you may think that the internet is the best place to go to decipher the difference, but in reality that just may make things more confusing for you. We have a lot of people that come to us after looking at these types of listing online and end up not only having a difficult time understanding the differences but are also a lot more confused than when they started their initial search on the web. So, as you may have guessed, in today’s blog post we are going to show you and outline the differences between a one-bedroom condo and an efficiency suite to help you better understand what option will best fit your needs.

What will I find in a one-bedroom suite?

The one-bedroom suite is the first item on our list to talk to you about today. In many one-bedroom suites, you will find a space comprised of a living room with enough space for a sofa and television unit, as well as a dining area where you can put a table to comfortably sit all your family and guests. You will also have a separate area for a kitchen, and in many units, you will find a galley style kitchen, that will have a stove and microwave. It is important for us to note here that some units come with a dishwasher and some come without. If that is a non-negotiable item for your desired unit, be sure to talk to an agent here at Jerry Pinkas Real Estate Experts and let them know so they narrow down their search to meet those specific criteria. You will also find closet space in the one-bedroom units, as well as potentially another closet that can either be used for additional clothing or as storage space.

The bedrooms in these units can obviously vary in size, but can typically fit two full or queen mattresses or a king size bed. There is also a standard bathroom that can either be attached to the bedroom or be a stand alone.  It is important for us to note here as well that the main difference between the one-bedroom and the efficiency suite is that the one-bedroom will have a door that separates the bedroom from the rest of the living and dining spaces, thus giving more of a ‘suite’ feel. Additionally, a benefit to a one-bedroom suite is that many times there will be space for a wall bed, which when not in use will not take up any extra room, but also allows for an additional bed if needed to accommodate additional guests.

What will I find in an efficiency suite?

While an efficiency suite shares similar qualities to a one-bedroom suite, there are subtle differences between the two that can end up making a big difference for you and what you end up wanting to purchase. We understand the confusion that can come with buying and selling a home, especially if this is your first go around with either. There is verbiage that you may not understand, contracts that seem a mile long and you may not be sure where to start with the whole process. We get it and are here to help decode a real estate mistake that we see all the time that can end up making a large difference in your experience with buying and selling a home in Myrtle Beach, SC.

In today’s post we are going to be talking about the differences between a buyer’s agent and a seller’s agent, and why knowing the difference between the two can save you from pitfalls that can be costly and frustrating. 

Why is it important to understand the differences between a listing’s agent and a buyer’s agent?

At Jerry Pinaks Reality we want to make sure that you avoid a major pitfall when you are buying or selling a home. A lot of the time we see people who hire on an agent they found online and do not take the time to ensure that agent is the right fit for their needs. If you are buying a house, you want to make sure that you go with an agent that is strictly focused on helping their clients buy homes. And if you are selling your home, you want to make sure that you find an agent that is strictly focused on selling their clients’ homes.  Here at Jerry Pinkas Reality we do not have agents that do both – in other words, we have a separate group of agents that only work with buyers and a separate group of agents who only work with sellers. Why do we do it that way you may ask? Well for one, there are two completely different skill sets for each group. And two, they only work to the advantage to the client they are working with.

Now understand this -  if you are out there looking to buy a property, is that agent that you picked up online or found randomly only going to show you the things they want you to see? Like their other listings? Or are they going to stop what they are doing with you because they have a scheduled closing appointment to be at? This is why we have split the team here at Jerry Pinkas Realty down the middle and again, we have listing agents who are only in charge of listing properties and only work for our sellers and will never disclose any confidential information that you have given to them. Same with buyers, they will never disclose any information to weaken your ability to purchase and will only focus on getting you the best deal. Because what can happen is you hire on an agent to help you buy a home and come to find out they are working on the side with the seller – which could lead to a bad deal for you. Whether you are a buyer or a seller, you want to get the best deal and work with an agent that has your best interests at heart. And that just happens to be what our experienced team here at Jerry Pinkas Reality does best.

What are the responsibilities of a buyer’s agent?

A buyer’s agent is responsible for assisting their client throughout the buying processes, and has many duties to ensure the process is successful and runs smoothly. One of their responsibilities is to assist their client in finding properties that meet their desired criteria. Typically, the agent will sit down with their client and go through a list of all their wants and needs in a new home. The agent will then take that list and search for homes that they believe to be good matches and set times to show the potential homes to their client. It is also helpful to point out here the importance of a good buying agent, as most of the time the agent will have access to listings that you will not be able to find on your own. For example, they may have connections and relationships that will inform them of properties that are not listed online yet. As a buyer, this will give you first access to listings and the ability to see properties before other buyers without this inside information.

Another responsibility of a buyer’s agent is to assist in determining which property is best suited for their client. It is one thing to search for listings that may fit their buyer’s initial criteria, but it is another ball game to dig deep into the listings and help spot problems when showing the home such as if the neighborhood will be noisy at night and what costly repairs need to be done. The buyer’s agent will research the history of each of the properties they show and help their client to make an informed and educated decision based on all the information they find.  

The buyer’s agent is also responsible for making and negotiating offers on their client’s behalf to ensure that the offer is fair and not too generous or insulting. They will be able to guide their client on things such as whether they should push for the pool to be serviced prior to moving in or whether the carport is really worth the extra money. Another responsibility for the buyer’s agent, similar to the seller’s agent, is to follow through on the contingencies (and make sure everything is met) until the sale closes.

Now that we have touched on the responsibilities of the buyer’s agent, we are going to move on to those of the seller’s agent. A seller’s agent main goal is to sell the property for the highest price in the shortest amount of time, and to do this the agent must assist the seller in valuing and properly pricing the property to put on the market. The agent will ensure that the home is accurately and competitive priced and, since these two do not always add up, you want to make sure you have an experienced agent who is able to understand how to create the proper balance and sell the house for the price the seller wants – which can be trickier than you think. 

The seller’s agent will also suggest any necessary repairs and improvements to the home. It is important to understand that when the market is bad, buyers can be particular about the home they purchase because there are so few houses listed on the market. On the flip side, when the market is good, buyers are also particular because there are so many houses listed on the market. So either way, buyers are usually always picky which means that every details counts when it comes to selling the house, especially if you are looking to take home a certain number from the sale. The selling agent will be able to walk through the home and point out which details are the most important and worth spending money on. An example of this would be thinking your shutters just need a little coat of paint when in reality they really need replacing or thinking you should upgrade your kitchen countertops with expensive granite when in reality many buyers are actually not looking for granite in which case would be a waste of money.
