If you have, then you understand not only how costly it can be, but also how it can turn your life completely upside down for a good amount of time. Termites attack thousands of homes and buildings each year in the United States, and homeowners fork out millions of dollars annually to repair the damage they cause and treat the termite problem itself. And if you think that just because your condo is on the ninth floor of a concrete building that you are exempt from this potential issue, you are sadly mistaken. And as you may have guessed, that is exactly what we are going to be discussing in today’s blog post!

What are termites and how can you identify them?

Before we get into the meat and potatoes of today’s post, we wanted to give a brief overview of what termites are and how you can possibly detect them. Termites are often referred to as the “silent destroyer” as they do not come out into the open which makes them very difficult to detect at times. In some cases, termites can be secretly thriving and hiding in your home, condo or yard and do not show any immediate signs of the damage that is being done. If you are looking for information on how you can detect these pesky creatures, termites usually have straight, beaded antennae, their wings are equal size, they have uniformed waists and measure approximately 1 cm to a few millimeters in length.

Primarily, termites feed on cellulose (which is a part of wood), but they are also known to damage books, insulation, paper and even filtration system and swimming pool liners. Additionally, while there are different types of termites, they all feed on detritus which include dead trees and plants, as well as dead parts of living trees including wood. And unfortunately, regardless of their construction type, all homes have the ability to provide cellulose food which in turn harbors termite infestation. So while you may think this issue may never present itself in your living space, all house foundations, shelves, furniture and even books can draw in termites and provide a cozy place for them to stay and live. Now, this information is not meant to scare you, but rather provide you with the knowledge and tools to be aware and alert to catch it fast if you see any signs of termites in your home or condo.

What types of termite’s attack condos?

We may be giving you more information than you originally thought you were looking for, but we figured we would educate you on everything related to termite and condos so you can better understand how everything is related. Subterranean and drywood termites are the two specific types of termites that frequently attack condos. Subterranean termites are known to attack buildings from underground by entering through cracks in concrete slabs or from flowerbeds through tunneling under siding that is close to the soil. On the other hand, while drywood termites do not live in the soil, they tend to attack condo buildings in the spring and summer during their mating flights. They also tend to land on the wooden trim around windows and doors and make their nests in small cracks in wood to start new colonies.

Can termite’s travel from one unit to another in a condo building?

Now don’t freak out, but the answer is yes. It is no secret the damage termites can do to a single-family home, but when it comes to condos, termites can be downright destructive and can easily travel from one condo unit to the next. Of the two, subterranean termites are the worst because they often enter the building through expansion joints between two slabs, allowing them to easily and swift fully inhabit two or more units at the same time. On the same note, if these subterranean termites were to invade one unit, they can enter the neighboring unit by traveling through the common wall. Due to the fact that these types of termites are able to stay hidden, they tend to cause damage to multiple condo units before they are even discovered or detected by the residents.

At the same time, drywood termites are also able to move freely between condo units. You will see this especially if they have inhabited exterior wooden trim, a wooden fence, or a carport, as drywood termites then gain access to the several units that these areas are attached to. Now you may be asking yourself what happens if a unit in a condo building is affected by termites. And, as you can probably tell by now when termites invade condo buildings the exterminating process can prove to be extremely challenging. This is especially true if there are several units in the same building that have termites.

Why do I have to pay for a termite inspection, even if my condo is located on the 9th floor of a concert building?

Hopefully, by now we have equipped you enough information for you to understand why you need a termite inspection, even if your condo is located in the upper levels of your condo building. It is always better to be safe than sorry, and just because your building is made from concrete does not dismiss it from the potential of a termite infestation. And as we spoke about earlier, even if the unit does not outwardly show any termite damage, you never know what is going on within the walls and unseen areas of the condo unit. The termites may have spread to your unit from a neighboring unit and you want to bring in a professional so they can assess the situation. Additionally, some pest inspectors will also look for leaks, beetles, mold and water damage within the unit when they come out for the termite inspection. This is a huge bonus as it will give you a better overall picture of the status of the unit, and allow you to fix any potential issue before it gets worse down the line.

