It is no secret that we get many questions here at Jerry Pinkas Realty, and one that we see quite frequently is, “Can I buy a house or a single-family home in Myrtle Beach, SC that is not within a subdivision with HOA fees?” And the answer to this question is yes! In today’s blog post we are going to be talking about everything HOA – the good, the bad and the ugly, as well as what you can expect if you were to purchase a property within an HOA governed community. So if you have been toying with the idea of purchasing a property in an area that does not have an HOA, today’s blog post is one you sure do not want to miss!

What is an HOA?

Before we get into the meat and potatoes of today’s blog post, we first wanted to start by properly explaining what an HOA is. First and foremost, “HOA” stands for Homeowners Association, and it is an organization within a condominium, subdivision or planned community in which enforces rules within its jurisdiction for the residents of the properties to follow. Once you purchase property within the set area, you automatically become members and are therefore required to pay the HOA fees that have been set for the residents. It is important to understand here that not all HOA’s are created equal, and therefore the fees and requirements can vary among neighborhoods. Some HOA’s are very restrictive on what residents can do with their properties, while others can tend to be more lenient and give residents more freedom.

What are the benefits of having an HOA?

There are many perks that come with having an HOA, and we are going to be touching on just a few of them here. One of the main perks of having an HOA is that it keeps the neighborhood uniformed, and residents are held to a standard of how to keep their property. For example, if you live in a neighborhood with an HOA you can be pretty certain that your neighbor will not have a bright pink house, an unruly, unkept yard , and multiple cars parked every which way on the property. Most of the time the homes will be very aesthetically pleasing and kept up (well, at least on the outside!).

Another benefits to living in a community that has an HOA is that the common areas and amenities are usually very well maintained. Everything from over-seeded, perfectly manicured lawns and clean play areas, to well-lit streets, freshly painted walls and smooth asphalt. Some neighborhoods also features swimming pools, walking trails, sports courts, parks and barbecue pits. Additionally, properly protected property values and a sense of community are other perks that you can find when looking at neighborhoods and areas that feature an HOA.

What are the benefits of not having an HOA?

As you can see, there are many benefits that can come from being part of a community that has an HOA. However, there are also many benefits that come from being part of a community that does not have an HOA. And as you may have guessed, one of the main perks to not having an HOA is not having to pay an HOA fee. Now, we want to point out here that HOA fees vary based on neighborhood. Some HOA fees tend to be a little high, and there are others that are on the lower end (by “lower” we mean about $10-$15/month). For many people, the perks of having an HOA outweigh any money that is due to the association, while others think that fee is a complete waste of money and do not want to include that in their monthly expenses. It is all about personal preference, weighing the pros and cons, and eventually settling on a decision that works best for you and your family.

Another downside of buying in a community with an HOA is that you typically do not have the freedom of doing whatever you want to your home. From the example above, if you one day got an itch to paint your home bright pink, we are willing to bet that your HOA would not give you the stamp of approval. If one thing is out of line per the set rules, you will typically be notified right away and asked to fix whatever was wrong. And it is your responsibility to fix it in a timely manner. Also, you may be assuming that these neighborhoods with no HOA’s may be located in parts of town that are less desirable. And that is just simply not true. There are many beautiful new construction homes without HOA’s that are located just a couple blocks from the beach! So don’t think that you have to sacrifice location in order to be part of an non-HOA community.

Is the internet a good place to search for homes in Myrtle Beach, SC that do not have an HOA?

The answer to this question, simply put, is no. Now do not get us wrong, the internet is a great tool for a lot of things and can prove to be an okay place to start your search. But the internet just does not compare to having a experienced and knowledgeable real estate agent by your side sending you and showing you listings that meet your criteria. Why would you want to waste your time trying to search and comb through information on the internet? A good real estate agent may even have access to homes that have not yet been listed on the internet, allowing you to get your eyes and hands on it first. There are buildings that have had past and/or present litigations, slip and fall defects, construction defects and other similar things can be considered minor, but are still things to look out for. You want to be aware of the condition of the building you are buying into so there are minimal surprises down the road.

You will also want to keep an eye out for the HOA (Homeowners Association) budget. Does it have reserves? Do they have money in the bank or are they losing money? Do they have a cash call? These are all very important things to know and questions that should be asked. Also, you want to know about HOA meeting minutes and what is going on. When it comes to big projects, you want to see if they have been completed, if there is some other project that is going on that needs to be finished up and any potential future projects they have planned. For example, if there was a damaged roof from a storm, you want to know if there is any mold that has subsequentially arisen from the water damage. Another big area you want to look into is any balcony issues, as these can be costly. You want to know all these things before you get involved and invested in the property. Lastly, we want you to understand that the skill of the agent you are working with is a direct relation to how successful your experience will be. So finding a great real estate agent that is knowledgeable and will work hard in your best interest will give you the best chance of success in your buying experience.

