Myrtle Beach Area Real Estate Looking Up

In October, Horry County released its monthly real estate sales report, which contained some numbers that gave Myrtle Beach area Realtors cause for optimism, albeit cautiously tempered. Many feel that there’s a good chance prices have reached rock bottom and might be bouncing back up.

Those numbers showed that, during the month of October 2012, median home prices in the county dropped 4 percent from last year to $158,750; meanwhile, the median price for condos dropped 6 percent from last year at $103,550. While home price drops benefit buyers, sellers would prefer to see a strengthening market. The silver lining to the cloudy housing market is that (however slowly) a recover may be taking place in the overall economy – and eventually, improvements in the regional, state and national economies show up in the housing market. There is a feeling in some quarters that prices will not fall farther than they have so far.

Here are some more telling numbers from October, reported by Coastal Carolinas Association of Realtors market analyst, Tom Maeser:

  • Of the 5,364 single-family homes up for sale during the month, 438 were sold. This is 151 fewer than in 2011
  • Of the 4,291 condos up for sale during the month, 362 were sold. This is 586 under 2011’s total
  • Of the condos sold, 34 percent were Foreclosures and  short sales
  • Of the single-family homes sold, 30 percent were foreclosures and short sales
  • Short sales are paying about 79 percent of the total value of a home
  • Foreclosures are fetching about 67 percent of the total value of a home

The amount of homes and condos for sale currently constitute approximately a 15-month supply, which is more than double the 6-month supply normally considered as the baseline for a buyer’s market.

Maeser said one of the primary difficulties in calculating or predicting the rise or fall of home and condo prices with any degree of accuracy is the virtual impossibility of gauging the amount of properties in the foreclosure or short sale pipeline that haven’t hit the open market.