The excitement of a new chapter in a new home, the nerves of hoping you make the right decision, the confusion of real estate jargon and contracts – we have seen it all! And we are sure that whether this is your first time purchasing a home, or if you are a seasoned pro, there are bound to be questions along the way and topics that you may want clarity and more information on. In today’s post, we are going to be talking about questions that you should be asking when buying a home. These are also questions that we get asked over and over again and surround topics that you should be knowledgeable about prior to starting the search for your new home. The information and questions below are things you should think about and be prepared for, as well as are the topics you should be talking about with your real estate agent to ensure you are on the same page before your journey begins.

 

Question one: How many homes should I see before I make up my mind on which one I want to purchase?

This is a very good question because, in today's day and age, you can view endless properties online via pictures, clips, virtual tours, etc. And while viewing these listings online is quite convenient, many times the information provided is not completely accurate and will not give you the overall picture of exactly what is going on with the property and the home itself. You want to be able to see and touch the home to really get a feel for what you would be purchasing. But back to the question on hand – we have seen people walk through two, three or four houses and end up finding the home of their dreams within one of those. And this may be a lower number than what we have seen in the past because, again, with the internet people are able to narrow down their area and neighborhood pretty precisely without leaving the comfort of their laptop. And once they see a few homes in their desired neighborhood they are able to narrow it down more quickly. But it is important to not get stuck on the ‘number’ of houses you see, but instead the quality of the homes, which one pulls at your heartstrings and checks off all your desired criteria.

Question two: How can I afford?

Now, this is something where you will want to actually sit with a lender and see what you qualify for prior to starting your search. If you are to start your home search before you know exactly what you can afford, you may end up falling in love with a home that is completely outside your budget, which leads to nothing but unnecessary heartbreak and frustration. You not only want to keep in mind how much the home is, but you also want to make sure to take into consideration how much the payments are on a monthly basis, along with taxes and insurance, to ensure that it is attainable for you and your family. Making sure you know exactly what all those numbers break down to is an important factor in you being comfortable and confident with your purchase, while also ensuring that you do not get yourself into a jam and struggle to make the payments each month.

Question three: What do you think the seller will take?

Speaking from experience in our area, we see properties sell for within three percent of asking price. If the house is marketed correctly and competitively priced for the area, we see the homes not only go fast but also have multiple offers on the table. All of these factors allow the seller to be picky with which they choose to accept, and it is all relative to the area you are looking at. But in the end, it is really all unknown and unfortunately, we do not have a crystal ball to tell us exactly what offer the seller will take. Sometimes what you think is a good and fair offer will be outshone by another offer that comes in directly after you. 

Now it is important for us to point out here that we have seen some clients who find a house they love and want to put an offer in. They go into it with the mindset that they want to start off by presenting the seller with a low offer, assuming that they will come back with a counteroffer and the negotiations will begin, but they think starting low is the best strategic plan. And while the reasoning can make sense to some degree, we have also seen that type of thinking actually working against the client. 

You need to be sure to understand that going in with too low of an offer can actually offend the seller and cause them to have a bit of an attitude when dealing with you. It can also lead to the seller being so offended and insulted that they decline your offer altogether and do not make a counteroffer at all, and the deal is essentially off the table. Making and presenting offers can be a tricky balance, which is why working with an experienced and knowledgeable real estate agent is so crucial. Your real estate agent should know the comps in the area and the local market, and be able to guide you in the right direction when it comes to making an offer to get you the best deal, while also not insulting the seller.

Question four: How do I know that I am getting a good deal?

If you have a good agent on your side, they are going to be able to guide you on this matter. They will be able to tell you the comps in the area, the breakdown by the square footage, talk about all the different odds of how fast houses are selling, what the absorption rate is, how long the house has been on the market, and what the trend is year over year in the area. These are all things that can help you identify if you are getting a good deal on the house you are interested in. You can try to predict what the market will be ten years from now - are the houses going to be the same price they are today? And while there is no way to predict that far in advance with complete accuracy, a good real estate agent can help you make an educated decision based on past market trends. The days of going in and getting a house at a ridiculous price are gone, and it is important to keep that in mind during your search. 

Question five: How long does it take to close?

In our area, the average closing time takes about thirty to forty-five days, but we have seen cash buyers come in and close in as little as ten days. And just to be clear, there was a lot of hand-holding in that closing because we make sure that everything is done right to protect the best interest of our buyers, but it can (and has) been done if that is the situation you end up in. But for the average deal, we are seeing thirty to forty-five days for closings.