First off, you may be asking yourself what exactly a condotel is. A condotel, while it is not a condo, usually has a vacancy sign outside and is typically rented by the night, by the week and/or by the month. Does the property you are looking at have a rental desk, a central phone system, daily maid service, and valet parking? If so, these are all signs the property may be a condotel. It is important to understand the difference so you know exactly what type of property you are looking at and do not invest your time looking into in a building that ultimately will not fit your needs. And if you think that just because your condo is on the ninth floor of a concrete building that you are exempt from this potential issue, you are sadly mistaken. And as you may have guessed, that is exactly what we are going to be discussing in today’s blog post!

What are termites and how can you identify them?

Before we get into the meat and potatoes of today’s post, we wanted to give a brief overview of what termites are and how you can possibly detect them. Termites are often referred to as the “silent destroyer” as they do not come out into the open which makes them very difficult to detect at times. In some cases, termites can be secretly thriving and hiding in your home, condo or yard and do not show any immediate signs of the damage that is being done. If you are looking for information on how you can detect these pesky creatures, termites usually have straight, beaded antennae, their wings are equal size, they have uniformed waists and measure approximately 1 cm to a few millimeters in length.

Primarily, termites feed on cellulose (which is a part of wood), but they are also known to damage books, insulation, paper and even filtration system and swimming pool liners. Additionally, while there are different types of termites, they all feed on detritus which include dead trees and plants, as well as dead parts of living trees including wood. And unfortunately, regardless of their construction type, all homes have the ability to provide cellulose food which in turn harbors termite infestation. So while you may think this issue may never present itself in your living space, all house foundations, shelves, furniture and even books can draw in termites and provide a cozy place for them to stay and live. Now, this information is not meant to scare you, but rather provide you with the knowledge and tools to be aware and alert to catch it fast if you see any signs of termites in your home or condo.

We may be giving you more information than you originally thought you were looking for, but we figured we would educate you on everything related to termite and condos so you can better understand how everything is related. Subterranean and drywood termites are the two specific types of termites that frequently attack condos. Subterranean termites are known to attack buildings from underground by entering through cracks in concrete slabs or from flowerbeds through tunneling under siding that is close to the soil. On the other hand, while drywood termites do not live in the soil, they tend to attack condo buildings in the spring and summer during their mating flights. They also tend to land on the wooden trim around windows and doors and make their nests in small cracks in wood to start new colonies.

Can termite’s travel from one unit to another in a condo building?

Now don’t freak out, but the answer is yes. It is no secret the damage termites can do to a single-family home, but when it comes to condos, termites can be downright destructive and can easily travel from one condo unit to the next. Of the two, subterranean termites are the worst because they often enter the building through expansion joints between two slabs, allowing them to easily and swift fully inhabit two or more units at the same time. On the same note, if these subterranean termites were to invade one unit, they can enter the neighboring unit by traveling through the common wall. Due to the fact that these types of termites are able to stay hidden, they tend to cause damage to multiple condo units before they are even discovered or detected by the residents.

At the same time, drywood termites are also able to move freely between condo units. You will see this especially if they have inhabited exterior wooden trim, a wooden fence, or a carport, as drywood termites then gain access to the several units that these areas are attached to. Now you may be asking yourself what happens if a unit in a condo building is affected by termites. And, as you can probably tell by now when termites invade condo buildings the exterminating process can prove to be extremely challenging. This is especially true if there are several units in the same building that have termites.

Hopefully, by now we have equipped you enough information for you to understand why you need a termite inspection, even if your condo is located in the upper levels of your condo building. It is always better to be safe than sorry, and just because your building is made from concrete does not dismiss it from the potential of a termite infestation. And as we spoke about earlier, even if the unit does not outwardly show any termite damage, you never know what is going on within the walls and unseen areas of the condo unit. The termites may have spread to your unit from a neighboring unit and you want to bring in a professional so they can assess the situation. Additionally, some pest inspectors will also look for leaks, beetles, mold and water damage within the unit when they come out for the termite inspection. This is a huge bonus as it will give you a better overall picture of the status of the unit, and allow you to fix any potential issue before it gets worse down the line.

But while starting the search online may seem like a good idea, many people are misguided and have the misconception that all condos are the same. I mean, what can be different? It’s just a condo, right? Wrong! There are in fact different subcategories for specific condo units, subdivisions, complexes and resorts, and it is important to understand the differences so you can make an informed decision on what is the best fit based on what you are looking for. What is a condotel?

It is so important to understand exactly what a condotel is because you may find yourself looking online at a unit, which just so happens to be a condotel, but the description may not come out and say that exact phrase. So understanding the qualities and characteristics of a condotel will help to better equip you when conducting research. A condotel essentially is a condo that can be rented either by the night, the week, the month or multiple months, and is similar to that of a resort as the building has a front desk where people can walk up to book or rent a unit. It is similar to a hotel in that many times the building actually looks like a hotel, but each individual unit is actually individually owned. Now the owner obviously gets a split of the nightly rate that is charged by the front desk, but the owner does not necessarily have to be involved in the booking process. Which is an ideal situation for anyone living out of state, travels for work or someone who simply would rather not take on the burden of personally dealing with the rental process. 

