It is no secret that we get many questions here at Jerry Pinkas Realty, and one that we see quite frequently is, “Can I buy a house or a single-family home in Myrtle Beach, SC that is not within a subdivision with HOA fees?” And the answer to this question is yes! In today’s blog post we are going to be talking about everything HOA – the good, the bad and the ugly, as well as what you can expect if you were to purchase a property within an HOA governed community. So if you have been toying with the idea of purchasing a property in an area that does not have an HOA, today’s blog post is one you sure do not want to miss!

What is an HOA?

Before we get into the meat and potatoes of today’s blog post, we first wanted to start by properly explaining what an HOA is. First and foremost, “HOA” stands for Homeowners Association, and it is an organization within a condominium, subdivision or planned community in which enforces rules within its jurisdiction for the residents of the properties to follow. Once you purchase property within the set area, you automatically become members and are therefore required to pay the HOA fees that have been set for the residents. It is important to understand here that not all HOA’s are created equal, and therefore the fees and requirements can vary among neighborhoods. Some HOA’s are very restrictive on what residents can do with their properties, while others can tend to be more lenient and give residents more freedom.

What are the benefits of having an HOA?

There are many perks that come with having an HOA, and we are going to be touching on just a few of them here. One of the main perks of having an HOA is that it keeps the neighborhood uniformed, and residents are held to a standard of how to keep their property. For example, if you live in a neighborhood with an HOA you can be pretty certain that your neighbor will not have a bright pink house, an unruly, unkept yard , and multiple cars parked every which way on the property. Most of the time the homes will be very aesthetically pleasing and kept up (well, at least on the outside!).

Another benefits to living in a community that has an HOA is that the common areas and amenities are usually very well maintained. Everything from over-seeded, perfectly manicured lawns and clean play areas, to well-lit streets, freshly painted walls and smooth asphalt. Some neighborhoods also features swimming pools, walking trails, sports courts, parks and barbecue pits. Additionally, properly protected property values and a sense of community are other perks that you can find when looking at neighborhoods and areas that feature an HOA.

What are the benefits of not having an HOA?

As you can see, there are many benefits that can come from being part of a community that has an HOA. However, there are also many benefits that come from being part of a community that does not have an HOA. And as you may have guessed, one of the main perks to not having an HOA is not having to pay an HOA fee. Now, we want to point out here that HOA fees vary based on neighborhood. Some HOA fees tend to be a little high, and there are others that are on the lower end (by “lower” we mean about $10-$15/month). For many people, the perks of having an HOA outweigh any money that is due to the association, while others think that fee is a complete waste of money and do not want to include that in their monthly expenses. It is all about personal preference, weighing the pros and cons, and eventually settling on a decision that works best for you and your family.

Another downside of buying in a community with an HOA is that you typically do not have the freedom of doing whatever you want to your home. From the example above, if you one day got an itch to paint your home bright pink, we are willing to bet that your HOA would not give you the stamp of approval. If one thing is out of line per the set rules, you will typically be notified right away and asked to fix whatever was wrong. And it is your responsibility to fix it in a timely manner. Also, you may be assuming that these neighborhoods with no HOA’s may be located in parts of town that are less desirable. And that is just simply not true. There are many beautiful new construction homes without HOA’s that are located just a couple blocks from the beach! So don’t think that you have to sacrifice location in order to be part of an non-HOA community.

Is the internet a good place to search for homes in Myrtle Beach, SC that do not have an HOA?

The answer to this question, simply put, is no. Now do not get us wrong, the internet is a great tool for a lot of things and can prove to be an okay place to start your search. But the internet just does not compare to having a experienced and knowledgeable real estate agent by your side sending you and showing you listings that meet your criteria. Why would you want to waste your time trying to search and comb through information on the internet? A good real estate agent may even have access to homes that have not yet been listed on the internet, allowing you to get your eyes and hands on it first. So while the World Wide Web can be handy, we do not recommend it as your main weapon for searching for these types of communities.
