Top Condo Properties for Investment in Myrtle Beach

I get a lot of calls and emails about condos on the beach and investments, and “what should I look for, and what should I knot look for?”  So today I’m going to talk about the good, the bad, the ugly, kind of like I do when you’re here looking at properties. I don’t just tell you what’s good. I tell you what’s bad and the problems to stay away from.

Today we’re at Compass Cove Resort. It’s an ocean unit on the 7th floor. The resort has 23 pools, lazy river, tiki bar, shuffleboard, sports bar, breakfast, and restaurants - lots of stuff going on here.

A unit like this is selling for $115,000 and brings in about $27,000 - $28,000 per year. This particular unit did $27,477 last year. There was a little bit of owner usage, so that took away a couple weeks of money.

In the units themselves, they’re one bedroom. This particular unit is one bedroom, one bath, one living room. We’re going to go inside and talk about everything that’s included.

Have You Put Aside Enough for Closing Costs?

There are plenty of people looking to buy a home or condo in Myrtle Beach that think you need at least 20% down to buy a home or condo. But this myth can be dispelled by the fact that there are many loan programs that allow you to put down as little as 3%.

If you've already saved up a down payment and want to start your search for a new home, you also need to make sure you save enough for closing costs.

Freddie Mac defines closing costs as:

Closing costs, also called settlement fees, will need to be paid when you obtain a mortgage.  These are fees charged by people representing your purchase, including your lender, real estate agent, and other third parties involved in the transaction. Closing costs are typically between 2 and 5% of your purchase price.”

Many first-time home buyers wish they knew closing costs would be so high. With a low down payment, you closing costs could equal the total amount you saved already for your down payment.

Here's a list of some of the fees and costs that may be included in the closing costs.

  • Government recording costs

  • Appraisal fees

  • Credit report fees

  • Lender origination fees

  • Title services (insurance, search fees)

  • Tax service fees

  • Survey fees

  • Attorney fees

  • Underwriting fees

Can you avoid these costs?

You can work with your lender to see if these costs can be decreased or deferred. You can get a no-closing mortgage, but they end up costing more in the end with higher interest rates and including the the closing costs with the total cost of the mortgage. You can also negotiate with the seller who will pay those fees.

So speak with your lender and agent early and often to determine how much you'll need to pay at closing. Feel free to contact us and we'll be happy to help.   

How Do I Find Houses & Neighborhoods That DO NOT Have HOA Fees?

Many people who look for homes in Myrtle Beach would rather not have to deal with HOA fees.  How can you find homes or neighborhoods in Myrtle Beach that don't have these fees?

Major real estate search websites such as Trulia are a good place to start.  Trulia, for example can give you more information on a listing than standard MLS services.  You can usually find the info for this on the details page in a section called Affordability. You can see an example of this for this listing on Trulia.com. Trulia pulls the information from the Myrtle Beach MLS, then puts it on this page.  If the agent has correctly entered the HOA fees, the you should see it here.  You might also see HOA fees in the remarks.

Even more detailed HOA fee information can be found on our our website.  Right on the home page, you can search for any property in Myrtle Beach.  When you see the list of properties, just click on the View Details button for the property you want. Scroll down and you'll find Advanced Features, which shows both the HOA fees calculated monthly, but also what those fees include. You can see an example of that for this listing on our website.

But of course, having an experienced agent help you with this is also a great way to go.  You need to work with an agent who has experience in Myrtle Beach property. You can ask your agent to narrow the search by HOA fees. Not all MLS systems have this ability, but some do.  Any agent can search for this.  The Jerry Pinkas Real Estate Experts have a lot of experience helping people with this type of search.

In general, most homes and neighborhoods in Myrtle Beach do have HOA fees.  There are a few rural areas that don't, such as Conway, Loris, Longs, and the older section of downtown Myrtle Beach. But most newer communities almost always have an HOA fee.