The front desk will usually also take care of all the cleaning for the unit including washing towels and linens, as well as any maintenance that pops up from time to time. And at the end of each month, the owner will get a statement showing how many nights the unit was rented during that time period and a check for their split of the rental income. Condotel’s work especially well in resort areas because they usually are located in popular vacation destinations and have a pretty consistent flow of people looking to rent units. And if the unit happens to be Oceanfront, that unit will not only be more appealing to renters, but you usually can also charge a premium for the desired location.

 

What are the pros of purchasing a condotel?

There are a few pros of purchasing a condotel that we wanted to point out in today’s post. First, as we touched on above, the front desk allows the rental process to be smoother, more efficient and less stressful. Also, that rental income you receive will help to offset costs of the unit on a monthly basis, such as your mortgage, rest estate taxes, homeowner’s association fees, etc. And if you have enough rental income each month to cover all your expenses on the unit and you live out of state, you have a second home in beautiful, sunny Myrtle Beach, SC that is being paid for by renters. Now that is a pretty sweet deal!

What are the cons of purchasing a condotel?

And as with all pros, there are always usually a con or two mixed into the equation. As we talked about above, you may have a unit that is covered financially each month by renters. But, on the flip side of that pro, you may also find yourself having to book your time in your unit in advance. If the front desk or rental company rents out the unit during the time you were thinking of going, it can create some complications. So it is always good to plan your trips to your unit as much in advance as possible and give notice so there is a block and it is not rented out during that time. 

And on that same note, if you are wanting to maximize your rental income through the unit, you should try to book your stay at the unit during the slow/off-season as to not take away from the income during the peak season. You also may find it difficult to find a lender for a condotel, as most major banks will not finance these units. And this may be a lower number than what we have seen in the past because, again, with the internet people are able to narrow down their area and neighborhood pretty precisely without leaving the comfort of their laptop. And once they see a few homes in their desired neighborhood they are able to narrow it down more quickly. But it is important to not get stuck on the ‘number’ of houses you see, but instead the quality of the homes, which one pulls at your heartstrings and checks off all your desired criteria.

Question two: How can I afford?

Now, this is something where you will want to actually sit with a lender and see what you qualify for prior to starting your search. If you are to start your home search before you know exactly what you can afford, you may end up falling in love with a home that is completely outside your budget, which leads to nothing but unnecessary heartbreak and frustration. You not only want to keep in mind how much the home is, but you also want to make sure to take into consideration how much the payments are on a monthly basis, along with taxes and insurance, to ensure that it is attainable for you and your family. Making sure you know exactly what all those numbers break down to is an important factor in you being comfortable and confident with your purchase, while also ensuring that you do not get yourself into a jam and struggle to make the payments each month.

Question three: What do you think the seller will take?

Speaking from experience in our area, we see properties sell for within three percent of asking price. If the house is marketed correctly and competitively priced for the area, we see the homes not only go fast but also have multiple offers on the table. All of these factors allow the seller to be picky with which they choose to accept, and it is all relative to the area you are looking at. But in the end, it is really all unknown and unfortunately, we do not have a crystal ball to tell us exactly what offer the seller will take. Sometimes what you think is a good and fair offer will be outshone by another offer that comes in directly after you. 

Now it is important for us to point out here that we have seen some clients who find a house they love and want to put an offer in. They go into it with the mindset that they want to start off by presenting the seller with a low offer, assuming that they will come back with a counteroffer and the negotiations will begin, but they think starting low is the best strategic plan. And while the reasoning can make sense to some degree, we have also seen that type of thinking actually working against the client. 

You need to be sure to understand that going in with too low of an offer can actually offend the seller and cause them to have a bit of an attitude when dealing with you. It can also lead to the seller being so offended and insulted that they decline your offer altogether and do not make a counteroffer at all, and the deal is essentially off the table. Making and presenting offers can be a tricky balance, which is why working with an experienced and knowledgeable real estate agent is so crucial. Your real estate agent should know the comps in the area and the local market, and be able to guide you in the right direction when it comes to making an offer to get you the best deal, while also not insulting the seller.

Question four: How do I know that I am getting a good deal?

If you have a good agent on your side, they are going to be able to guide you on this matter. They will be able to tell you the comps in the area, the breakdown by the square footage, talk about all the different odds of how fast houses are selling, what the absorption rate is, how long the house has been on the market, and what the trend is year over year in the area. These are all things that can help you identify if you are getting a good deal on the house you are interested in. You can try to predict what the market will be ten years from now - are the houses going to be the same price they are today? And while there is no way to predict that far in advance with complete accuracy, a good real estate agent can help you make an educated decision based on past market trends. The days of going in and getting a house at a ridiculous price are gone, and it is important to keep that in mind during your search. 

Question five: How long does it take to close?

In our area, the average closing time takes about thirty to forty-five days, but we have seen cash buyers come in and close in as little as ten days. And just to be clear, there was a lot of hand-holding in that closing because we make sure that everything is done right to protect the best interest of our buyers, but it can (and has) been done if that is the situation you end up in. But for the average deal, we are seeing thirty to forty-five days for closings.