We tend to agree wholeheartedly. And while you may be thinking what could possibly be the downside of such an incredible setup, with the good comes the, well, not so good. Due to the limited amount of oceanfront units in a condo building, those properties tend to be in high demand, and thus have a higher price tag than others that are not on the water. And not just condos, there are many incredible attached and detached oceanfront homes that will also carry a heftier price tag than those in a traditional cul-de-sac without the oceanfront view. But it is true when people say ‘you get what you pay for,’ and in this situation, most times you will have to pay a higher price for all the perks, beauty and convenience of an oceanfront property. It is just up to you to decide if that price is justifiable given your budget, your wants, and your needs.

On the other hand, ‘ocean view’ means that you are going to get a view of the ocean, and maybe a little view of the beach, but there may be things standing between you and the ocean. Image walking out on your balcony and instead of the ocean and beach being right in your backyard, you are able to see it in the distance. How much of a distance you ask? It depends on the unit. There are units that are extremely close to the beach and ocean but have a pool or smaller building in-between. Then there are units that are several blocks away and are a decent walk, or even a drive, to get to enjoy the beach and ocean.

But even though you are not right on the beach, the main perk to an ocean front unit is that you are still able to see and take in the beauty and tranquility of the water, but you are not paying the high price tag for an actual oceanfront unit. If a non-negotiable for you is being able to see the ocean, but you are not wanting or able to pay the higher price of an oceanfront option, and you are okay with a short commute (by foot or car) then an ocean front unit can be a great option for you. And similar to an oceanfront property, if you are looking to rent the unit out, a major perk is being able to list ‘ocean view on your rental listing. We have a lot of people that come to us after looking at these types of listing online and end up not only having a difficult time understanding the differences but are also a lot more confused than when they started their initial search on the web. What will I find in a one-bedroom suite?

The one-bedroom suite is the first item on our list to talk to you about today. In many one-bedroom suites, you will find a space comprised of a living room with enough space for a sofa and television unit, as well as a dining area where you can put a table to comfortably sit all your family and guests. You will also have a separate area for a kitchen, and in many units, you will find a galley style kitchen, that will have a stove and microwave. It is important for us to note here that some units come with a dishwasher and some come without. There is also a standard bathroom that can either be attached to the bedroom or be a stand alone.  It is important for us to note here as well that the main difference between the one-bedroom and the efficiency suite is that the one-bedroom will have a door that separates the bedroom from the rest of the living and dining spaces, thus giving more of a ‘suite’ feel. Additionally, a benefit to a one-bedroom suite is that many times there will be space for a wall bed, which when not in use will not take up any extra room, but also allows for an additional bed if needed to accommodate additional guests.

What will I find in an efficiency suite?

While an efficiency suite shares similar qualities to a one-bedroom suite, there are subtle differences between the two that can end up making a big difference for you and what you end up wanting to purchase. And while many people tend to consider an efficiency condo to be a little too small for them, it can end up being the perfect option for someone looking for that specific layout, design, and price. When you think of an efficiency condo you may tend to think of a space the size of a hotel room or a studio apartment, instead of the more traditional one-bedroom concept where you have designated areas and doors separating certain rooms. When you walk into an efficiency suite, you will usually find one big room that contains a living area, dining area, kitchen, and bedroom, as well as a separate bathroom with its own door for privacy. These efficiency suites are ideal for people who like the openness of the space and are able to use the space effectively. Do you want to know the best part about the efficiency suites? You can buy a unit on the beach for under $100,000! And when you are that close to some of the country’s most beautiful beaches, does it really matter how your unit is designed or laid out? We tend to not think so either.

What are the perks of both a one-bedroom and an efficiency suite option?

There are many perks to both a one-bedroom and an efficiency suite, it really just depends on your needs and what you are looking for in a unit. With a one-bedroom, the obvious perk is that the bedroom is separated with a door, which may not sound like a big deal, but it can be a deal breaker for some people. If you have kids and want a separate, private room from them, then a one-bedroom option may be more your speed. Or if you tend to have a lot of people over and just do not want them sitting on your bed, which is right next to the couch and kitchen, then the one-bedroom suite is probably what you are looking for. On the other hand, if you are single or do not mind having all the areas of your unit be in one space, then an efficiency suite may be perfect for you. Due to the potential for the space being smaller and holding fewer people, an efficiency suite can tend to be on the lower end of the spectrum in terms of price compared to a traditional one-bedroom.
